    Beautiful, and thoughtful redesign on the whole house. The bathrooms are great too. However, two things I would have like if I lived in the house are a bathtub in the master and two Mister and Misses sinks.

      Hi! Short term capital gain is treated the same as ordinary income, so you are taxed based on how much income you make in a year

      That’s insane. A house in my area that torn up would be like 10-50k and the updated version is very nice maybe 150-180k depending on where it was and how much sq footage. But probably on the lower end because the bdrooms look so small

    I love how you opened up the kitchen to the main living areas. The seperate laundry room was a smart idea as well. The bathrooms are extremely nice and the enhanced shower areas are gorgeous. And the floors throughout the home warm it up and add consistency to the overall design transformation. It is hard to recognize this home from where it started and later ended up. It is now a very beautiful home, inside and out.

      Anything in the Bay Area and along the coast is expensive in California when you venture inland more (east) it gets a lot cheaper. 3 bedroom 2 bath where I live would be $300,000+
      Not all of California is expensive

    As a first time home buyer in California we have seen first hand this madness in buying homes this year! We went to a showing the day after a house was listed. As we got there 5 or 6 cars with other agents and their clients were there to see the house as well!

    Great content! I am real estate investor myself but I only do buy and hold, nothing close to your level. I would love to take a stab at flipping but don't have the funds. I don't have the courage to go hard money. Also, I am glad you went into the numbers toward the end. I didn't think you were going to share that info.

    Beautiful but this is why I left California. I bought a brand new 1650 sq ft 3/2 home in Arizona. Wood floors, quartz countertops, stainless steel appliances, washer/dryer, decorative tile bathrooms and 2 car garage for $299k

      My mom and auntie did something similar. We left LA in 08 and moved to Surprise, AZ. Cali is definitely overpriced. Idk how people survive out there nowadays

      I work with agents to get deals and I promise them double commission (one from buying and the other from selling), so they are incentivized to find deals for me. That's why I always use the same agents to sell the flips.

    I love the herringbone pattern. Especially in the guest bath. I would have liked to see that pattern on the floor of the master bath, too. The floors are beautiful and the kitchen is well-thought out, as always :)

    I live in the San Bernardino area in California...and our home was valued at about 750,000....that's approximately 300,000 more than what we got the home for. CA market is nuts right now.

Around here, a common practice is knock down a small house & build a duplex or subdivide the lot for two skinny houses. Have you ever done that or built from a bare lot?

      Thank you so much! I don't worry about termite that much because a lot of the damages will be fixed as we remodel the house. If there's foundation issues, then it depends on how much it costs to fix. Some foundation work could cost $50k or more, and I would stay away from those

      Yes. I’ve never flipped a house in the 300,000-500,000 range cuz homes in the Bay Area are in the 1,000,000 range.

      Thanks! You use the total profit divided by the number of months it took to complete the project, and then times 12. It tell you how much return you make if the return was for the whole year.

We are struggling with making it into a useful bathroom for two people. Would you mind sharing the size of this bathroom before and after (you mentioned you borrowed some space from the closet), and the size of the shower? Thank you!

      Thank you so much! Sorry, I don't have the size of the bathroom or the shower, and I can't measure it now since the house is sold. The bathroom size wasn't changed a lot. It was probably around 60 sqft. We just removed a coat closet from the front entrance and added it to the shower, maybe 10 sqft. The main difference is from reconfiguring and maximize the layout. I hope this helps!

    It seems that the return wouldn't be good enough if the market wasn't this hot.
    Do you think the return vs. risk is okay if the sale price is only 1.4M?
    Was there any competition during the acquisition, making the buying price 1M?
    Still a good project. I appreciate the many good stuff you shared. : )

      The return actually would still be solid if the sale price was 1.4. I paid more to my contractor and agent because the sale was better than expected to reward their work, that’s why the return seemed lower. Yes, there were other buyers trying to get the house, but the agent chose to work with us because of my reputation.
