Tops of masonry walls and the chimney will also need sealing as well so they dont wick water down through the walls to the inside. Ball cap on backwards gives you that " young, and strong " , active , can-do look as well. You are the "best"!!!!!
Love your last 3 vid’s on the new house/property. Especially love your outlook, positivity & “attitude of gratitude “. Awesome. Lots of those flat roofs here in the Phoenix Arizona area. The one on my old Condo was a real “leaker” too. Could you use some of the white sealer paint on the bottom foot of the chimney and the tops of the outer perimeter walls to help seal up ? Such a nice house, property, neighbors that you found. So happy for you and your wife. Cheers from Phoenix. ;-)

It's so true and even so useful. I'm sicilian me too, living in Sicily where we've a guest house and, you know, each time there's some foreign guest incoming, my wife who doesn't speak english, uses to communicate just by gestures. She said through that way she gets to comunicate better than me. 😄😄

Your going to need an epdm roof membrane perhaps.
Maybe. For now the rubber paint/membrane has completely solved the problem !

Not sure exactly what it is - kind of a rubber paint but it works great. Zero leaks since September
