    In India the Builder-Politicians- Lenders - Govt nexus have been looting in past few decades. No infrastructure and govt just wants free taxes from citizens. Properties are much cheaper abroad. Time to stop the Loot 🙏🏼🇮🇳

    I hv been stuck with One such Builder group ( NIRMAL) for last 14 yrs, at Kalyan & it has proved to be an Endless pit, that we are spiralling down into, now, besides Retirement, staying on Rent & other such responsibilities.
    One truly needs to be extra cautious while going for an under construction property !!

    Imo ,commercials shops , showroom rental yields ( rent+ value appreciation ) in top metro cities central business districts are easily around 13-15% ,but what matters is the central area location in these top cities like Bangalore , Pune , Mumbai ,Hyderabad ,Delhi etc ...Ofcourse such properties are costly and hard to find ,but if one has the finances ,these invetsments are the safest for property value appreciation and almost yearly occupancy demand ...office space is getting satured though in some cities due to oversupply ...Also many of the plots in prime locations have chances of disputes and litigations ,so it's a dangerous invetsment idea imo ...

    Commercial or even residential properties appreciate by atleast 7-8% on a CAGR basis. 2-3% mentioned in the video is wrong. Also calculation is not as simple as just adding rental yield and appreciation percentage, but even if we do that: 7+3 = 10% and on commerical properties or studio apartments you can get 5% rental yield as well

      Right. And buying under construction properties is always better if you are sure about builder commitment. That can be easily verified. I bought one apartment two years back in 63 lacs now it's market value is around 76 lacs plus rental income would be 25k. So it's a good investment

    You should consider common salaried person before making conclusion. A common man can only afford properties below 1cr so buying commercial properties goes out of discussion for people living in city area. I live in Pune here commercial shop starts from 1cr! where as small flats around 1 bhk are available around 50lac!

    Very informative video Akshat. But, I dont agree with you when u say dont buy a house if we are buying it for a rental purpose. Why not ? I am earning good rental income out of it. I bought a builder floor in Gurgaon for 1.06 crore in 2014. From 2018 have been paying a EMI of 20k for a loan and now getting 50k rental per month because of the excellent location of my property. It is worth 2 crore now.

      There are examples.. in dlf 5, 10 years back the flats were around 50L.. now anyone can check. Rental changed from 12k to 55k

    I had booked a flat in supernova project by supertech in noida some 9 years ago. Almost 85% payment is already made but there is no sign of getting that flat anytime soon. 😢

    Hi Akshat, your Hindi is as suddha as pure your English is… As always a very informative video structured in a very easy to understand way.
    One point I would like to say is, from the invest in Real estate point of view REIT could have been included here. That’s just my opinion, with all due respect to you.
    I personally thinking about start taking position in REIT, so would have been very helpful from that particular perspective.

    Nice video Akshat. Same thaughts I have for property. I always told my friends to buy commercial property if anyone wants to invest in property in terms of RoI.
    Infact i have opinion not to buy property worth 1.5 crore if the same is available for rent @20-25k.

    I totally appreciate your view on buying real state property. But for buying plots or commercial space, we need to invest a huge amount, usually banks don't easily provide loans and there is no tax rebate given on such investment.
    So, what's your view on buying apartments for tax saving purpose?

    Major flaw in the argument is the assumption that the entire two crore is lying idle with the investor. In most of the cases out of 2 crore 1.5 to 1.7,00,00,000 is from a bank loan. No bank will fund you for making investment in mutual fund or to do an arbitrage by putting the same money in fixed deposit. So in order to create a real state. I said major portion come from funding

      True. Additionally, loan interest levied by the bank will also negate the returns. If one takes a loan, EMI will FOR SURE be greater than the rental. Around 10-13% interest is levied, killing any net gains one can make. Source: I have a commercial investment. Property investments are a good idea if one can fund 30-50% of the entire amount as downpayment, and rest on loan.

    Akshat Bhai - Thanks for the explanation. You mentioned return on property investment is less compared to the return would have been made if invested in stocks. But in property buying we don't pay the full amount in one go but go for loan. So if I need to invest in stocks I can only invest the down payment and not the entire 2cr of investment(per ur example).
    Can you do an analysis with this assumption - (down payment + monthly emi) investment in stocks vs (property appreciation+ rental yield) of a property?

    I'm an engineer/builder from a medium size city in Maharashtra.
    Brilliant point explained at 7:50
    And this stuff happens in medium cities, small cities and even in villages. ROI for residential properties is very low. Why else would builders sell them and even employ agents?

    At the point of yield of 5% from rent and asset appreciation, you can reduce the cost of the loan also as rarely anyone would pay in full for home.

    Very informative Sir..
    Recently I booked an rera registered flat in Guwahati,Feb 2022. The builder said he will handover it within 6months. But it seems he will take another 10months. Also he changed the layout of one room by reducing it by 40 sq ft.When I objected,he asked me to cancelled the flat. In the agreement,it is written he will deduct 20% of the amount.. ( and it's not clear whether he will deduct from the booking amt or total value of the flat ) ..I have already paid 90% of the flat value. Iam paying flat EMI and my own house rent.. Iam in totally in stress...what to do ? Kindly suggest Sir 🙏.

      Alright, I am a builder/engineer.
      Your first mistake was paying him more than the booking amount so early.
      Now You need to scare him. For that read the by-laws for the property locality. Find out how many of these laws he has broken. Next find out what obligations he has missed, given in the contract. You'll find plenty.
      Talk with him sweetly and get information. Like: what'll happen if the corporation finds you've broken the bylaws, or I'm sure you're bribing someone in the corporation.
      A builder's main concern is his reputation. He will give you your funds or he can call the goons to protect his reputation. Walk the thin line.

      As per RERA rules the builder can only take 10 percent of the cost of flat, not more than that , and he cannot change the layout plan until he has taken 2/3rd of voting of all allottes ,so you are in safer side you can claim the amount that you have paid with interest and he has no rights to deduct money even though it is in agreement and that agreement is void as he can't impose his own rules, please complaint to rera authority of your jurisdiction.
