    [00:00:06] It's the end of a beautiful day. And I'm going to show you a property that's very interesting. You're going to love the price. This is a two bedroom, two bath home, and now that's just on that side. Then you've got these two bay garage is oversized. I can't get in - doors are locked, but you could make that into living space that's not a problem. Throw a couple of mini splits in there or one mini split. I don't know how it's broken up. You got yourself almost double the living space. You're really close to Richmond, KY. Richmond is a super dynamic town. It's got Eastern Kentucky University there. And there's a fishing Pond here.     [00:01:06] It's a Kentucky horse property for sale. So it's all fenced for horses. It's all ready for you. And it's got this weird kind of gate thing going on here. I have no idea why, but I don't ask any questions. So it's a Small horse property for sale in Kentucky. There's horse fence all over. And they allow the horses to go really close to the house, which is why that funky gate is there. I thought this was the property line. This is the property line, but it's not.
    [00:02:11] It's just a great house. It's a thousand eighty-seven square feet. So it's small, but that's just this part. And then there's an oversized two bag garage or workshop or whatever. I would turn that into a living area in a heartbeat. And with the woodstove, backup power doesn't go out here very often. If this power is anything like our power being honest, it's out maybe 20 minutes a year. Now, one time we had a big ice storm and power was out for nine days - it was the fun-est time ever.
    The point is, if there were anything to happen to the power, you can still survive because you got the pond chock-full of fish. You got the woodstove. You're in good shape and plenty of woods. So you probably don't ever have to cut a green tree or a live tree. You can just cut to your heart's content with just dead stuff and limbs. Limbs fall down, limbs get dead.
    [00:06:20] Clean, clean lines, sharp. It's all white. It's kind of startling when you see a house that's painted all white, but it's all white. So you got yourself a good a good base. Little crazy neighbors there. Look, there's another one. So I guess they got chickens here? They way that you can overlook the pine. That's what I like. Put a big deck out here. Overlook your own pond, sweetness. woodstove. That baby's going to put out some heat that would heat this whole house and great place for it to. So this is a living room, dining room, kitchen area. You want a tiny house. Ten eighty-seven, I think. He said is the square footage here? I'll just take a look in the laundry room for you really quick. Horse Property in Kentucky for sale.

    Homesick! We only lived in Kentucky two years but I still call it home. Cannot beat the climate, kind people, and beautiful countryside.

      Brand new here and love it! Saved us financially, close to Cincinnati children’s, nice people, slower pace of life in general.

    Having grown up in an even smaller sq.ft. house, the size is good for me. I would however at some point likely frame in the breezeway as a livingroom. 1/2 of the garage would be a great place for my wood working/crafting area, the other half a place for either a classic vehicle or 'toys'. Since I would plan on being there mostly by myself I would see what it would take to turn the barn into an area to do frame off refurbishing of a couple of my old vehicles. The 2nd bedroom would become a guestroom/quilting area (yea, guys quilt too).

    That wire/fencing is just regular field fence. You can climb it, but you shouldn't because it bends it and makes it look bad. That is a cool place, and I would convert the entire garage area into a master suite, and close in 3/4 of the breezeway and turn it into more living area, and the other 1/4 of the breezeway into a much larger and nicer front porch. Then you would have like a 2500sf home, with one awesome master suite! :))

    Perfect for an empty nester like me.
    I would add a few cows, a few goats, a few Kunekune pigs, and some chickens then it would be close to perfect.
    I've got a couple of Grey Hounds that would love it too, they have a need for speed........lol

    Beautiful piece of property.... My vision would be countify the house into guesthouse / bunkhouse... the breezeway would be a gathering place. one bay of the garage would be a tack room the other an office.... I would build a larger rustic log home on one of beautiful sites on the property.....OH, and a big platform out in the middle of the pond for: tanning, reading, napping and Bourbon tasting... CHEERS BRAD.....

    Love your videos! We bought a cabin in Greenup on 5 acres for 63k at auction last month.Great deal. People worrying about rough driveways or hills on long driveway need not worry too much. We’re from Idaho with tons on snow and KY isn’t covered in snow so don’t let it deter you. KY is beautiful and nice people. We’re mortgage free at 36/39 and live in a green paradise up top a hill.     LOL , I do know that large closet in bathroom would become cats’ bathroom for two parents and their five kittens if we had been able to buy this property. I like the floors for easy cleaning. Beautiful property to own.

    No 4 seasons here in Phx, so I'm blown away by the Fall colors. I like that it's a working small farm that's also looks comfortable to live on. Awesome pond. Probably would keep garage/shop for my work. Not there yet financially. Maybe similar look but 5 acres. I can dream, right?

    That is the original design for that house plan. I saw one recently that had been modified. The original first floor was upstairs. Meaning that is where the kitchen was. .
    It was horrific.
    This house has do much potential. I would close in the breeze way. Very few dollars gives a lot of additional living space.

    Lots and lots and lots of woods, yay. Nice, clean house, ok. But, 20 acres. Nice town, but with covid-19, where could I go, Walmart, DIY store, gas station. This is excellent time to be a settler, no body going to be around to bother with wander lust. Nice pond.

    All we need is one bedroom or two and space for a small office
    Want wood burning and gas cooktop burner type stove on land some fencing for small dogs
    Plug in play not a DIY but am a Gardner and want chickens or duck/catfish pond if possible

    That fence is just a woven wire fence. Used for cattle horses goats sheep pretty much anything.

    Quite small yet so roomy! My current house is almost 1700 sq feet, but that house was laid out perfectly! Well, almost, but so close who could count it. The pond and barn make it even better.. Yes, I would leave the breeze way as is, but add ceiling fans, maybe from that fat ass fan company, you mentioned in another videol.

    Don't live in ky if you can live in TN. No state income taxes in TN. Property taxes lower too!

      Hi white hat, TN has the #1 Regressive Tax in the Nation. What does that mean? A regressive tax is a tax applied uniformly, taking a larger percentage of income from low-income earners than from high-income earners. It is in opposition to a progressive tax, which takes a larger percentage from high-income earners. So let me give you and example - you make $250,000/yr as a doctor, and your food bill for the week is $200. You pay $20± in sales tax - that is $1,000/yr for you. Now I make $20,000/yr as a fast food worker - and my food bill for the week is the same $200. I pay the same $20± in sales tax - that is a significantly higher percentage of my income.       That all said, you are correct that TN has lower property tax - and let's take a look at that: TN average effective property tax rate is 0.75%. KY average effective property tax rate is 0.86%. That equates to: "For the median home value in Tennessee ($139,900), a homeowner pays $1,046 in annual taxes."       I don't want to read all that. I live here and I know what I pay. We left ky to save money & did exactly that. In ky we paid car taxes along with licenses every year. We drive newer vehicles so that was expensive. Tn county I'm in only requires a low Price for licensing. That saved us close to a thousand. No state income tax saved many more thousands! I don't mind the sales tax.
      I know what I saved by coming to TN. Not to mention a great county and small city. A beautiful place to live!
      I'll agree that property is higher in TN to buy than Ky. Hey , Ky is beautiful too. I'm barely over the state line. Still do business in Ky. Sorry I ruffled your feathers. You're selling real estate in ky. I apologize. My comment was inappropriate.

We often here the TN thing - and understanding most people who move here (who we deal with) are not going to be making a W-2 wage any longer, so the income tax thing is moot. It is your sales that hurts the poor. Hey, bottomline - there ain't no such thing as a free lunch. TN has roads. KY has roads. They'll get you AND me somehow. :-D

    How do you run a gas hot water heater off of a $600 generator?

      Hi Onry1, yes. a traditional tanked electric water heater takes 4000 watts to run. an 8 min shower causes that tanked water heater to run 26 minutes. a gas water heater needs very little power to run the ignitor and the power vent - only 3 amps. Yes, a $600 6,500 watt generator runs our freezers, fridges, gas range, internet antenna and router, LED lights, and a Rinnai tankless heater uses very little power - so that little generator will run it all. Sweet.

      Hi josh bensen, Yes - super easy. The permitting is simply to make sure you aren't going over your property line -- and to make sure if you need an electrical or plumbing permit, for safety and quality workmanship, that you get it. We just put an addition on our house and I believe it was 6 or 7 cents per sf. So you can literally go in wiht a design on a napkin and they figure it out with you, you pay the small permit and they are really a help - not a hinderance. simple.
