    I am 57 I inherited the house I grew up . My mom passed when I was 19. My mom left half the house to me. N left me the money for the inheritance tax, deed change.....When I was 28 my dad died. I got the other half. My brother who is 9 yrs older than I am is a plumber. My dad was a electrician. I knew every thing that was done to my house. My dad n brother made sure I knew all about plumbing and heating and electrical systems. My neighbor was a roofer. I started as a teenager gofering for him as a tween. I love heights, because a skydiver at 16. No fear of roofs. When my niece n husband bought their 1st house at 19. My brother told my niece take your aunt with you. Educating yourself is everything.

    I purchased my first home the day before I turned 21. Realtors only care that you purchase the home and quickly so they can move on to another sucker. I was so naive. An inspection by a good inspector would have saved me thousands.

    When I bought my first house, my realtor actually advised that I didn't need a home inspection because the house was fairly new(14 yrs old!). I got one anyways and was glad I did. It gave me some peace of mind.

      we had the same thing, house built in 2008, turns out they missed so many issues, leaking roof, gutters, stair treads not installed correctly (for 15 years!)

      Remember, your realtor is all about selling you buying the house for a high price, just like the selling agent.
      Both agents are paid a percentage of the sale price of the property. If the price paid is $50,000 lower because you need to replace the roof and HVAC and repair structure and electrical and... Both agents lose money.

    I have watched Holmes on Homes (TV Series 2001-2009) off and on for 20 Years. Mike is Canadian, experienced and HONEST. A rare combination. kinda like finding an honest politician or auto mechanic.

    Will admit that I have learned a crap-load from watching Holmes on Homes. Really appreciate the information he has provided as I am still using it today in my own house as well as my GF's.
    Best thing we can all do, IMO, as homeowners is continue to educate ourselves. Makes it a lot easier to find the issues than rely on a home inspector.

    Am I the only one to think that Virginia, the homeowner, resembles Cher? But whichever, it’s probably close to 20 years since Holmes and his crew fixed Virginia’s home. I would like to see an update of this home. Is she still living there? Has she maintained it? Did she make any alterations? How’s her son doing? Did she get married?
    Indeed, why don’t Holmes make a new series, “Holmes Reinspects His Homes,” in which Holmes revisits and reinspects the homes he and hid crew fixed up? It would be an Emmy winner, or it’s Canadian equivalent. 🙂

    One funny thought on this episode, they make a fuss and say how the up-stairs is unsafe for the son and needs a railing but then at 41:07 they show the basement stairs with no railing on either side and say it’s beautiful

    Problem is the industry. If a home inspector really does there job and list all realtors wont recommend them and they get blackballed in the industry. It sucks but its the crookedness in the whole housing industry.

    Comment on stove "power" at 20:18. Gas stoves don't require 240V power. It could use 120V for electric spark and / or a clock. The 40A breaker could have been for an electric stove when the home was first built, for a condensing unit, or an electric water heater. It would have been a good idea for you folks to acknowledge that a gas stove may only need a 120V circuit. Might have been a teaching moment for your viewers. Still, I like to watch the team in action.

    I've watched enough of his shows to know "it depends" because there are a lot of inspectors that are so half assed they won't even move a brick laying on top of a catastrophic issue.

    I have always enjoyed your videos and you cover so much stuff correctly and I enjoy that the one thing that drives me nuts is the carpet installation. They put the carpet in with a knee kicker and not a power stretcher. Carpet Hass to be power stretched to be properly installed if you’re going to do it do it right the first time. I don’t understand how you let these get away from you. I have watched many of your shows, and when they install the carpet, they use a knee kicker. One gentleman did use a reverse stretch stretcher that does pull them up snug but not as tight as a power stretcher, and I guess that does sort of work, but the tighter you can get a piece of carpet the longer it will last and the softer it feels, even over a cheap pad. I’m not saying put in cheap pad just the tighter, the better. I grew up in floor covering I have done vinyl tile, ceramic parquet I have laid carpet inside outside decks in swimming pools. I have carpet in the interior of trucks, cars, carpeted couches, barstools saddles, and the list goes on and on if it’s something that needs to be carpeted, I can do it but I would like to see a carpet stretcher on one of your videos if you’re still making new videos.     Honestly, if home inspections are a necessity for you, you might want to just consider renting. I find that it is about 50/50 whether you are going to get a good inspector. And then some will point out stuff that isn't worth shaking a stick at. Such as plumbing underneath a bathroom vanity. I guarantee that I have a violation there in my own home so that I could increase the space underneath the sink. The water goes down great, and its sloped right, and the trap doesn't get sucked dry. I have some heat runs that aren't taped up... big woop de doo. That's just providing some extra airflow above the suspended ceiling in my basement and its not like that heat is getting wasted at all.
    Meanwhile, I found a broken piece of flashing around my deck patio door that caused a 1 foot square piece of sheathing to rot out. It was impossible to see without pulling the siding. No inspector caught that. I found two joists underneath my foyer missing hangers. Not the original inspector, nor the FHA inspector, nor anyone else ever caught that one. The stair stringer going upstairs was hung by 1/2" OSB. It was never a problem for 20 years and showed no signs of a problem. I am pretty sure that's not right.
    Back in the day, my dad pulled permits for all kinds of stuff. NOT ONCE did ANYONE come out to look at ANY of the work that was done. The whole process is bogus. It is just a means to have home improvements on record so the county can tax accordingly.

    Test railings is what many kids love to do, sliding down. hahahaha I would have tried rolling down a railing many years ago. Rolling was a game that my brothers and I would do. We called it alligator. We would roll on our stomachs down the stairs on top of cardboard boxes. fun fun fun hahahahahaha

    Unfortunately where I live if you insist on an inspection, the place will just be bought out from under you by someone willing to waive inspection.

      and mike says that himself there is some stuff he does the home inspector isnt allowed to do. as it would cause damage that would have to be repaired.
      in Australia a building inspector isnt allowed to check the roof you have to get a roofer to do that. there not allowed to go over 2.4 metres above the floor or ground level. same with electrical unless there qualified in those trades

      True, but the inspector should have caught on that there were no return air ducts for certain parts (almost all) of the house. It also sounded like the electrical guy thought the breaker box was not wired well. And the gas being done wrong was obvious on the surface.

      The little electrical tester Mike carries costs about $6, you plug it in an outlet and it tells you right there - ungrounded outlets = electrician

    In a lot of ways the inspection angle is a lose lose situation. Don't get an inspection and this video is what happens. Get an inspection and the inspector is lazy, incompetent, doesn't care, half blind and says everything is fine and you end up getting a similar situation with no recourse. There simply is no gaurantee that the inspection is worth the paper it's written on. I'm sure there are folks who do perform a good inspection but in 2 home purchases in 2 different states I have yet to find one.

    Home Inspection? With the amount missed, I'm surprised anyone gets them.
    When I got my previous home, the inspector missed the leak in the kitchen where the water got below the asbestos tiles. $15K later....
    Maybe instead of a Jack of no trades looking over the home, licensed electrical, plumbers, should look be doing the inspections.

    It's too bad they always do the gutters wrong. They're supposed to be BEHIND the drop edge so they catch 100% of the water coming off the roof, and if they end up below the drop to make pitch they need to be flashed.
    Also if you find your gutters aren't behind the drip, don't just caulk it. Caulk fails and all you're doing is making it harder to service in the future.

    I just want to say, I love your channel. I've watched a few videos, but it really touched home with this particular one. I too did what this lady did and my home has a few problems like electrical. I live in Indiana, a 864 sq. ft. home, and I know I need wiring updates, but the $13 -15,000 price tag I can't afford, not at my 68 yr age. Do you know any electrical contractors in NE Indiana, similar to the guy you use, he's great?

    She purchased a home she couldn't afford, didn't get an inspection, and had NO money available to fix or maintain anything. Her realtor did her wrong, and so did the bank, who allowed her to max out her mortgage

    From watching your series, it is painfully evident that having an inspection guarantees nothing! The trade needs to be formally trained and licensed before it can be considered reliable!

    Sounds great, but when homes are going in 2 days or less if you want an inspection, chances are you lost the opportunity to get a house.

      Good point. He will not move ceiling tiles to look for junction boxes. There probably wasn't water in the sink or tub when he came. (However, a good home inspecter would run the water to inspect traps, etc.)
      No railing on the stairs: that should be common sense to anyone. Compared to other episodes where they actually had a home inspection where he missed MAJOR stuff, she made out pretty good.
      Doesn't anyone else see the irony here?

    So they pull the new wires through but it doesn’t show them connecting them to the studs, so down the road if someone pulls that sheetrock down they will say sloppy work just like Mike say when he finds something like that 🤔🤔

    Home inspections are absolutely useless. I have been an expert for many., many homeowners who tried to sue their home inspector for not finding issues during the inspection that cost them hundreds of thousands of dollars. Read the reports!! Really read them! They say absolutely nothing. All of them have the same disclaimer at the end that absolves them of any liability. I have never seen a house inspection report that is worth anything.

      I witnessed a few being done and decided then and there that I would never waste money having someone walk around with a clipboard. I can see as much as they do and anticipate what I may have to do to correct things.

      That’s kind of strange because I find things wrong with Homes and notify the homeowner and they greatly appreciate the knowledge and information especially if they don’t know their water heater is leaking or they have the incorrect one installed in their home most homeowners don’t know

      In the Netherlands ALL gas lines are copper. The issues here where the couplings and the fact that the copper was touching other metal and the line was THROUGH the return-air duct.

    Mike, im begging you. Please send help my way. I just bought a house 2 years ago with cash and stipulations from the seller that its as is. Problem is i was nieve and didnt know what to look for. House was old and i knew it needed work but wasnt expecting the amount of work it needed. The seller put lipstick on a pig and called it beautiful. The floors have a paper thin sticker on them. The floors are like a trampoline. My kitchen floor slopes to the outside wall, my floor joists in the bedroom gave way and i had a big hole in the floor. The nails rusted out and 4 joists fell. The toilet floor bounces everytime i sit on toilet and my toilet stack has a big crack in it. No insulation in the walls or attic, windows look newer but there is no trim around them or insulation. 3 old wall propane units in the house that give me headaches. Electrical problems. The lights in all the rooms dim when i use microwave. No ground port in sockets. When it rains i have to mop the bedroom floor. Outside i have a detached garage that has all rotted sill plates, rotted studs, garage door doesnt seal up, breezeway thats sinking down, insolation is espestos, ceiling is bowed down in the middle and no insulation. Right now im working on my yard drainage. The septic runoff goes directly into the tile, yard floods and my property smells like septic. Sidewalks, garage floor and patio cement is only an inch thick and is broken/cracked everywhere. Electrical in Garage is ceramic fuses and old wiring with no ground. My trees are all dying because of the flooding. County wont fix the town storm water drains so everyones storm water ends up in my yard. Roof needs redone, soffits have holes and i get critters in the attic. No window trim on the outside. Gutters hold water. My cistern is under the kitchen which makes my joists wet. No joist hangers and subfloor is inadequate. Crawl space is narrow so i cant even get down there to fix anything. I cant afford to fix things but i cant even sell the house in this condition. Im begging you please send me some help. I cry everynight because my house is a mess and i should have never bought it. I dont know wherelse to turn. Im sick all the time now. My dogs bring the mud into the house and it turns into dust. Dust that smells like septic and im breathing it in. Please, i beg you to help me. john2willis@yahoo.com

    Home inspections appear to be necessary, but i've seen so many bad ones on the show. Can they be sued and how would you know the good inspectors from the bad ones?

    So if you don't get an inspection its bad but if you get an inspection they miss everything and its a waste of money... got it

    Will all the stuff they keep missing and holmes has to keep comming to fix it. Then inspections are a waste and not needed.

    One needs Mike Holmes to do the home inspector or you’re probably throwing money out the window … aren’t most of these repairs Mike is doing, a result of a bad home inspection?
    The problem is the builders and the contractors aren’t held accountable for shabby and unsafe workmanship … and the same with most home inspectors. Litigation is expensive, not to mention stressful … doesn’t always yield the cost of remediations, to resolve these issues.

    1 problem with inspection does not mean that he will do it proper you proved it yourself. how do we know that he did his job right you find after but now to late and you can not even com back against him.

    To be fair the rest this series basically proved most home inspectors are worthless. That said it's a lose lose situation. If you don't get one your almost always going to miss something. If you get them you have to hope and pray they do their job. Never take the inspector your realtor provides, and maybe get a second opinion if possible with two inspectors. I think they only cost a few hundred dollars to get.

    Poor woman, very naive for not inspecting but the home is affordable. Disgusting real estate people, mortgage/bank companies and a lot more greedy people/companies.
    The greed in this world is tremendous!

    From watching your videos I really don’t think getting a home inspector matters . 95% miss most of the problems. It seems that you don’t even need a high school diploma to be an inspector. They really need better education .

    Of course you can have soldered gas lines. you solder without the gas in them, dum dum! You can't solder with water in pipes either, you know!

    I’m not sure how you can justify telling anyone, get a home inspection, when your videos prove the money spent is a waste. You cannot trust “qualified” inspectors to do their job. Nearly all your videos start off with failed home inspections

    HELLO I want to know why you are always yelling and complaining about the house it isn't like anybody is listening to you so why don't you just work on them and get them redone just like there supposed to be and get them over with see the difference between me and you for one is I get my jobs done in half the time yelling and complaining about it and another thing is if they're is anything like asbestos or mold I just get rid of it myself and I don't have to worry about wasting my money to do it for me and I can put it on something else and another thing is unlike you and everyone else worried about getting sick off the stuff when you're trying to get rid of it is it has never once made me sick all I do is wear a mask and takes care all of the problems so I can afford to put my money on other things where it needs to be

    No a home inspection is a waste of time and money many times especially on this show people get home inspections and still get screwed

      Doesn't matter if you get screwed you should still have one done most mortgage companies make you do it And you can't do the cheap ones you get what you pay for I know a lot of good inspectors

      Lolol. Does anyone else see the irony here? You can't win either way. My advice: Get a reliable contractor (not a home inspector) to check structure. Use a mechanical company to check HVAC, plumbing, etc. DON'T, for the love of a cheeseburger, use an inspector recommended by the real estate agent.

      @@Scubamike4499 I disagree with the last part, the one recommended by the real estate agent is great and should be used as one of the inspectors if you can afford it.
      I mean, you can get an interesting report that may be worth a laugh afterwards, paid entertainment!

    yes she should have had it inspected but the person she trusted to look after her interests, her realtor, who we all know was in it to make a sale, and if they were the least bit experienced saw red flags and knew shed not close if there were a list of items, says oh why spend the money everything looks new. the damn vultures. and why didn't the bank require an inspection? they do here where they put siding over log cabins that have chinking issues and old army sleeping bags for attic insulation. (my favorite almost mistake house) yeay for good home inspectors
