Question is: how does she have access to the building and key cards in the first place. If the former employer doesn't have processes in place to cut access for former employees then they should be liable
You're right about getting the owner to sign the contract and there should be a copy of everyones passport or thai ID on the contract, some agencies even get both parties renter and landlord to make a quick video reading out the contract as evidence or a quick video of them signing the contract personally i think its a great idea when they do this, its a lot of money to part with Glad it all worked out mate
Wow, that agent has left loads of chaos in their wake!! Good to hear that it got sorted for you and like others have said, in the UK there’d be little-to-no chance of the agents taking on the responsibility of sorting it out for you and footing the bill (save for the deposit). I kid you not, I sat with her having a coffee next door discussing a rental for 12 month only two weeks last Wednesday 4/1/24. She got upset saying she lost her husband recently. When I heard of this from an expat staying there a couple of days ago, I e-mailed her just to see if she would reply, but nothing! Lucky me I guess😂😂🙏🙏.
It my many years of experience living in condos - the second floor is the BEST floor... Why? Elevators. They break constantly, are out of service for long periods of time - and during key periods of the day, they are jammed with people. The less time spent waiting for an elevator or standing "cheek to jowl" with strangers in an elevator - the better for me !! Bloody hell mate what a week you've had but it's great your sorted and getting a new condo, i did wonder why you hadn't posted anything for the past few days
A trusting soul. Given how cheap the accommodation is in Pattaya I would not consider paying upfront more than 2 months rent (plus first months rent). I think the other think to watch for is making sure your payment is made in the name of the Condo building or the actual owner of the unit - not an agent. It reminds me of those investment ponzi scheme where victims were writing checks, not to the investments themselves, but the dude selling the investments. After all that stress, I am glad to hear everything worked out... ! Cheers! Your eye is healing well too...
i think the issue is to protect yourself - have TWO people that work at the condo sign the contract, and make sure that they do before you accept either as employees.
this happened to a mate of mine, and luckily he got to stay also , personally i would give a thai as little money as possible.I can't get my head round this 12 months rent up front? no other countries do it, it's just exploitation leaving you open to theft, i bet thais don't bloody pay 12 months up front, they would be lucky to get it every month on time! i certainly wouldn't ,Good luck
Expats continue to do stupid things with their money. It just blows the mind. Never ever pay that far in advance. You are in a foreign country for God's sake.
Wow! Like you mate, i didn't see that coming. Glad you've kept your smile because what a scam artist, is she available for Short Time? 😂 Probably won't see her in Pattaya again, unless in handcuffs at Soi 9. Hope you settle ok in your new Condo. But Wow, who'd have thought it. 🤷♂️
Because of employment nearby I rented five different condos (new and old but all with sea views) in Pattaya during my 16 years there. I never thought of being scammed but I never went through an agent....I did go through the condo complex's manager that represented different owners (Thais from Bangkok that use these condos as investments). I could have been "scammed" by the managers since I didn't know anything. But I did receive the "official" contract from the owner of the condo. It seems the office managers/ accountants of these condos or the owners of the condos would want to verify all the paper work. They cannot trust these real estate agents that represent a variety of condo complexes or individuals. Lesson learned
You'd have been screwed if the same thing happened in the UK! Imagine a property manager covering rent for everyone lol You'd be straight out on the street!!
Probably not worked out too bad in the end Webby, I think you said you found this place through Facebook, would you recommend using an estate agents or the condo offices direct?
I had the same agent. Luckily our owner is cool. About 3 months ago he bought a washing machine and fridge which we never saw . SHE must have on sold them..i have sorted how to pay rent, net, power and water. I'm in the hole 18k but nothing i can do... Our owner is a legend, he booght a giant new fridge around 2 days later. We are at DGP.
Never ever ever ever ever pay a year in advance on ANYTHING. Im shocked when when I see people pay 6 months in advance which is just as insane and I don't care what the landlord says or incentive to do so ..... Thats just nuts. Anything can happen in 1 year like foreclosure or disagreement and when the landlord has been paid in full they have no incentive to fix or repair anything in a timely fashion. If foreclosure happens for whatever reason your out of pocket and good luck getting any of it back. Ive seen this scam run so much here in the states. That landlord must have been American 😀 I know this because I work in the REO department at a huge mortgage company and have personally seen everything mentioned above as well as been there for the evictions. If a landlord ever asks to borrow money from a tenant the property is either already in foreclosure or going into it immediately. At best never give more than the standard 3months ... 1st month, last month and security deposit and absolutely nothing more. Besides in Pattaya/Bangkok you dont have to as there's soooo many condos to choose from so it's no problem to go elsewhere and rent from a legit landlord.
All good advice...you're 100% correct but I will also say this is a common method to lower and negotiate your monthly rent. Is it the smartest thing to do? No way but it is common. I agree with what you said though 👍
A one or more years lease is another, and much safer way to negotiate a lower rate. Thought that would be the more common method. It's the method I've used for the places I've rented over the years. It's news to me that some are asked for and pay a years rent in advance.
Wow that one major scam she pulled hope they fimd her soon before trys again else where.good to hear that you and others werent left high n dry, good that condo management/landlords agreement with yourself and others n honour the contracts

The condo company will be seriously out of pocket for this! You've been really lucky! The norm here is you pay a month up front the the deposit is equal to 1 months rent. It used to be normal for 2 months as the deposit but a law changed a few years ago to limit it to a month's rent as deposit... The only red flag I'd have spotted was the 15k deposit Vs a 12k rent (before discount)... I hope you can advertise them later to earn them some cash once they've got condo's available!

Dear Webby, thanks for the info in this video. I'm very concerned as I have a 6 month condo contract at Grand Park 2 but have been back in UK since late Dec & return in in Feb. I'm concerned that perhaps my condo might of been one of the one rented to me by the said agent. Are you able to confirm the identity of the agent I order to confirm if I might have an issue when I return please? 15:03
The rental money paid should go into the rental agency account and then be transferred to the owner after their commision has been deducted - the agents should not be in a position where they can use it as a piggy bank.
Sounds like you worked it out well and the condo operator was a winner. Never paid 1 year up front. Never heard of it. Normally 1st and last months and a deposit. I've been living here for 36 years and only trust my wife, our 2 sons and their wives.
Hi Steve, this is unbelievable! Hope that everything sort itself out ASAP. Just a quick question, for future info, am I right in saying that when you took out the lease you didn't go to the main office downstairs in the condo block and that the agent worked outside of the building but was managing the condo room for a private thai owner? Is it best to deal directly with the offices inside the condo block you want to rent from? Like I said, asking so I know what to do in the future! Cheers Dave
Hi mate just saw what happened to you yesterday and was shocked. Today I am now watching "cooper Thai adventures" he is staying at the Dusit park 2 in Jomtien and he had the same issue ...
Hang in there Webby. Sending positive vibes your way. Stay off those funky little motor bikes. I've ridden for 50 years sold my 1100 Honda about 6 months ago (because of the crazy driving here in the states) and I've not looked back. At 66 it's okay to live a little bit safer lifestyle. Pay the extra baht for a bolt taxi. Take care Webby.
On the subject of food poisoning I only had it once in 16 weeks over 3 trips to Pattaya and it was the British owned fish restaurant on Soi Lengkee just up from the Devonshire. 🤮
why did it take till the water was shut off for the company to find out ???......why were the owners of the condos not jumping up and down about all their rent money not being paid ???.......I have heard she has taken off with around 10 million baht ........dealing with these large sums of money the company should have had better checks and balances in place .......hopefully the police can track her down..........
yes crazy stuff .....so she had to be telling Condo owners she had not found anyone to rent their apartments .........while shifting all the rental money to other bank accounts ????
Laws are local so unless Thai law is different than the many jurisdictions I know ( a quick google search says its not), an agent binds their client legally. That means deposit back too and no obligation to move. Just because its a right does not mean you have to enforce it as sometimes compromise is the best solution.
I've just got back from Thailand & was pleasantly surprised by the Russians. On previous years they've just been a nightmare but this new middle class seems to be a lot better at interacting with people and common courtesies, in Thailand rude people get called out pretty quick.

I live across the road in the other block of theirs. Her photo is up in all the lifts and loads of Russians been done by her. You got a right result getting relocated, seems like most just ended up paying again. Overall, I think this group runs some pretty good condos and it is one bad apple

Nobody checked her ID, also what about a notary, sham management company.
Standard practise, uncontrolled, unprofessional,no fear of consequences just bung the bib. Definition of a deposit =gift.
Agree
How many grown men wear a shirt with there own face on it. ?
😂
Poor dude. Just saw you current vid with your new condo. Cheers
She scammed loads of people it's mental how she got away with it
Dear Webby, thanks for the info in this video. 15:03
sorry cant
The rental money paid should go into the rental agency account and then be transferred to the owner after their commision has been deducted - the agents should not be in a position where they can use it as a piggy bank.
A lot of things happen in Thailand that shouldn't
Glad everything turned out OK. I rent an apartment in Phnom Pehn I only deal with the owner. I pay every month, no problem, with a 6 month lease.
Great result webby what is the world coming to on my second week in pattaya and loving every bit of it hopefully catch up with you 😀 👍
Have fun
I hope your ‘impeccable’ verdict on the condo people isn’t premature and you don’t get another knock on the door.
I've moved signed and all done
Sounds like you worked it out well and the condo operator was a winner.
Never paid 1 year up front. Never heard of it. Normally 1st and last months and a deposit.
I've been living here for 36 years and only trust my wife, our 2 sons and their wives.
Don't blame you
how can you make sure that the agent tells the owner the condo had been rented out ?
Phone the owner
but need to speak thai@@welshboywebby
Never a dull moment! At least you didn't loose your life savings! Keep us updated on this scam
Will do
Hi Steve, this is unbelievable! Cheers Dave
The office will always be more expensive but at least you k ow who you are dealing with
This happened back in 2020 as well it was connected with grand avenue and some other condos she just dissappeared with the cash and never seen again
Hi mate just saw what happened to you yesterday and was shocked. Today I am now watching "cooper Thai adventures" he is staying at the Dusit park 2 in Jomtien and he had the same issue ...
Yeah same agent
Mental mate glad it has been sorted chok dee
Yeah all sorted now
Care to share where you got food poisoning from please?
Well done boyo bet the little rascal didn,t realise they well dealing with someone made of stern stuff.
Cheers
i had the same problem i pay two year upfront.be carefull with these small real estate people.
Thanks for sharing
Hang in there Webby. Sending positive vibes your way. Stay off those funky little motor bikes. I've ridden for 50 years sold my 1100 Honda about 6 months ago (because of the crazy driving here in the states) and I've not looked back. At 66 it's okay to live a little bit safer lifestyle. Pay the extra baht for a bolt taxi.
Take care Webby.
Cheers mate
On the subject of food poisoning I only had it once in 16 weeks over 3 trips to Pattaya and it was the British owned fish restaurant on Soi Lengkee just up from the Devonshire. 🤮
Is the condominium Dusit Grand Park 2?
Yes mate
Cheers Webby.
why did it take till the water was shut off for the company to find out ???......why were the owners of the condos not jumping up and down about all their rent money not being paid ???.......I have heard she has taken off with around 10 million baht ........dealing with these large sums of money the company should have had better checks and balances in place .......hopefully the police can track her down..........
The owners didn't know anyone was renting, I totally agree woth your message, how she got away with it is mental
yes crazy stuff .....so she had to be telling Condo owners she had not found anyone to rent their apartments .........while shifting all the rental money to other bank accounts ????
good story man , you handeld it well , i subscribed
Thanks for the sub!
Laws are local so unless Thai law is different than the many jurisdictions I know ( a quick google search says its not), an agent binds their client legally. That means deposit back too and no obligation to move. Just because its a right does not mean you have to enforce it as sometimes compromise is the best solution.
What Google says and what actually happens can be miles apart. Anyone who knows Thailand, knows a lot of their laws are flaky at best.
I'm happy with the result if I'm honest
AGREE
Condo Company will have insurance in place to cover there losses. Its not the first time with this type of scam, and sadly wont be the last.
They haven't mate that I do know she didn't work for them at the time
Hi Webby when you are in your new place can we seeit,i would like to see the view...Cheers
Yes, soon
which condo company/agent?
Watch the video I say the condo
I've just got back from Thailand & was pleasantly surprised by the Russians. On previous years they've just been a nightmare but this new middle class seems to be a lot better at interacting with people and common courtesies, in Thailand rude people get called out pretty quick.
They do
Hi Webby, hope this doesn't sound to intrusive but how old are you mate, when did you retire and where from 👍... Only just subscribed and started following you and think we must be around the same age, I'm from Port Talbot by the way 🍺👍
I'm 51 retired at 48 mate
Food poisoning in Pattaya...???? Wow. First time I've heard of it. In Cambodia it's a monthly occurrence. But Pattaya..????
Webby, it may be the girls your kiss'n.
I live across the road in the other block of theirs. Her photo is up in all the lifts and loads of Russians been done by her.
You got a right result getting relocated, seems like most just ended up paying again.
Overall, I think this group runs some pretty good condos and it is one bad apple
No one has paid again that I do know mate, if you got a few months left the company paid the owners, if like me you got 10 months left they moved you to one of the rooms they own
@@welshboywebby unless something has changed the last few days, not over this side. I'm not affected so can't say for certain tho but some Russian fella was complaining to me vociferously about this a couple of days ago in the gym
