Just 3 years ago you could get a 7ksqft home for 1.3million in Vegas. Man this is getting crazy LA prices. Grew up in Vegas and a friend of mine purchased for 530k around the same area 4 years back. They really went in on this house. Looks beautiful but front balcony is a no. Thanks for the walkthrough.

I purchased in February 21’ 365k put 100k down
Financed 265@ 2.9 interest rate .
My total payment mortgage, tax , insurance is 1500$ per month.
That is great! You beat the rate hikes and prices. This is why so many people are stuck in their homes. What does $1500/m buy in this market with 7.5% interest? We need a rate drop in order to get this market moving. Have you thought of renting out the home and subsidizing your new monthly payment with your profit from a rental?

I am in the process of building and a 500 sq ft ADU .
The rent on ADU will cover my mortgage .
At that point I will look into another property to purchase.

This home is for ppl that like living large, no expense spared. A techies dream home. Everything has been blinged out. I would kill myself on those floors. For everything this house comes with, it is priced well. Another good one.

Not more harsh than paying 500k +interest for a mediocre 4 bedroom house with a 200sq ft backyard that you have to renovate because it hasn't been touched since 1997. And then pay 100s of dollars in HOA every month.
The issue that I see is at first all the gadgets are fun, and then they're not, and how much of the costs pertain to the smart gadgets?

Gorgeous home for 21 years old recently rehab water for 700 grand trying to make 700 grand crazy crazy risk at this time when rates haven’t gone down as of this morning. They were over 8%. He’ll sell it to California so they’re upside down when they move.
Why are both homes selling? Were they built on spec?

I had such hopes....they went down the drain the second I saw white marble high gloss floors. Who lives with white high gloss floors. People do know that high gloss floors are slippery, don't they? (Don't ask how I know that). The mirrored honeycomb tiles in the shower...the mirrored outlet covers, the guardrail, those tv's coming out of the ceiling. That was done in the 90's. From the outside that home looks perfect. I've seen absolutely beautiful contemporary homes. This unfortunately isn't one of them.

I feel the house does not flow, the dinning area is out of place...feels cold despite all features.

I liked the 1st floor tiling, very nice, the pool out back very nice but after that 😢 i was not impressed. The flooring on the 2nd floor has to go. The ceiling tv, not impressed, i had a custom tv at the foot of my bed that came up. I had that 15 years ago and could put up to a 50" tv.
I have seen better designs at southern highlands and for a few bucks more. Over "C" rating

It’s been crazy since 2021 and everyone know when this market crash they will be looking like fools once again time after time this market does the same thing but the prices are incredibly inflated right now
NOT WORTH 1.4 million. Laminate stairs in a $1.3 million home no way will I ever pay 1.3 million for the type of finishes in that home clearly paying for the location
