  • This weekend one of the estates I visited was Lagoonfront Estate Epe, I helped some clients with videos of their plots and decided to bring you an update video of the development in Lagoonfront estate.
    From the video you''ll see that work is ongoing and the estate is not abandoned like some of you think.
    NOTE: Secure some plots of Land and keep for the next 5 years or more, it's one of the best Real Estate investment practice in Nigeria.

    Thank you for the video and information. A few questions: is this a sound investment for any land in this area? There does not look to be any infrastructure at all (water, sewer, electricity, roads, etc,.) who is responsible for that? The drainage looks not too good. If one purchases, land, is there a timeline they must build on that plot? Are there any restrictions of what one can build? See there are still many village homes in the area.

      It's a very good investment. Reason being that aside everything else which includes close proximity to Alaro city, Dangote refinery, and especially the proposed airport, that area as a whole starting from after Eleko junction (pls check where is Eleko Ibeju Lekki on Google maps if you don't know where that is) is really opening up. So many premium estates coming up in that area including Itunu, Amen 3, Tiara, Tiwa and many others. It's perfect for land banking. I didn't think anything was wrong with the drainage but then my speciality is not construction 😊 Infrastructures is on the company to provide but investors share the expense in form of development levy. I think for now it's the access roads that's the focus. Some people will have to start building for the company to get to providing sewer, light and water. No there's no timeline to build. And yes you can build what you want as long as your plot size can take it and you bought the right type of plot for what you want to build, because there's residential and there's commercial.

    Thank God I quickly borrowed myself some brain! Ope Olohun👏 I paid lagoon front 500k naira to buy 500 sqm in this state after few months I didn’t see any progress something tells me to call them and ask for my money till now I didn’t receive it they told me I should look for transfer of the ownership 😢 radarada who is gonna buy this undeveloped estate from me!!!? I went straight to Amen estate phase 3 that they launched after lagoon I bought me a 500sqm! All my documents out my allocation is ready!!!

      If you've completed payment on any land, nobody is going to refund you the money because you're no longer interested. The right thing will be for you to sell the land. It's like you bought land from Omonile and went back later to say I change my mind about buying in this area. You can't do that, same thing with a developing company. Once you own a land you sell to get your money back. Now if you haven't been allocated the land therefore you can't sell then follow up with them on that and have your plot allocated. Me and most if not all of my clients who invested in Lagoonfront have been since allocated. Contact the office directly or go through your agent but make sure you have paid for your documentation.
      Also Lagoonfront and Amen estate 3 although not very far from each other have a major difference, which is Access. Being that Amen estate 3 is on the expressway it makes access very easy and therefore better ready for immediate development. Whereas the Access to Lagoonfront is still upcoming in development which I'm sure is making owners not rush to build. But both estates for reasons I can't get into here makes for a great investment.

    I don’t see how anyone can build & live here in the next 3-4 years. Please correct me if I’m wrong. The entire area leading to the estate does not seem to have any kind of development, it seems the estate is in the middle of nowhere.

      Oh no o. It's not in the middle of nowhere. It's off the Lekki Epe express just not close to the road and the immediate surroundings doesn't have development yet. So it makes it look like the middle of nowhere. 😀
