- Jomtien Pattaya Beach and a look inside Aeras Condos located on Beach Road. This location is in proximity to Cetus, Lumpini Park Beach, and Metro Condo, as well as massage shops, 7-Elevens and a few quality restaurants in the quiet area of Jomtien.
Jomtien is located on the east coast of the Gulf of Thailand about 155 km from Bangkok in the Chonburi Province, Thailand and a short bus ride from Central Pattaya. Jomtien is very popular with Expats and tourists alike and is quieter and more laid back than Pattaya City.

Fantastic views at 7 minutes 50sec.. pools are nice design also...seems very nice..
Yes, I like this building. 👍
Price seems on the high side thousands off Condos in Jomtien plus small 12 Baht per month more realistic.
Real facts here ppl shdnt be paying silly money for standard stuff
Pardon me? Do you mean 12000thb per month for condon rental?
yes know lads paying 10,000 Baht for similar size.
Yes agree
Another excellent informative video, thanks Heath 🙏🙋♂️
You're welcome. 👍
Lots of variety at Aeras, even variations in one bedroom layouts. Next time you're around I'm happy to let you see mine and compare. Looks like I'm just a few floors above your friend's unit.
Thanks. That's good to know. I live nearby so maybe we'll cross paths. 😎
How does this compare to Cetus ? I’m researching these places, also how far is this from the night market ? Thank you
Thank you for another great video, Heath. I appreciate this building's:
(1) clean & uncluttered common areas. I dislike the pseudo-traditional, Hollywood-ized "King and I" decor used elsewhere;
(2) suite layouts having a sliding wall separating the LR and bedroom. This is also seen in the nearby "Cetus" building, at Soi 15;
(3) variety of sizes of 1-bedroom suites available, with little difference in monthly rents.
I also appreciate your:
(1) specifying this building is located near Soi 18 That's helpful to those still learning about Jomtien from afar;
(2) leaving the viewer mostly alone with their thoughts, rather than marring your videos with excessive chatter and intrusive music;
(3) careful camerawork and thoughtful post-production work;
(4) candor in comparing this building to others. TH-cam viewers do not learn from milquetoast, namby-pamby opinions.
I also like the distinctive Greek/Latin names of these buildings: "Aeras" the wind (or air), and "Cetus" the sea-monster (or whale).
My retired-police-officer GF noticed the chap who appears at 5:10 and 6:20, and suspects it's your friend who let you film his suite. Cops!
Thank you, again.
Thanks. 🙏
Looks decent,I’ll take a look at this for Jan&Feb as got accom for Dec👍
Wow, that’s the first time I’ve seen a usable sized table in a studio in any of the local videos I’ve seen.
Yikes, wouldn’t pay that price even for a decent table.
I prefer this style of interior design in Aeras than the over cluttered lobby at Riviera.... easier on the eyes and looks clean.
Me also. 👍
Yes, I share your opinion of the Riviera lobby. I feel that same way about the Copa, even though I love the amenities there.
Second😎 Thanks Heath, , Nice Complex , Nice Condo and Nice View of our Beautiful Jomtien Beach🙏
Thanks, Robert. 🙏
Right on the baht bus route 👍🏼
Yes. 👍
good stuff Heath , watching it now ✅

Thanks. Glad you like them. 👍
Really nice condo heath
Yes, I liked it. 🙏
Thanks!
Thank you very much Gerald and Kim. 🙏
Does Beach Road in Jomtien go all the way to Beach Road in Pattaya?
It's not one road, but the bus will take you from Jomtien Beach Road to Pattaya and you can get off at the school junction and then it's a one a minute walk to the beach road.
Good video well done from Scott new Zealand
Thanks, Scott. 👍
Stayed there for two months, loved it, the only drawback is that all the road noise can be heard if you have a front sea facing condo and the traffic is a nightmare at the weekend….basically at a standstill unless you have a motorbike, but great condos and pool
Thanks for the feedback. 👍
I would think that occasional traffic noise problem would be less noticeable beyond a certain height. 30 floors up, maybe.
Jomtien beach road does have some terrible traffic jams on the weekend. I noticed Soi 17 runs up one side of the condo. Can you take that up to the second road?
Yes, traffic at weekends and on holidays can be an issue. There is a small shortcut road alongside the Soi 16 7-Eleven if you get caught in traffic.@@rix2177
@@fromoneendofthailand Thanks 👍🏻
I stayed there last January for 3 weeks on the 06th floor overlooking the pool and unobstructed view of the sea. I was really pleased with the complex. The only drawback is the distance to the night life although baht buses are regular but sometimes it can be a problem getting home on one if they decide they do not want to travel any further and make you get off.
Good thing bolt is dirt cheap..
would be good to do more Heath indeed it shows us all.That would be on a 6 month contract yes.
Not sure on the contract length. I don't think it would affect the price in this building.
From the foyer top the room I like it. It's not spartan, just uncluttered. Very roomie and airy. The lack of Wi-Fi is definitely a negative. I have no idea what it costs to get it. Thanks for another informative video, Heath. Enjoyed it.
Thanks. You can get internet for around 700 baht per month.
@@fromoneendofthailand Probably lightning-fast for that price, I would imagine.
Great vdo again Heath….nice to see the room…(be minimum size for me)…in this nicely designed modern condo building there. As others have said it’s a better layout and un cluttered modern design with nice facilities. Think the price is bit expensive if was long term plus having to pay for Wi-Fi extra isn’t good as is standard in modern condo buildings. Nice location and views tho 🤔😉😎
Thanks, Gordon. 🙏
It’s a pity I didn’t know. I’m in this building on a 50sqm corner flat facing the sea. These kind of apartments are usually 25k-28k a month. I did internet. It’s only allowed using 3BB. It cost me 3000 baht for installation and around 8400 baht for a year (1000M download, 500M upload). You are invited.
What does 3BB mean?
3BB is an internet supply company. There are few in Thailand, but Aeras management demand that you work with 3BB
That’s the size I’m looking for. Did you use an agent or deal with the condo office?
I found it in one of the Facebook pages dealing with condos in Jomtien. Usually agents advertise there.
I lived in Jomtien on and off from 2003 to 2010 and there was nothing higher than 20 story ,although the Jomtien complex may have been up to 30 . Now there is a huge number of super high Condos .When i lived on the 6 th floor i had a rope stored under the bed in case i needed to evacuate out through the balcony in a emergency .With these super high ones i would need to store a parachute .Not for me thanks .
Couldn't you just live on a lower floor? Kudos for being prepared though!
@@Sk3pT1kal82 I would not live higher than 6 floors .Preferably no more than 3 floors .
There would have been the Metro Condo. 👍 @anthonydowling3356
Totally agree. 😊
can i ask what management company can i book a condo in this block with
I am sorry I do not know but you will find listings on agency websites and Facebook groups. Hope this helps.
I always look for the Jomtien waterpark tower so I have a reference to location. Speaking of that, when are you going to do the zip line from there? ;)
Ha ha, not sure. 🤣
Nice informative vid Heath, but you know my feelings on high rise condos, not for me. If all the high rise condos in Jomtien ever fill up it'll be standing room only on the beach? Surely we've got to be reaching saturation point with all the new buildings soon? From what I'm seeing and hearing its more tourists and residents that are needed now? Still very quiet as we head into High Season is it not?
for a 300 capacity place it seems quiet. If they were all filled the gym and both pools would be bursting.... maybe used more for short stays holidays etc.
Cheers, Nev. 👍
Is this north or south of Grand Jomtien Palace as a point of reference. And how far from there?
Thx for another helpful video Heath!
You're welcome. It's south about 2k.
@@fromoneendofthailand Okay I know where that is then. Thx again.
I think you can see it from there. 😎
Is that 17000 bhat long term or month by month mate ?
This was a private rental, so I guess you could negotiate a price.
This was made 7 years ago?
2016/17
Price
Short time < 3 months is 20K baht/month
Cheers. This would depend on the room size and the owner. 😎
I’ll take my dog over any human ANY DAY. RIP best friend honey 🐶❤️
Yes, the no-pets-allowed sign at 8:00 reflects a sad state of affairs in these luxury buildings. In addition to Man's best friend, so many other important parts of everyday life often become troublesome when in the wrong hands:
* other pets;
* children;
* romantic partners;
* money;
* motor vehicles;
* skateboards;
* firearms;
* laser pointers;
* stereo equipment;
* beer, wine & spirits;
* prescription drugs;
* knowledge of science & technology;
* religion, etc.

How much is a 35 sq meter room per month
Sorry, I do not have that information. 🤔
Is it possible to rent for one month?
And what is the name of the place?
I don't think you can rent it for a month. Are you asking me the name of the condo?
Any agents offering one month rentals? Looking at Feb 2025, as committed for this Jan (one week only).
Sorry I don't have details on available rentals.
First😊
Yep. 👍
Interesting to see , nice views . Thanks for posting
Thanks for the video Heath but not my cup of tea.I much prefer the older condo's with twice the space.
Thanks, Michael.
Any contact info for rental inquiries?
Sorry I don't have that information. 😐
like to watch your video,
can't stand other old expat youtubers, they act like kids, so fake.
Thanks. 🙏
Over priced shoebox
I can't help but think that places like this (and there are loads of them) are a major downgrade from what people are used to back home. 3 or 6 months tops for me.
U mean the condo itself inside (yes super small) or the building and amenities which nobody in the west has anythibg close to these
@@DarkoFitCoach The gyms are rarely used by most. Even those 'dedicated' souls back home who pay for a gym membership never go. I wouldn't get too excited about pools, saunas, tennis courts, and gyms etc that most rarely if ever use.
@@Roof_Pizza use or not is up to the person. So ur logic is "its better to have a fiat (back home) then a ferrari (thailand condo amenities) cause you use your fiat and ferrari would rarely be used thus fiat is better"
Makes zero sense. I live in one of worlds richest countries (netherlands) and amenities like these are unheard off and impossible to find. So thailand wins hands down. Condos itself are small inside though but amenities rule
@@DarkoFitCoach exactly. Beach 2 minutes away, nice balcony views, pool, gym as standard amenties all close...nice weather ....yeah i can see why its a downgrade 🤣
@@sunriseinisaanYes, and I also believe a highrise condo is perfect for those wanting to visit the tropics but not wanting gnarly snakes, spiders or other critters sneaking in through a ground-floor window or doorway. Not much to worry about when you're 30 or 40 floors up ...
