Going forward as public housing price rockets to $1m and higher, children will have less and less to give to parents who may suffer more than current cohort of elderlies. This is assuming asset appreciation continues. Its unlikely the prices stop going up or go down as that will lead to pap harder to stay in power. So I feel that the bubble will one day burst

He is talking as if he knows jb and Malaysia market well. I wonder if he has changed his tune on investing in property since he started talking?? What he paid might be affordable by Singapore standard but might not be cheap by Malaysian standard. Abd Malaysian market is generally over supplied and market is weak. Jb enthusiasm may be speculative but not sure of it's sustainable.

I think contributing to child CPF is one of the worst move out there. Not talking about policy change only, but the fact that the money is locked up for 50 years, even if there are 90k when they are 21, they cannot use or grow it at all! We should provide the monetary support to them when they most needed it (in their 20s, 30s?), not when they are 55, 65 or older. The best parents can do is equip them with the knowledge in finance, not just a lump sum of money.

Actually i may find it a bit wierd in this interview because the POSB lady is explaining some very basic financial advice, tips, insurance, tax matters to a very highly revered financial advisor veteran in this field. It is like explaining how to do 1+1, 2+3 to a mathematics professor.. I think if the host is say CNA Talking Point where the host is a pure host and not a financial sexpert, then it won’t be so wierd.

Nice video. My kid (5 year old) has special needs which spurred me to start investing properly 4.5 years ago. I'm 32 this year and my portfolio is 100% equities. The covid-19 crash which tanked my portfolio -75% made me realise that I'm very comfortable with volatility and risk. Rode the PLTR wave up from 7 dollars and still holding. For parents less comfortable with risk, I agree with broad based ETF or CPF SA but not endowment.

Those in the SEZ can transact for less than 1 mil. For own stay it's ok. 1 bedder, which is quite large, 600 sqft, is around 300 to 400k rm. Don't need to be walking distance to any amenities. In JB, get a car and you can go anywhere. For retirees, everyday go gym, swim in the condo. It may in fact lengthen ones' healthy time. Food is aplenty and of good value. Even after 20 years, the value of the condo is 0, the 100+k sgd is still well spent. After that, come back to SG to finish off the last bit of life.

Just rent out one room of your hub flat, you can rent a studio/1 bed condo unit in R&F. Stay there and enjoy! No need to buy. The other factor that didn’t touch here is exchange rates. Singaporean buying condos 10 years ago mostly suffered losses as it used to be about RM2.5 to S$1! Now it’s about RM3.30 to S$1. Even if you make a little, the exchange rate still net off your gains….

JP housing investment can't be an investment. You can only buy one and be a weekend holiday place. Even though, I hv a truce case to share. My brother in law has a small landed in JB. Bought only a few years but resale value already keep dropping. Want to pass over to his 2 sons but none wants to take over. So, they hv to drive in and out continuously over the weekend to 'enjoy' it. When they first got the house, it was like a dream come true to stay in landed. Now, they start to feel that retiring in Singapore is better for them. Medical concerns are one of the reasons. Also, they hv admitted that staying long term in JP is not healthy. As everything there is so much cheaper than in Singapore, everyone who goes there usually tends to eat uncontrollably.

Excellent video. I had terrible experience with agents . As I worked overseas I’d rely on the agent to keep an eye on the property. The unit was ruined within 5 years and I had to renovate costing me more than a years rent. Unlike in Australia agents would conduct a quarterly inspection with photos to ensure tenants upkeep the property. I changed agents but things just got worse. The new agent asked me to sign a lease + sale agreement just when covid hit. Property prices was dropping. So no sales offer. She managed to get a tenant quickly and I was happy. 6 months passed and I got a call fro, her saying she has sold the unit and collected a down payment and if I didn’t agree to sell I need to pay a penalty. Looking back I should have asked her for written proof etc. but she kept calling me saying I am liable and I signed an agreement. As I turned 55 that year my sales money was locked up in RA leaving me not enough cash to buy a 2nd home. Very disappointed

DO NOT BUY OR RENT IN R&F. 1. Their building is not equipped with high WiFi coverage for phase 1 area the max is 2gbps home WiFi and it's almost 400rm per month. 2. For phase 2 max can only have 1gbps WiFi around 200rm per month. The building is nice but to live in with poor network connection even with phone and house WiFi is not worth it. Ouh and also not all Malaysian main Telkom provider can use hor.. only 1 or 2 telcom provider U can signed up for. When U step out of r&f you definitely get Ur signal in 5g and fast.

I do not agree with you totally. Yes to state the time you want to retire because you stressed that time doesn’t want for you. I think Government or Investment Guru should educate or guide those who wants to invest to prepare themselves for the “so-called time”. If that part is done, we do not care amount how much money we have at the end of the day because we have already done our part, our best.

Personally, i feel that R&F is a very depressing place to live. The blocks are tall and close together, giving a "prison" vibe. Some units are perpetually in shadow. I doubt i could stay there long-term. If you talk about investment potential, then i think the potential CAGR falls short of other, more liquid forms of investment. As a place to spend my golden years, i would find other developments in JB/Malaysia.
