    So good guys! ... You won't last very long in business if you're not ultimately offering what your customers want to buy ... And as a wholesaler, your "customer" is whoever you are assigning the contract to (like a flipper) ... So if you aren't offering what your "customer" is looking to buy, they are going to go buy from someone else. And you'll soon be out of business ... Great video guys, as always! Learning TONS from you both!

    In Las Vegas we have a clause in our listing agreement that allows us to disclose the terms of the contract if the seller checks the box to give permission for us to do so now. This is new since I've been in real estate for over 8 years.

    What would I need to do if I needed to cancel the contract

      Make sure there’s a contingency within the inspection period that you may cancel your contract before the inspection period is up. Craigslist, marketplace, calling agents to find active flippers in the area of the subject property etc

    i appreciate the cheat sheet but we really need practice using all the guide lines . we need a practice course. where you choose the properties and you choose the solds and we practice different scenarios

      Its possible yet more time consuming. If you choose to stay in that market you can always look at the county assessors page or use a paid service like batch leads or propstream.

    The complicated part is determining how much more to discount the ARV with this down market. Is there a website that shows appreciation projections 6 months and 12 months in the future?

    Hey I’m a new wholesaler trying to get into the business. I’ve currently skip traced leads off market from propwire but most do not have pictures. Should you call your built list randomly in hopes to get a deal, only if you’ve determined that there are local active cash buyers in the area?

      Be efficient, pull niche lists and call them. Get a price out of them first then tell them you’ll call them back with your offer. Then go and underwrite the deal, don’t waste too much time on this minor inconvenience

    Awesome Video. Working my 8-5 I feel it’s to late to do cold calls and if I was to wake up early to get some in before work it’s to early. I’ve been emailing salers at night hopping to get a call throughout the day and I’ll just answer working or not. Any ideas how I could continue to reach out to people without being able to call them or any tips on how I could find the right time to start calling?

      Hire a Va to cold call for you and any leads the va generates you follow up and attempt to get a contract
      Im in the same boat and thats what has been working for me

    Hi guy's. How to analyse and bring an offer on a industrial commercial Real Estate Property?
    I have a senior owner wanting to sell off market due to family health and his health issue's and wants to enjoy the remaining time he has.
    Property was appraised for about 700k 5yrs ago. Asking about 500k. Building has been well maintained and extended over the year's. It's like a community hall/office building. Used as an art centre currently. He is only selling the property not business. 3 separate meters to have 3 different business's so that's an option for investor if wanting it as a rental investment by getting businesses to rent it.
    Located in Missouri.
    I know it's totally different from pulling comps etc for sfh which is what I'm use to doing.
    I need help guy's.

    wouldnt it be better to tell us the average discount you offeref less than ask on the 7 houses you just bought......................sureley ask prices are going to come down 10-20% in the next few years , many flippers / books stste try to get 35% min off , that to me dosent seem enough as prices are falling
