    Useless cooling measure. The government already say only 10% affected. How to cool the market when 90% still happily buy like no tomorrow.
    Probably only very high end properties might be affected.

    There is NO additional cooling measures on first property buyers! That’s why there is NO impact on first time buyers!!!

    Should just ban foreigners from buying properties in singapore, like in Switzerland where foreigners can only buy ultra expensive holiday resort home in areas where not many locals are interested.

    if i am china national, today buy at 60% higher. 10yrs down the road, i also not willing to sell at loss. i will sell 60% higher, thus jacking up prices even more. we pay and pay, our children suffer more and more.
    this train of thought correct?

      That logic cannot be correct IMO. New buyer has expectation is based on market price then, not seller cost price.

    If I am a foreigner, I will try to get a US citizenship and start buying as many properties as I like in Singapore. I believe some clever foreigners from China or India are doing that. What can our government do about that?

      But i guess foreigners dont rate singapore that highly. They can see new york, they can see london. We're not that big to them after all?

      @@JOSHTANLIVE To some rich mainland Chinese, Singapore is attractive because we are not that far from China; we speak mandarin; no obvious racial discrimination here; favorable tax policies, and a large number of fellow former PRCs here to provide a home-like environment for them. If they buy a S$2 mil property, they save S$1.2 million in ABSD, more than enough to cover the cost of getting a US citizenship.

      @@ccn1364 as if it is easy to get the US citizenship. + they will be taxed on their income worldwide. Not really a wise choice.

    Another explanation why ABSD increase massive for foreigners, is to force these foreigners to convert to new citizens. A lot of foreigners transfer a lot of their liquidity to park into Singapore, to avoid legal implication back in their home country.

    Young Singaporeans had not witnessed a severe financial crash and foreclosure. It’s alarming that they don’t know the geo political financial war taking place and the bank collapse in USA. Well only time will tell as many job losses in 2024 will determine their faith.
