    Development Rights Certificate (DRC) is issued by the state government that reflects your TDR generated. Concept of TDR is successfully implemented in states of Maharshtra, Karnataka and Tamil Nadu in India esp. for congested cities like Mumbai, Pune, Bangalore, Chennai. Soon, it will be implemented in Delhi as well.

    if there is a shop premises acquired on a private land holder with proper sale agreement and poa registered with govt, in that case if the road widening leads to removal of say 150sq ft area, how much will land owner get and how much will the shop owner get. and what are the rights to use the additional space if the shop owner has space in the behind to grow vertically

    In maharashtra, I have developed 30000 agriculture land to NA . When converted 3000sq ft is left as open space nd 3000 sq ft as amenities and for internal road 2000sq ft. My question is can i convert this open space, amenities and internal road sq ft area of total 8000 sq ft into TDR

      This is applicable for a developed building as well. You can sell your TDR to someone else or you can use it at some other place.

      Okay sir.. But with DRC I will only get permission to build another building on somewhere,, but building cost construction won't be compensated.. For Vacant land it's quite good.. But for built up property TDR is not helpful I think.. Plz correct me if m wrong

      Yes, for built up property, you may not be able to use TDR properly yourself. So, it is better to sell the rights.

    I bought under construction flat wherein my builder is telling me that he is under process to get TDR approval for under construction 14 storied building in Thane.
    He already delayed construction for more than 3 yrs now.
    Can you tell me how much time is required in Thane to get approval of TDR and premium FSI approval. Builder saying it will take 2 month. Is he right or telling lie?

    Sir while there is no guidance value for tdr we sold by paying stamp value equal to land rates upon insistence of sub registrar now income tax dept is behind us claiming escapement of income what is the use of this tdr then, sorry if I am rude, awaiting reply

    Kya society transfer fees k sath devolpment fees le sakti hey. Mrin resale flat kharid raha hu aur Society Manager ne bataya ki aapko transfer fees 25000rs k sath hi sath 25000rs development fees dena honga jo k Society Committee ne decide kiya hey. Sur ye fees seller aur purchaser ko sharing mein society ko dena hey.

    Who enjoys the benefit of TDR builder or owner. Nowadays it's trend that builder getting signed one consent deed in which they include following terms.
    Promoter shall exclusively own, hold and enjoy, the
    entire current, enhanced, future and estimated/projected/envisaged, FSI/ FAR, premium/paid FSI,
    fungible FSI, incentive/ additional/ compensatory FSI, floating FSI, DR, TDR, and other
    development potential, benefits, potential, yield, and/or advantages, and/or as may be available on
    any account whatsoever, and/or any other rights and/or benefits of any nature whatsoever, and by
    whatever name called or may be, available, or acquired, under any Applicable Law (defined
    hereinafter), or otherwise howsoever, including by way of hand over and/or transfer, to any
    governmental authority/ies or persons, of any or all of the Reservations or any part/s of the Whole
    Project Land (hereinafter collectively referred to as “Development Potential”).
