As a native of Tianjin, I'd say that the old Tianjin concession area is still the golden area of Tianjin, with the highest housing prices and the best living standards.
The colonies were located fhere for a reason, golden part of the city

I've heard about the concessions in Tianjin, but this is the first time someone explained them to me. Although this might be a bit nit-picky, the flag you used for Austria-Hungary is not the national flag of the nation. That flag is the civil ensign (what they use on civilian boats) and is very different from the national flag.
except, Austria hungary did not have an overarching national flag, and they used the Austrian bicolor as a de-facto one

Some more info on the concessions in other cities would be interesting. Parts of Qingdao still look quite European in a strange way, and China's second largest brewery got it's start there because of the German concession
Dutch concessions could be a topic since there were Sino-Dutch treaties in relation to Taiwan and Taiwanese islands

They didn't have the time. The Japanese attacked the Italian concessions as soon as they heard of the armistice. They were besieged for a time, and then the Italian garrisons were taken prisoner. Mark Felton made a video about it (title is "Italy vs. Japan - The Forgotten Pacific War").
