      THIS is why housing is so expensive right now in America - greedy pigs buying and reselling real estate like this. The real losers will be future generations, that end up paying 100+ times more than what houses are actually worth. They are just a bunch of wood and drywall......with a little plumbing.

    I love how you don't make the house ruined with all grey floors, furniture, etc. These days I tend to see renovators making everything colorless and depressing but you actually add color and livelyness to the home. That makes you stand out!

    The only thing I didn't like was the lack of a handheld shower head with hose in the master bathroom. Those big shower heads are great, but if you don't want to wash your hair, or need to get to your bits it isn't practical. Installing a new one would mean taking that tile off, so the buyer has to live with that oversight until they renovate the bathroom.

      That's not true. Either unscrew the showerhead or unscrew the shower arm. No need to touch the tile.

      All you need to do is switch the showerhead with a handheld showerhead. It takes less than 5 minutes.

    I don't understand how buying at a 1.5, selling at 2.0 and 200K only give you 100K profit?? Anyone else think the same thing? BTW, I love the reasoning behind your design choices and honesty about pricing! Thanks!

      200k in renovation costs, some amount of carrying cost on the house while the renovations are going on, something in listing and closing costs, taxes, etc. possible she also has an investor throwing money into this who gets a share of the profit as well.

      1) All cash buyers don't pay in cash, they use a hard money loan with correspondingly higher interest rate, so figure 2 to 4 months of this high interest payment 2) The SF Bay area has transfer fees when buying/selling a home 3) Their is a typically 6% realter fee that is often split 3% to the buyer's agent and 3% to the seller's agent. 4) Home insurance for the 2 to 4 months for an unoccupied home is incredibly expensive, call your current home insurance agent for an "unoccupied" home insurance quote. 5) The investor pays roughly $1500 / month in property tax. If it the home sells 90 days after purchase + an extra 30 days to close, then 4 months * $1500 = $4500.

    The renovation is gorgeous! I loved the warm wood floors, the light cabinets, and the beautiful accent tile in the kitchen and bath. I love that you addressed the structural issues, too (roof, concrete, etc.). It was extremely surprising to see how large the backyard is! I hope the buyer will spend years enjoying your hard work and not tear it down to build a McMansion on the lot.

      @@vonnie9068 Exactly - California is basically it's own secluded part of the world when it comes to home prices, definitely not indicative of virtually every other state in the U.S. This would have been a $200k starter home where I live in this exact condition.

    I swear this is the first Realestate investor who is telling the truth. I am almost done with my fourth property and although not as expensive the cost proportion is almost the same. and the reason why I will rent it is because my profit won’t be as big as I want. The rent needs to pay all credits card before I consider selling (but won’t sell though). Thanks so much for not lying.

    The renovation looks great! However, I strongly believe that a larger closet in the Master bedroom is a necessity. When the closet space in your home is the same as that of an apartment, it can be quite disheartening.

    Beautiful house. Great details and enjoy your videos. Very informative. But please don't sound so disappointed that the house sold only for 2 million and only made 100K plus despite your original assessment. That is more income than the average family makes in a year. You still made quite a bit of money. Celebrate it as another successful flip.

      But I don't think that is her personal take away sum. Most of it probably stays within the company as resources for the next flip, paying her employees, taxes etc. She only takes a small portion of that as her own salary.

      @@sarahh8990 from what I understand she relies on hard loans to buy her homes. but I could be wrong. The cost of the remodel includes all what you mentioned maybe except income tax on the profit. It was a successful flip. Perhaps not as much but still worth the job at a 100k plus.

      She's in the South Bay area, which is mostly San Jose and surrounding communities like Santa Clara, Sunnyvale, Milpitas, Mountain View. I don't think she does anywhere near San Francisco or Oakland. I think 95% of her flips are in San Jose.

      Compared to what Tarek and Christina used to buy these shacks for 10 years ago the prices in California are definitely insane now - I'd never move there even if I could afford it lol.

      @@racequad9 Frankly they were still expensive considering the condition many of them were in on the HGTV show "Fix or Flop" with Tarek and Christina as property investors - But if you look at old episodes of their show they used to pick up modest little rehab homes like this in California for under $500k regularly, and their 7 figure rehab properties were usually fairly extravagant and even a couple with ocean views that I remember - Now it seems $2M in California gets you this unimpressive little box which looks like a starter home.

    Beautiful remodelling loved most of it , personally I would have preferred a small but functional master bath & larger closet ( could have been even a walk in if bathroom door was oriented differently ) how long would we spend time in bathroom at the max but with larger closet new owners need not buy more storage pieces & could have spacious bedroom .

    This house looks amazing! Love the outside landscaping, house color, handrails and driveway as well as the garage door. I was wondering what was going to be done with the fireplace. Wow!! It looks so good. The kitchen design makes it look roomier. Great work triangle. The bedrooms are very nice! The backyard is park-like. Always look forward to your videos.

    Out of curiosity, I know you said front of the house coat closets aren’t common in the bay area. But what about toilet paper holders? I don’t think I saw any on the bathroom walls unless I missed it.

      We don’t have toilet roller holders on the wall. We have free standing ones. The old ones were below the towel racks! 😀

      I personally LOVE & use every square inch of large closets. Shoes, purses, winter clothes, summer clothes, coats, luggage. I would have to put in a large wardrobe. I'm not a minimalist.
