    The biggest issue with this community for us was when we found out the Lagoon is not just for the residents. They sell memberships to anyone outside the community. The increased traffic from Lagoon members on the weekends is crazy. And Wesley Chapel is not Tampa. I live in Hyde Park. It takes me 30 to 40 minutes to drive with no traffic. But in Tampa no traffic is rare. It's more like 45-50 minutes or longer. The traffic is unreal all around Wesley Chapel. To say Wesley Chapel Is Tampa Is like saying Sarasota is part of the Tampa area. It's just not.

      I referred to it as tampa suburbs always. It is open to the public but they have now sectioned off areas for residents only. Same with resident only events. They also limit the public sales for the day

      Sir, I like your channel. But to say Wesley Chapel is a suburb of Tampa? Nope. And the truth about the Lagoon is it is an extra cost for membership. It’s not like a community pool. The traffic is outrageous up there. Try driving to Costco on a Saturday from there. Or try driving down to Tampa on 275 on the weekend. Wesley Chapel has its charms - but it’s grown too fast and the infrastructure is not there.
      I watch your channel and would love to keep supporting you but please keep it real.

      @Dontcomeformepeople suburb of tampa is pretty accurate. If i say unincorporated area 35 min from tampa most people dont know what that means. As far as the lagoon fees etc… I cover that in the video within hoa and cdd fees. Not sure whats missing there but thanks for your support

      @@Dontcomeformepeople unfortunately you are inaccurate. Wesley Chapel is listed as a Suburb of Tampa. It is located in one of EIGHT Tampa counties - Pasco. Just because you feel like your drive is longer or it’s a little too far for your taste doesn’t mean that it’s not a Suburb of Tampa when it actually is.

      @@vernon_x_sicboy okay. Just wait to see non-Floridians reactions to their commute and the horrible traffic. Every person that we have taken to Wesley Chapel has noped out. I can’t understand why all small towns try so hard to attach themselves to cities. They offer two different types of life. Like I said you guys do you - Wesley chapel is its own thing.

    We are waiting to see how Angeline builds out. The wife works with cancer patients, and just got her FL medical license. Moffitt would be a good place to work for.

      I get it! Great place to work. Fyi moffitt also has their headquarters over in temple terrace south of wesley chapel. On a side note i just saw that john hopkins is starting to build a campus north of epperson wesley chapel/dade city area right off the interstate. That will be big for that area as a childrens hospital

    I’m curious… how much does the Camden cost from DR Horton with a pool and replace the sink in the laundry room with a dog shower basin.

    Would love to Live in one of these Lagoon communities! We would love multi-gene for 540k not sure if that will work. It all really breaks down to the price monthly. If i can stay under $2700 a month (that includes HOA, CDD & Mortgage, interest, and insurance) i would do it ASAP

    Does the columbia lennar model have 9 ft ceilings on main and 2nd floor?

      The are both neighbors. San antonio is just to the north and zephyrhills is east.

      @@eagle2012d it’s not fully blocked, but most builders don’t build full block just the first story then they have hurricane straps and things like that for the second story. I would suggest reaching out to us and we can help you find what you’re looking for though.

    I wish that CDD’s and HOA are mentioned more for these so called affordable homes. When you account that into your mortgage I’m not sure what affordability is. $5k to 6k in taxes with CDDs a year is not really affordable in a lot of the communities mentioned. Mirada Epperson Connerton and the new Angeline! This is money you don’t get back with HOA and CDD’S

      Also that DR Horton Camden is $160K less in Pine Creek. Now that might be considered affordable

      I mentioned hoa and cdd in the video. Affordability is based on average home prices and these homes fall in line with that. We cover communities in other videos with no cdd fees but for those that are interested in communities like the lagoon communities.. these homes are some of the most affordable options
