      Leave it the way found it when came in why should someone paying someone else mortage leave it better than you found it . When rent you’re not totally liable for everything . Respect it as u pay rent but not gonna ever leave it better than landlord gave it to you like .no way. That’s on the landlord

      The last place i rented before buying my house was a basement flat with a terrific landlord...i was a professional cleaner so before i left i spent hours deep cleaning the flat until it was spotless..
      I actually moved out on a Friday but returned on the Monday get the phone disconnected(i was still technically renting it)....it broke my heart because the landlord had builders there on the Monday ripping the whole flat apart rebuilding every room hours upon hours of cleaning wasted

    So nice to see a good landlord. We were so lucky with our landlord. He treated us so well. Sadly he passed away. His sister gave us two years to get in a position to buy it and gave us a 30k discount, so we basically got all our rent back. Was a massive help to my husband and me at the time. Good landlords are absolutely worth their weight in gold! 💙

      @@BigAl-Castle I’m a tenant and the landlord bought my cottage 9 years into my tenancy, as long as I stayed here and looked after it he agreed to buy it as an investment. I I get my rent at a reasonable amount and as far as I’m concerned this isn’t my house but it’s my home and I look after it like it’s mine. I’ve now been here for 20 years.. I wish there were more nice caring landlords, I would look after my tenants too if I was a landlord.. what a sweetie.. x

      I'm a landlord and there are quite a few decent landlords around! Not all tenants are considerate and careful of their homes.

      Well said Mary - my son and I were landlords and we bought houses that were in a good ste of repair and we maintained them in good condition. We had good tenants who paid their rent on time and we did everything we were supposed to do each year to be compliant with legislation and fixed any problems quickly. I had one bad tenant who stopped paying her rent after a while but still expected problems to be sorted (which they were). There was a problem with a blocked pipe in the kitchen and instead of reporting it she got her mates to dig up the recently laid tarmac around the drain to see if they could fix it -(they obviously didn't realise they could lift the drain cover up withe the correct keys). They never repaired the driveway.......... she left my house in a dreadful state, acid had ruined the draining board, car parts and tyres etc left in the garage (from the men she had living in the place without permission), she .eft walls and painting equipment unfinished and overflowing bins which the Coun il had refused to empty because they were full of contaminated rubbish................. so me, the 67 year old landlady, had to re-decorate the whole house get the tarmac relaid, sort her rubbish (including maggots) from the bins, get new carpet in the bedroom and stairs, get a new draining board installed and the tenant wondered why she was not getting her £525 holding deposit back!!!!!!!!!!! The letting agent was not as good as they should have been by not notifying me the tenant had wrecked the driveway......
      However, even the "good" tenants showed how little respect they had for someone else's property at the end of their tenancy period by leaving food in her bin for however long that I had to empty the bin and deal with the maggots she left behind. Another tenant bought furniture for their new house and left all their cardboard in the bin at my property for me to dispose of. None of them did much tk look after the weeding in the gardens (easy maintenance for them with no lawns). It is the general lack of consideration by tenants for the properties/landlords, the constant changes in the law and the continuing rising costs that led us to pack it all in.
      There are many, many, many decent landlords who look after their good tenants. There are also many, many, many landlords who take money off people when their properties are not fit for habitation. When looking at houses to buy we saw lots of houses where people were living with children that had damp and mould issues and I was disgusted.

      I'm a landlord and so far have had two bad tenants (one who I evicted by Bailiff, due to non-payment of rent), but the one now I have for the past 2 years is good.

    Aussie here, who rented for many years in Melbourne. I never looked at a flat and expected that the carpet be replaced. If it was in good condition and had been professionally cleaned, then that was fine with me. I was pedantic about cleaning anyway, so when we moved out the agents said that it was the cleanest property that he had ever seen. Not even a mark on the oven, nothing. And for me that was such a lovely compliment (shows how sad my life was 😂) but we had had a pretty decent landlord who had two responsible and sensible female coppers living there and he didn’t want us to leave. But we were both getting married, the unit was not big enough for two husbands added, and we had bought our own houses. It’s definitely a two way street though, treat each other with respect and you’ll be pretty right as a tenant. He left that place in a pretty decent condition. And you sir are a pretty good landlord with a good heart.

    The fact that he's left the place in good condition and even left extras in place such as the LED lights as a night light for little kids and left the paint in the garage to touch up the decor , it seems his situation is dire back home and he's taken care of the rental property until the last moment .

    I always repaint the entire house (magnolia is usually the colour originally on the walls) before i leave and have the oven professionally cleaned before i hand back the keys. I like to leave the property in exactly the same state i received it. I also purchased a VAX carpet cleaner to clean the carpets every 3-6 months where i’m renting now. I’m not a fan of carpets, they’re so dirty! Gimme laminate flooring any day! Lol

    It is evident that the man had a legitimate reason as to WHY he broke his lease--he wasn't like a thief in the night, or leaving the unit in a mess. We have been landlords in the past (and, quite lucky too). We looked at how long the people lived there, and take into consideration the wear and tear on the unit. You are a good landlord!!

    I had a tenants from Gambia a family who made my life a living hell there so bad 7000 pounds of damage in 4 years and there were recommend by the council housing association never again, I rather keep the house empty and pay the council tax, can't go to the trouble.

    You are one of THE rarest of the rare!
    A decent landlord! Believe me, I didn't even think they existed!
    I rented privately, for many years before finally being given a place by a housing association. I had 2 different landlords, same problem.
    They were scumbags. I kept my homes clean & tidy & I even upgraded with new carpets and paint myself. Both times when it came to leaving, they tried to withold my deposit, making outrageous claims! One of them even tried to charge me for repairs that already existed before my tenancy. Luckily I had recorded proof. Literally. I had videoed showing my children around the property before we moved in. Showing a very dirty, mismatched 70s carpets and gross coloured walls etc. That home also had 2 huge wardrobes left by previous Tennant's that I upcycled and used. But the landlord tried to charge me to have them removed when I left them. As I said, I had proof of everything. It still took a lot of arguments and stress before I got my deposit back in full. Thank goodness.
    My son had even worse problems with one of his landlords.
    It's so refreshing to find a truly good landlord.
    I wish there were more like you sir. What a gentleman. 😊

      I agree, my experiences with two London landlords were that they were total scumbags. My last rental at £2,500 a month was a nightmare, filthy cheap carpets, a dilapidated old futon and old cheap kitchen . I had the whole flat professionally cleaned including the carpets, bought expensive new covers for the futon etc and he still with held my £5,000 deposit. He tried to claim for the cost of re carpeting with a quote from Harrods for top of the range Axminster and stated that his "expensive" new sofa had been ruined. It took 18 months and 2 court cases to get my refund. I would rather live in a garden shed than rent from these criminals ever again.

      Loads exist! I made my house 100% before letting it, the family couldn't afford the rent, l let them have it cheaper as l knew their kids were in the local school. Anything goes wrong with property or appliances and l jump on it. They are happy and l am happy, it's a 2 way thing.

    My son has five rental properties without mortgages. Recently one became vacant and new tenants moved in. Within 48 hours the new tenants sent my son a list of "things to do". They are not paying rent until they are "satisfied" at the outcome. My son manages the properties himself. This is the first time in 4 years tenants have caused any problems. Lucky he has no mortgage payments to worry about. I think they are taking the piss and want to live there rent free in my opinion.

      If you have a contract with them and they won’t pay you can take them to court. And just before the contract ends (ie. 1 year) I would serve them a notice to move out (with plenty of notice). If they have “problems” now, they will always find something later on as well. In winter time they can’t be evicted, but after that won’t be a problem with a court order (although still could take a year). Hopefully it will get sorted. Take an inventory and videos, pictures of everything. Give them signed copy as well.

      In America there’s this “professional squatter” who helps homeowners reclaim their property back by just squatting the place with the unwanted tenants still inside, who are forced to live with him, and he makes their life unbearable 😂
      I think he is given a lease so he has tenant rights too. They unwanted tenants leave voluntarily. It’s a game of chess by the looks of it!

    Ive moved once in my adult life, i repainted and scrubbed the flat completely before handing the keys back, we had a great landlord and im always willing to give what i get, good landlords breed good tennants, bad landlords... Same goes. New sub and beautiful house ❤

    I decided to sell my property for several reasons and thankfully my tenants left after 11 years there. The place was filthy throughout out, coffee thrown on walls, oven a disgrace and many breakages in the appliances. The irony of it all was that the lead tenant told me he was going to set up his own cleaning company,!! I asked how it was going and he said it was just a pipe dream.

    My tenants are a young couple with a little boy they are really lovely and keep my apartment tip top i had a a elderly couple who left owing the electric and water bills unpaid and stole a lot of my bedding towels and cushions cut whatever on a new dining table ruining it

    I'm with this guy, I wouldn;t have charged him, either, given his family situation. And may the carpets in the kids room can be steamed cleaned to get the stains out, or at least light enough to not be as noticable. I just had the best tenants move out last month. They were there 7 years. Two ladies with two kids. They patched and painted every llittle nail hole and left the place immaculate. Good tenants are like gold, and well worth charging under normal market rent in your area.

    Our landlord treated us so well that when he got older not only did he offer to sell us the house he gave us a discount. When we asked why he said we were his best tenents.

    I've had to deal with a really bad tenant, the deposit didn't cover the damages. Some stains in carpet in small rooms doesn't generally cost a lot to replace or simply dye the carpet a darker color. At least it wasn't holes in doors and walls, broken windows, broken cabinets, and dead appliances.

    You lost a great tenant. But I would think twice before handing over the keys to someone new that immediately makes requests of you when as you say the rent is both cheap and fair and the property is in such good condition.

    yeah, as we were just moving into the area, we checked out a house that the bank took over, and he left piss and shit all over the house...it was extremely gross...we settled on our house that we have been in since 1991.

    Glad you are giving him is full deposit back. I think he's left the house in a very good condition. As far as the carpets in the kids room are concerned I'm sure a spray can of foam cleaner will sort that out. It's not only hard to find great tenants nowadays but also hard to find decent landlords, tip of the hat to you. I'm a council house tenant and have spent over £18,000 doing the house up over the years. When the housing association took over the properties and did an inspection the guy said.. "oh sorry, I must have come to the wrong house, you obviously own this" he couldn't believe i'd worked so hard on it. I have always looked at it as 'a privilege, not a right' to have a secure tenancy. I also have landlord references dating back to my first flat in 1979 from the landlords saying how i left each property.

    I'd try giving the playroom and child's room carpet a good clean before changing the carpet. Kids paints are water based so it might come out, at least enough to not be visible at first glance. Over all it was super clean and well taken care of. Wish every place I have rented was so nice. Good on you being so understanding about needing to break the lease.

    I just moved out after living in a townhouse for 20 years, my coordinator felt I have left the unit in real reasonable condition for 20 yrs. No holes, no repairs besides the 35 yr old carpet and repainting the unit after 20 yrs, which they have to do by law here in Canada.

    Tell them to go elsewhere, if you are giving cheaper rent, never have been given what I want, if they don't like it go look at other rentals.
    Deduct the cost of carpet cleaning, was part of every lease here in Australia.

    My first time watching any of your videos. I must say you appear to be a very decent landlord and that's because you are a decent person no doubt.
    I am a tenant and I treat my place like I own it. I am spotless and take great care of the place because I am proud of my home. I may not own it on paper, but it is my home.
    My landlord is also a decent person and I think it is rare for decent tenants and landlords to find each other. You often find great landlords end up with awful tenants and great tenants end up with awful landlords!

    The charge for the carpet also depends on how old it is. Carpet cleaner will bring all that up

    As an Architect, I've very rarely had a good experience with landlords. They generally want to have their property occupied at all times and rarely do the bigger repairs for this reason. They're often reluctant to spend money as this equates to loss of profit. Cometh the handover, the property is sometimes cleaned and some paint thrown at the walls. I would never buy an ex rental property any more than I would buy a second hand hire car

    I think you need to look at the overall situation. Anyone that needs to leave in a hurry and the house is that clean means they were looking after it generally. Given the circumstances of how he left I’d let him have the deposit.

    Al are you aware of the new regulations for smoke alarms in rented properties in Northern Ireland. All houses have to be sorted for December this year

      Yes we have been buying them and installing them. Havent finished installing them. Quite funny you ask though as im having issue with a tenant regarding this very issue.

    I've rented privately from the same landlord for 15 years and this past 6 MONTHS he put my rent up by £200 but won't fix anything. Ive never once been in arrears or refused increases, but loyalty gets you nowhere. Although he says I'm the best tenant, it means nothing. But landlords are quick to moan about awful tenants, who go into arrears etc. It's a joke. I'm very ill, and cannot afford to move, so he just takes advantage of that! 😢

    To be fair I always take kids into account when setting rent for a let, I know if a family have small children damage will happen and I normally factor that in if it's a young family, this makes sure their deposit is secure against small damages. In my opinion, he left the place in very good condition considering there were little kids living there.

    Thats how i always left my rentals and even better because I did work to make it the way I wanted floors, paint never charged the landlord.

    I always think wear and tear is to be expected (new paint, carpets and a deep clean via a professional). Did he pay his rent on time? Even with animals is it 'clean' apart from fair wear and tear? Most importantly would you rent to them again? If all are a yes then the tenant deserves 100% deposit back.

    Well, believe me, carpet is INCREDIBLY CHEAP ‼️ You will only need to buy 2mtre wide carpet, cut it lengthwise and you can do half of those three flights with the one half, then use the other half - my guess approx 8 metres long by 2 metres wide = 16 sq mtrs, but lets say 20 sq mtrs @ £10 a mtr that comes to £200.
    SIX YEARS (2190 days) divided into that £200 amounts to *£0.09* PER DAY and carpet is something you use every single day 😮
    You will have to add the fitting fee if you can't diy. I always buy the cheapest, it will last more than ten years. I never use underlay either. The carpet will be stapled to the stairs.
    Cheap as chips - been there done that (several times) 👍

    One of the reasons I love solid Trades-folk is how smart they are. Assisted Electrician kind enough to hire me 2 summers til I finished high school. Always THINKING. Doing job's task at hand, but also calculating next phase, anticipating, what lines next, which order, what now, what next---feeding all the Riddles at same time. Special appreciation to Electricians though b/c dealing with wires?? And working them through spaces?? I learned patience silently---I'd have gone Mad Hatter. I'd look to see if he was surely tempted to a homicidal meltdown---Nope. He'd say: No Worries (!!) and just keep working. Clean up, go. AND, very much miss these kinds of Landlords. I don't own, I rent. A good landlord is golden. Funny, tenants and landlords say same about each other. I stay ages in a place, tending it like my own. That represents ME--and THAT also represents my late Parents. Rentals are now 'investment properties'. I used to sit and visit with my landlord or the office staff. Can you imagine? When I move out of a place, it's spotless, I leave a vase of flowers, and keys on a hokey, garish ring that is hilariously in poor taste with the Thank You card. I've gotten every penny of every deposit--because I'll also sue. I'm nice, not a patsy. It's so much nicer and easier being honest.

    I rented a bungalow and paid £2000 in deposit.
    We got bed bugs no water at times or gas.
    We left it clean but he refused to give deposit back. Went to court won our case. But still no money. Sheriff went to visit and get the money he theaten to kill sheriff. So no money back. I had a heart attack with all the stress.
    It very hard both sides.

    its not very often you get a great landlord I've lived in a lot of private rentals and you are under no obligation to change the carpet if the new tenants want new carpet then with your permission they can change it, ant changes I wanted to make to any of the properties I've lived in I always asked my landlord beforehand

    People are paying you to rent the place, when the carpet wears out after 13 YEARS and it needs repainting after 13 YEARS - YOU as the landlord should legally have to replace and repaint, not have those ridiculous illegal clauses in the lease. And if the toilet seat is lhanging oose and the stupid stingy cheap mirror sags, replace them with ones that work. FFS.

      @stevenhull5025 I'm talking from a UK perspective, had we not sold off the council house stock... which was created to rid the UK of its Slum landlord problem.. which we do have, its bad. But not as bad as the victorian/Edwardian era.
      Right to by and to-let mortgages have damaged the UK. We need fixed rents at a very,very low base. I would ban landlords and have local authorities deal with this...
