    Can you explain in more detail about the RE TAXES, are you saying 4 % of the resale value? I’ve been thinking about this area for some now, but taxes are the main reason for a move. Thanks for any reply!

      The formula is a little more complicated than just the tax rate. You multiply the appraised value by 4% (6% if not primary residence) and that gets you your total assessed value. You then need to multiple that number by the county milage rate and any city milage rate if applicable. You then also get a discount on top of that for living local. The average EFFECTIVE tax rate in Horry County is 0.37% so the simplest thing to do is multiply that by the appraised value (sale value) and that will get you pretty close. As a primary residence you can expect to pay even a little less than that number but its a good starting point. Feel free to reach out at nick@movingwithnick to discuss further.

    I want u to give me the Top 2 Little Towns just outside of Downtown MB that has the ABSOLUTE Beach Feel but NONE of the crowded,noisy chaos of the Peak Tourist Season.I will be living here Year round.Is there such a place ? Ty for ur Time.

      Hey there! The Cherry Grove/Little River area as well as Pawleys Island and maybe Garden City/Surfside might be what you are looking for.       I just moved to Little River in 2021. The Little River / Cherry Grove area (north of MB) or the Surfside / Murrell's Inlet (south of MB) areas are what you are looking for. I looked in both areas but wound up in LR because of a good deal in a new house. Only 5 minutes drive to Cherry Grove beach which is a beautiful little gem. I can get on Route 31 and zoom to any area along the Grand Strand within 20 minutes and be in the thick of the action if I want. Stay away from the Route 501 corridor and Carolina Forest areas. The traffic is so bad during the summer that it will take you forever to get even to the food store. I know one realtor in town that used to say, "If a Yankee is looking for a home, stick 'em in Carolina Forest." I also like Little River because of the proximity to North Myrtle Beach which has excellent shopping centers and restaurants. Good luck and happy house hunting!

      Most single family home communities don’t have pet restrictions for “normal” pets. Townhomes and condos typically limit the amount of pets you can have. Specifics vary for each community.

    Is there a gang problem in Surfside Beach? The reason I am asking is that we visited Myrtle Beach in April. I commented on another channel that we were looking at Surfside Beach and some said don’t because of gangs. Thanks!

      Hey Cynthia, I am not sure who said that or why they would have because that is definitely not the case. Surfside is generally known as more of a family beach/vacation spot. Naturally as a tourist town you will get the bad apples here and there who are rowdy but really Surfside is a great area. I have clients who live there permanently and they love it!       any Surfside Beach "gangs" I can imagine being there, must be a branch of the 1920's gang led by Spanky, Alfalfa & Buckwheat

      Surfside Beach doesn't have a gang problem, just a Jimmy Buffett Parrothead problem! There is a monthly crap game running out of the clubhouse in Surfside Beach Club, though, if you're interested.

      Folks, be very careful in Conway!
      There's an incredibly dangerous individual who lives there that has a reputation for violence. Richard Samuel Jordan Pepsistein v6, Fingersniffer 1st Class, is known WORLDWIDE for his activities around Conway.
      He is widely known as "the Conway Conman" and "the Plump Pimp" for his activities in scamming, fraud, and prostitution. Richard scammed several people out if a combined $13k about a year back. When questioned about the money, Richard has denied any knowledge of it and threatened violence against anyone who asks about it.
      Richard killed several family pets during his adolescence and has shown no remorse for doing so. This was a sign of his future activities. He is well known for pimping out various women, such as the infamous "Brandi" and "Smelly Kelly" for as little as a bowl of Wendy's chili and a couple of Yoohoos. These women are famous for doing unsavoury things in back alleys and bathrooms all around Conway; Brandi in particular is known for "sucking farts out of mens asses" and her fondness for African-American men.
      Richard is INCREDIBLY VIOLENT. He has on multiple occasions threatened to "beat someone's teeth in with a pistol grip" and followed through on these threats. He once infamously told a rival that he "hoped his family died in an automobile wreck". The man's family was later mysteriously killed in a horrific car crash, and Conway PD found evidence of their brakes being tampered with, along with Wendy's chili residue on the vehicle, left during the same time the brakes were tampered with.
      Various drive-by shootings and hit and runs have occurred where eyewitnesses reported the victim being shot from, or struck by, a red Ford Mustang v6 with a black racing stripe, with the suspension broken on the driver's side. The driver/shooter has been known to yell "WELCOME TO BANWORLD PIMP" after committing the crime. The perpetrator has also been observed sniffing his fingers after the crime.
      My friends, if you have to pass through Conway, EXERCISE THE UTMOST CAUTION!!! And for the love of God, steer clear of the Wendy's on Church Street! This is Richard's favourite place, AND YOU WILL RUN INTO HIM THERE. He is at his most violent at the Wendys, and is known to assault employees and customers and vigorously sniff his fingers before fleeing in his v6 Mustang.
      Richard has on numerous occasions stated the he believes the age of consent should be 12, and his belief that pornography involving minors should be legal. THIS IS A DEPRAVED AND DANGEROUS MAN.
      Big ups to his most recent victim, Sean Ranklin. RICHARD, YOU WILL NOT BE ABLE TO EVADE JUSTICE FOREVER! ONE DAY YOU WILL BE CAUGHT, PIEEEEEEEEMP!
