ICF Foundation Walls Under Existing House???

  • In this video my Buddy Jonas Riley takes his first crack at ICF installation and does so on a pretty tricky pour with a house on top of him! My moms family is from KC and some of their cousins lived south of KC in Garden City on a beautiful farm, when I was young we would stop by on our way home from visiting her parents in KC and my great great uncle Claire would teach me how to fish in his ponds... Some of my cousins have taken it upon themselves to bring the old place back up to snuff and are doing it right, starting with a brand new icf foundation, which is what this video details!

    First off, your mic is awesome! We all thank you for excellent sound. We do basements like this all the time 12 hours north of Kansas. We lay the hose along the top of the wall and the let the pump pull back, dragging the hose along the wall along the wall so there is no fighting against it. Only risk is air blasts from the hose so we don't get to close with the vibrating. Thanks for another great video. I love the small, not so ideal, projects. It really is where the majority of ICF's are used.

      Ya this thing has been in the works for years but the cousin who’s underwriting the project lives in Florida so it’s a very side project that he finally got everything lined up on! And this pump guy was not great, I didn’t want to bag on him but at the outset I told him a couple things and he just kind of walked off, wasn’t my place to push and he wasn’t doing anything wrong just being in a hurry with equipment that wasn’t as fine tuned as what I’m used too, my guy John really has Rost’s truck tricked out to the point we are all more spoiled than we realize!

    You should look to the UK for the solutions with old houses
    100 year old houses are common as muck.

    Wow I love the aerial view of our farm - so cool. The stairs to the basement were actually at that back door in the kitchen - they went down behind the wall that the kitchen sink is on.

    I’ve not poured an ICF foundation yet, but I’m studying what other people are doing, and this is the first I’ve seen done without any sort of bracing on the interior.

      You brace one side, usually the inside is just easier, but we do a lot of Monopour pools and a few houses where the floor is poured at the same time, meaning we have to brace the outside instead…. This one in particular was because of the cribbing and the house being in the way

      @@all3pools whew - that house and cribbing looked tough to work around. Of course, it’s not a huge foundation, too, so there isn’t as much movement.

    I would advise to install UV Lights outside!
    To deter any late night visits from Bigfoots reaching into your windows!

    I commend you for saving the house... BUT... I don't think it's the most logical thing to do with a house that is not in great shape.
    I probably would have dismantled it and kept the wood and reused it but built a new house but with touches of the old.

    I didn't see anyone running a vibrator to get any air pockets out of the concrete. Not sure if that is required or not.

    What should something like this cost? I know hard question, lots of variables… similar 30x30 grandparents camp, needs to be raised and foundation added exactly like this. Locals only want to do formed concrete… time to lay the block myself and hire out the jacking and pour just like this

      The block 8’ high should run about $4800 plus freight which will depend greatly on how close the nearest factory is to your location! Then it will take about 40 sticks of #4 rebar at 11-12 per, and 20 yards of concrete, which the price will depend if you are in an area on allocation due to constraints of some of the Portland manufacturers…. The jacking up shouldn’t be terrible, i can’t remember what they had to pay but I can find out, it took one day and the steel beams were on-site rented until it was complete so the faster you can do the work would save as well…. The real wildcard right now is contracting the actual icf work because the skill set is perceived to be rare enough a lot of icf contractors are charging double what they were even a year ago due to the boom in icf construction when lumber went nuts…. Which is why I advocate heavily for DIY, much to the chagrin of some of my friends in the industry, but I’m not under the illusion that A. People can’t do this themselves, and B. Me and my highly skilled but small crew could ever get to 10% of the jobs I encourage to DIY!

      You really do get bumps off that stuff, I did a q/a with a couple of the admins on the icf page on fb, it was pool specific and my biggest pool vids jumped the algorithm for a second time for weeks after they had cooled off…
