I like how you've got your bed set up & the kitchens comfortable. The imitation foam tiles are a little busy for my personal taste but have been applied to the walls very well. Enjoy! 🖤 ( I'd place a chest of drawers under the shelf for your t-shirts & other bits. )

Gosh, if you got any hope of selling that thing you need to get somebody else to decorate the interior that is the tackiest crap I have ever seen the person that decorated. It has no taste at all.🥴
It was inspired by the chairman of the Rock Committee of Calico Rock, in Calico Rock, Arkansas. Rock is not only a main feature of the landscape in Calico Rock, it's also a major part of it's history. The people of Calico Rock are very affectionate and proud of it's rock. Did you know I have a neighbor that visits a rock on my property, just to look at it and spend time with it? True story.
Will the off grid stay that way?
Yes! But if you don't, we'll have full-utility lots to move to.
400 dollars a month is to high
The $400 lots include free water & septic, have electric, high-speed internet, and cable tv hookups. It's a special place for a few only, spread out on 10 acres of natural beauty, in a storybook town in the beautiful Ozark mountains. The off-grid lots are only $200 per month and have the best views of the canyon, cave and waterfall. The 2nd property will be a more traditional tiny home residential community with lower lot rentals.
The only thing not positive right now is no neighbors in case of an emergency since we are Seniors, no Post Office or Market . I rather wait till March of next year ❤
We have neighbors, although spread out on large plots of land. We have a post office, which is across the street from Harps grocery. We also are the only town in the county with a hospital, which is amazing for a rural town. The part about March is 100%. March 1st is the earliest move-in date for the lots with utilities, to ensure the hookups can be performed in desirable weather conditions.

I would love to take my retired wife to tour Calico,Rock in Arkansas around March if I can take 2 weeks vacation from work. ❤

Please read ITH reviews. They are a scam and too many people have lost their life's savings; promises of their homes being built on time but not by a long shot, LOTS of money upfront with no guarantee you'll ever get what you paid for (no other tiny home community asks for that much money upfront), and the homes are not nearly up to par. The owners are mean in person...not anything like their persona on their TH-cam channel.
I've never met the owners of ITH company, but we're a community of ITH homeowners and the coolest people around!

You should park that out get rid of all the small stuff. Keep the big trees. Would make better use of the land would be much Prettier and very use of the land

Is the Summer in Ozark mountains less humid and the winter not very cold and snowy is that true.? I knew a Russian family who lived here in Sacramento, California where I live who moved to Ozark Arkansas. I talked to the Mom, and she said is beautiful. I teach piano at a Music Institute in Roseville, California but I really want to leave California probably in 2 years when I retire. I was considering Newport Tennessee where Randy and Amanda have 5 communities. But I hear that they are operating without a business license. I don't know.
It was very hot this summer, but far less humidity than delta regions, or Florida

The wall covering is actually already themed to the property & the town of Calico Rock. It's hard to capture that until you're here, so it's understandable that it gets a lot of unusual attention online.
if you take off all the rock looking stuff and maybe put up wood paneling or something like it, you will have a better chance of selling it ....especially for a woman ...its just to much

you're talking about the drought ... have you seen different areas of the property during rainy season? Our question would be about the location of any flooding areas or washes.
I've been here during heavy rains last fall, before deciding on a layout & and again this spring while working. The lots with full utilities are elevated from the drainage flow down the natural slope toward the next level shown in video that used to be a strawberry farm. Then it cascades down the terrace levels. The 2nd terrace level would be a great 2nd spot for growing food.

how deep is that water?
The depth of the water retention pond fluctuates, but it never gets above 5ft because it flows over rocks and back into cave system.
Nice video of the waterfall and what looked like the cave. I would use caution in putting a lot down there incase there are flood waters at some future time (unless the source of the water is a natural spring and not part of a river/stream.)
Luckily, the Incredibox is also a floatable device, suitable for those who like to "go with the flow".

how will you handle BEARS in your development? They may be a deterrent for your home buyers. Was the dead person killed by a bear?
NO way would I live down by the waterfall area. You will have a water gusher coming through that area when a large rain storm comes, sooner or later. I would not want my house by a flood prone area. 😮

It's in 3 parts. I had to turn camera off to climb a rock on side of cave #1 entrance, which turned out not to be the deeper cave.

In the virtual world, we're just known as "Calico", home of the coolest mountain people in the southern region of the northern hemisphere. The local post office refers to us as Calico Rock, Arkansas. Yep, we have one right here in town.

You can’t be using his company name like that, he did not choose your place. You need to retract your heading and say property for a few tiny homes for rent etc. we don’t need any problems, and stop riding the coat tails of their channel to get people to live and that place cause I wouldnt

How are winters there? Do you get much snow?
It starts getting cold in December. In January & February, this is a legit "cold climate" region, with 1-2 light snowstorms & temps between 20-40 degrees Fahrenheit. Spring & fall is amazing. Summers are hot, but much less humidity than Florida and there is a cool mountain breeze that chills your sweat while you're working. I worked in the sun during 100 degree temps here this summer and could take the heat. I don't last very long in the sun in Florida when it's above 90 degrees.

How large will the lots be?
The lots with utilities are 30" x 15', but the off-grid lots can be enlarged for anyone that wants, within reason. Plenty of space here! Anyone that prefers total seclusion, I can prepare a lot in the deeper part of the woods for you as well.
