I am an architecture student. If we were to propose an increase in the existing FSI of an area, what factors should we look at, to back the proposed increase?
Basically, what all factors are kept in mind by the Urban planning department while defining the FSI or FAR of any area?

Fsi calcui based on total plot size and u can leave as much of set back one wants by increasing no of floors

if i have completed constructing a building and after a year or two of finishing my building the fsi has increased in my area then can i construct an additional floor on the building.
That's a good question Sonal. Yes, if the FSI increases in your area, you can definitely construct another floor after getting your building plans approved.
is fsi calculated based on plinth area or build up area?
if it is based on buil up area in ground floor its less in first floor i have high FSI due to cantilever structure
FSI is based Floor area(Floor area= plinth area - area of walls/thickness of walls)
Can FSI be greater than 100 or is always less than 100?
fsi n Height restrictions are only available in urban areas or also in other major towns ..?
Please check building bye laws for your city/ state for latest FSI and height restrictions.
Generally height restrictions controlled by Airport Authority of India / Aviation Ministry, They have certain compliances for getting NOC from your project.

I have a plot area of 3600 carpet sq feet how much carpet area I can build with 1.7 fsi
How can total covered area be greater than plot area?? Zameen jitni hogi, ghar to utne pe ya usse kam pe hi banega na?
Agreed, if structures are at ground level above statement would be true.
However, if one builds G+1, area covered would be G*2, which in most cases would be greater than area of land / Zameen. :)

why there is a segregation of fsi and far.?
Hi Gulfam. Concept wise there is no difference between FAR and FSI. It is just a convention, some cities use FAR and some use FSI.
