Sadly, if someone is looking for a town-home/carriage house (usually a new/newer property, although evne older town-homes have HOAs), they are pretty much guaranteed a HOA fee. The only issue then is (1) how much is it and (2) what does it cover/not cover. I don't know any way to avoid a HOA/Covenant fee in those type of homes/communities. :-( The only good news is HOAs are usually noticeably lower in a new/newer communities, higher in older communities. That's one reason I'd prefer new/newer. As for all the other types of homes to avoid, I definitely CAN cross them off my list...but in case I overlooked one of those reasons, I hope my "more astute" (!) real estate agent wouldn't let me buy one of those headaches! ;-) -- BR
