you're talking about the drought ... have you seen different areas of the property during rainy season? Our question would be about the location of any flooding areas or washes.
I've been here during heavy rains last fall, before deciding on a layout & and again this spring while working. The lots with full utilities are elevated from the drainage flow down the natural slope toward the next level shown in video that used to be a strawberry farm. Then it cascades down the terrace levels. The 2nd terrace level would be a great 2nd spot for growing food.
You should park that out get rid of all the small stuff. Keep the big trees. Would make better use of the land would be much Prettier and very use of the land

Is the Summer in Ozark mountains less humid and the winter not very cold and snowy is that true.? I knew a Russian family who lived here in Sacramento, California where I live who moved to Ozark Arkansas. I talked to the Mom, and she said is beautiful. I teach piano at a Music Institute in Roseville, California but I really want to leave California probably in 2 years when I retire. I was considering Newport Tennessee where Randy and Amanda have 5 communities. But I hear that they are operating without a business license. I don't know.

It starts getting cold in December. In January & February, this is a legit "cold climate" region, with 1-2 light snowstorms & temps between 20-40 degrees Fahrenheit. Spring & fall is amazing. Summers are hot, but much less humidity than Florida and there is a cool mountain breeze that chills your sweat while you're working. I worked in the sun during 100 degree temps here this summer and could take the heat. I don't last very long in the sun in Florida when it's above 90 degrees.
