    My cousin repaired some of the stucco on this monster...Before it was painted YELLOW and it was dark and scary inside and falling apart. Lots of mold and cracked stucco and drywall. They went cheap on the interior. The current owners got it pretty low considering. But, they are in LA LA Land if they think they are going to get 65Mil for it. Also, BroadBeach homes get broken into by druggies and homeless people DAILY!!!!!!!!!!!

      You'd think the people who own these homes would invest in good security, e.g. cameras, alarms, high fences/gates, and strong deadbolt locks on doors, etc.

    I would call this architectural style "fugly." Maybe it will sell somewhere in the 40s range, but because of the wide lot.

    It's a very unique property due to size of land and square footage but way overpriced. They paid $30m only about 2 years ago.... at the time the house SAT on the market for over a year and a half. Arguably, the market was better then than it is now. Had the house had a major overhaul it could be a $60 million plus dollar house but not with what it is.
    The house presently is the definition of a pig with lipstick on it--- literally about all the new owners did was pair back the over the top landscaping, install new hardwood replacing the very busy inlaid marble floors on the main level and bring in oil tankers of white paint-- painting both the interior and exterior. All the major finishes are still exactly as they were when purchased.
    Arvin, your mention of the kitchen being recently done... yes it's "redone" recently but not really. They painted the existing cabinets, swapped out the range hood and slammed a new less ornate counter on the island. The base cabinetry along the walls still has the old granite. Very minimal update--- looks much better than it did but not at $65m.
    Given where the market has gone, it's not worth much more than they paid for it. Other commenters statements on tearing it down--- while the house is blah architecturally, a nice reno that pairs down the weird exterior detailing would make the house much more attractive and suffice. The problem with tearing it down is you're very unlikely to get this type of square footage approved in a rebuild, devaluing the property quite a bit. It's never going to be an architectural gem but the house could be made decent with an overhaul pairing down the detailing, modernizing the finishes into more organic modern Mediterranean style which is in these days and isn't suppose to be authentic anyways.
    As for the wet beach, the Broad Beach residents are at some point in the next few years bring in a replenishment which may or may not stick. They have been tryin to do so for years but it's been a battle which they keep winning at every hurdle. FL does it all the time, so I am not sure why it's so challenging other than liberal politics in Cali.

    For me Colony Road is my #1.. Houses a bit more elevated even though smaller in sizes but its gated.. I hear Broad Beach is often crowded nowadays

    I lived on Broadbeach in the 60's. My Aunt and Uncle paid 60k for an ordinary ranch and the beach was certainly broad.. The celebrities living there at the time were low-key directors and cameramen like Lucien Ballard, Billy Wilder and Sam Peckinpah. The studios were a 40 miles drive so they kept apartments in town when working. At the time the houses on Broad Beach were rustic and unpretentious.

    One of my pet peeves with a house like this is the way it sets on the lot. It looks like the back of the house is at an angle to the beach. If you have a view like that then the house should be built with the back parallel to the view with as many windows as possible. Otherwise its a bit of a waste.

    That's a painfully ugly house. The architect should be ashamed. So should whomever was responsible for the choices made for the interior. The kitchen and theater are hideous. Someone's going to buy it because of the square footage and the wide lot, but they're going to have more money than sense or taste. Nice that you did the research into whether it was going to be a wet or dry beach.
    Is that a horseshoe driveway? I thought it had to be connected in the middle, but I don't see it.
    Someone asked you to review 8201 Bellgave earlier in the year. I just looked at it, and it's intriguing. I'm going to ask for a review of it also. Thanks.

      Yes he should do Bellgave. Started at $48 million 2 years ago and now down to $28 million. Beautiful property but it's "only" 9000 sq ft, so no theater, no spa, no gym. Also repped by the Williams, one of many properties they haven't sold.

      ​@@GordonJones88 I watched a detailed video of the Bellgave place. Even though the listing says 3 garage spaces, I only see 2. Even 3 isn't enough for this price. 4 bedrooms, no gym or theater? I don't know what they did with the square footage. The neighborhood doesn't support this kind of house or price. If you're paying that kind of money, you don't want everything around you to be half the price or worse. The Williams aren't listing this place anymore, but they're the ones who originally priced it at $48m. Branden Williams was in the video. Wow, what a tool he is, a dope, and a bullshitter. It's actually listed with Arvin's agency. I don't know if that's going to influence us getting a review of Bellgave, but it might. I like the place, but at a way lower price.

    The beach sand will indeed come in and out with the seasons. When I was a kid, the sand would go out in the Winter and back in for the Summer. No more. The sand is going out in the Winter and never coming back. Beachfront is not a safe investment.

    Spanish person here. I can confirm its not very spanish looking. The windows are too square and too large, that makes the house very hot. The arches of the windows in the centre part are too high it doesnt make sense. Plus the shapes of the roof should be more overhanging and there is no veranda. 1st floor should have verandas to create shade and the ceiling of the verandas should be used as balcony/terrases for the bedrooms on the 2nd floor.

    If they knock down the house and sell the lot with approved plans for an elevated home towards the back of the lot ( leaving room for a wall or something against future rising waters or the beach turning into a wet beach) - I say they could sell for 50 something million.
    With this property , as is? 35 - 40 mil.
    Hear me out: not only is the house itself ugly and impractical, but it would take 2-3 years at a minimum to put something else there. With interest rates between 7 and 10 percent nobody is financing that. And if you have 65 million in cash to buy it and 10-15 million to redo it you are not waiting 3 years for the beach house you bought.
