    Thanks for this video, it really shed more light of what's really happening. like someone earlier said, Landmark need to do better on communicating with investors. I emailed them countless time before finally received a message explaining why they haven't allocate our land at the Beachfront 2.

    Thank God I quickly borrowed myself some brain! Ope Olohun👏 I paid lagoon front 500k naira to buy 500 sqm in this state after few months I didn’t see any progress something tells me to call them and ask for my money till now I didn’t receive it they told me I should look for transfer of the ownership 😢 radarada who is gonna buy this undeveloped estate from me!!!? I went straight to Amen estate phase 3 that they launched after lagoon I bought me a 500sqm! All my documents out my allocation is ready!!!

      If you've completed payment on any land, nobody is going to refund you the money because you're no longer interested. The right thing will be for you to sell the land. It's like you bought land from Omonile and went back later to say I change my mind about buying in this area. You can't do that, same thing with a developing company. Once you own a land you sell to get your money back. Now if you haven't been allocated the land therefore you can't sell then follow up with them on that and have your plot allocated. Me and most if not all of my clients who invested in Lagoonfront have been since allocated. Contact the office directly or go through your agent but make sure you have paid for your documentation. Also Lagoonfront and Amen estate 3 although not very far from each other have a major difference, which is Access. Being that Amen estate 3 is on the expressway it makes access very easy and therefore better ready for immediate development. Whereas the Access to Lagoonfront is still upcoming in development which I'm sure is making owners not rush to build. But both estates for reasons I can't get into here makes for a great investment.

    Thank you for the video and information. A few questions: is this a sound investment for any land in this area? There does not look to be any infrastructure at all (water, sewer, electricity, roads, etc,.) who is responsible for that? The drainage looks not too good. If one purchases, land, is there a timeline they must build on that plot? Are there any restrictions of what one can build? See there are still many village homes in the area.

      It's a very good investment. Reason being that aside everything else which includes close proximity to Alaro city, Dangote refinery, and especially the proposed airport, that area as a whole starting from after Eleko junction (pls check where is Eleko Ibeju Lekki on Google maps if you don't know where that is) is really opening up. So many premium estates coming up in that area including Itunu, Amen 3, Tiara, Tiwa and many others. It's perfect for land banking. I didn't think anything was wrong with the drainage but then my speciality is not construction 😊 Infrastructures is on the company to provide but investors share the expense in form of development levy. I think for now it's the access roads that's the focus. Some people will have to start building for the company to get to providing sewer, light and water. No there's no timeline to build. And yes you can build what you want as long as your plot size can take it and you bought the right type of plot for what you want to build, because there's residential and there's commercial.

    Sincerely though, what’s the value proposition here? Beechwood estate which you mentioned is a reference point for this area and is already built up. 450sqm can be gotten for between 30 to 35 million in beechwood so how did they justify this price for you to promote it?

      This is a land gotten directly from the government with completed title. It doesn't always come cheap. Beachwood has been there for years, and it's just an average estate. Marbella on the other hand is a mix used estate. It's a proposed work, live and play estate. The Infrastructure development is also estimated in current cost of building materials. We want genuine title lands, unfortunately it no longer comes cheap.

    I don’t see how anyone can build & live here in the next 3-4 years. Please correct me if I’m wrong. The entire area leading to the estate does not seem to have any kind of development, it seems the estate is in the middle of nowhere.

      Oh no o. It's not in the middle of nowhere. It's off the Lekki Epe express just not close to the road and the immediate surroundings doesn't have development yet. So it makes it look like the middle of nowhere. 😀

    Ms. Karo, You have really said it all, but the real estate companies in Nigeria sometimes cut corners to make more profit by giving 💯 hope and at last something happens. I know Nigeria factor affects real estate, but the company should take 100% responsibility, not the investor.

    I have been investing in Nigeria for some time now, and I have lost so much. What I find is that most companies themselves are not dishonest but the Nigerian factor messes them up and this is passed on to the investor. For instance, the crash in the Naira is not the company’s fault, nor are arbitrary changes in the law their fault. We also have very weak institutions. This is why I no longer invest in Nigeria, our country is just unstable at the moment.

      Thanks for leaving me a comment. I really appreciate your comment. I totally agree with your assessment of the industry. However the solution isn't to avoid investing all together. We just need to be extra careful. Remove all sentiments when investing and focus on priorities, pick a good company with a verified property, because the real issue isn't the challenges, it's knowing that your investment will always be protected even if things go bad, you need a developer committed to its clients satisfaction.

    You all are missing the point. The selling point for the beachfront properties was the distance to the beach. All the realtors kept singing its walking distance from the beach. Do you think so many foreigners would of bought that property if not for the beach and its accessibility? Landmark needs to stop hiding behind the realtors and say something to the investors. Why is it we have to watch a video to know our land is being affected. Im sure they got notice from the government why did we not get that same notice. Even if to alert us that the property was being affected and they will get back to us. We deserve that as investors cause we waited years already. This is a slap in our faces. I will never buy another property from Landmark and im sorry I even bought more from them. At this point I dont want anything from them. They are not very good at communication. They need to learn that skill if they want to stay in business. All you have said is just speculation and it doesnt amount to jack shit. Money talks bullshit walks. We all work hard in the cold. When they were taking our money they took it with a smile. Kiss my teeth. Once again another landmark disappointment.

      It's true we said the beach was a walking distance and it was. But we also talked a lot about the proposed coastal road, that was also a major marketing point we used. And this road (the old road) when it happened was going to be in front of the estate and residents of Beachfront would have to cross the road to walk to the beach. With the new road, same thing still applies, just bigger than what we thought and maybe a few steps walk added. However you are right, the company has to work on communication. We've said that so many times privately to them, and I hope they improve on that soon because it's giving them names that they don't deserve. It shouldn't be so hard to write an email and communicate updates, for that I apologize on their behalf. But trust that I am working on it. I just screenshot your comment and sent to the MD and he said they will reach out.

    Thank you Karo for your informative video regarding the estates affected with the Lagos Calabar coastal road. I noticed you have only mentioned three (3) estates belonging to Landmark. Please can you advise if you are aware of estates affected at far end of Monastery Road? I know there are few estates backing the Atlantic Ocean i.e Gracias Goldstone extension, Metrobay, etc.

      The focus was the 3 estates I mentioned but I don't doubt that some other estates will be affected too but I can't say for sure which estates yet. These 3 are clearly affected because the construction is going on at the moment in the area they are. So until they get to the area of these other estates we can't know for sure.

Bcs some realtors on TH-cam have refused to go into details on this matter with the landmark properties affected by the coastal road on Eleko but continue to Bury their heads in the sand and uploading the massive coastal road updates passing through the estates. My Take: 1. I was concerned a few weeks ago when I saw a drone upload of a popular realtor on this issue. But she was avoiding dealing with this topic you have dealt with. 2. Landmark is a reputatable company. Their CEO is very responsive and responsible and can be trusted. 3. From the very 1st time I saw beachfront estate, I saw potential and encouraged my friends who invested with me and trusted my judgement. I believe we will all laugh in the end bcs what is coming is big and bigger than what I saw initially. 4. My only con is on communication lapses on the part of Landmark to bring investors up to speed on current events happening rather than investors to speculate and agitate on rumours. But in all, I trust the brand and respect the integrity of their CEO, Dr. For all those that invested, go and sleep well and watch your money grow. Landmark, get us on board with happening there bcs, that will be reassuring for us. Well done, Dr. My Karo, you rock with your honesty and fearlessness presentation.       I'm glad my video is the longest you've watched online. 😀 I don't have the data to tell which tribe predominantly owns the estates there but the three I mentioned is owned my Dr Harrison, an Edo man. Also I got more info since recording this video, the news published in Punch newspaper that the government is compensating owners right away. So it doesn't seem like it will be a long thing like I insinuated in the video.

      Indeed...the poor acquire liabilities because of inferiority complex and low self-esteem. In a bid to be recognised, they spend on products that yield little or no revenue. To become rich, one needs to invest in products like real estate. It never fails.

      😊 That's a new site. They needed to bring electric poles to the street before they could then connect from there into the estate, it takes a bit of time to get that all in place. Meridian Boulevard is a new estate. Amen Estate 2 was same too. People were leaving there with inverter before the public electricity was sorted. Some people can't wait to move in. And inverter has become common in Nigeria anyway. With everything on ground now, anyone buying now would definitely move in with electricity in place.

    I agree with you that the primary concern of potential tenants around the airport/refinery, who are the primary target, will be proximity to work rather than noise or air pollution. After all, we do pollute our immediate environment with generators to supply electricity. Great analysis. I am thinking Ibeju Lekki... Thanks for the insights .

    This is really sad. In short having a C of O does not guarantee your building or to simply build. If the project does not have the approval you cannot build. You can never obtain approval on an untitled Land. If there is No C of O, No Governor consent, No Allocation you can’t get an approval. I wish the families well & they need to go after the Mugu that sold the land!

      I think anywhere in the world building a house requires several paper work. It's a process. And the process must be followed to avoid having serious problems in the future. Unfortunately going back to who sold the land to them will do no good.

    Hiya Karo. Nice to see and listen to you. Well my take on this demolition palava is that 1st the government should havent allowed the erections of those buildings in the 1st instance. I remember they use to mark sites that doesnt meet up stardards or in default.2ndly, you mentioned getting building plan approval on a titled land to ascertain if the plot is sitting on pipeline or some some other vital structures,my question is , why will the company allocate such plot to an individual knowing the obstruction. In the end unfortunately, those buildings will go to stop the flooding the multiplier effect in the future. Now i ask, what do we do to land banked for future purposes?😊

      There are a lot of buildings marked for varying reasons during the building stage but many don't respond or just bribe their way through. Unfortunately those they bribe won't be there when the government show up for demolition. A typical Nigerian is not patient to do things right. And then the government too doesn't make the process as easy as it should be. A developer is supposed to know when some part of a proposed estate is sitting on government land and is supposed to cut that part off from its estate layout. But some out of greed don't. They don't want to lose that money. And they know that many real estate investors won't bother to do a search.

    The longer they leave it as is, the more expensive it will become, to sandfill the roadway. If they had done the roads, buyers would have started sand filling their plots. I retire in less than 4 years, and I placed all my hopes in that, now I am hearing that this might take 5 years to do. This is wrong.
