Very truthful advice. Retire for a few years in BKK, then return finally to Singapore. Appreciate this !
I retired to Bangkok last year. I would recommend you to rent rather than buy if you want to retire here. If you are bored with 1 area you can always move to a different location and it's cheaper and less hassle. Onnut is a good place to consider with many good eateries and street food. It's just a few BTS station from town.

I have 2 Bangkok properties and 1 pataya and their psf is only about 120k thb per m2 or sgd 420 psf. Also near BTS or MRT. Rental yield about 4-5 percent. Their mega condos are much better facilities in Singapore such as mega infinity pool, co living space, simulators gaming area, basket ball court, tennis courts etc. frankly I found retiring is a good option as rental can be transfer back via prompt pay international.

I am single with one condo in 30s. Want to diversify and probably retire elsewhere. Thailand is one of easiest retirement visa to obtain.. can you share more about the lifestyle and properties to look near mrt station that is v convenient
@@juniorjr5328 I will recommend you to first rent 1-2 years and until you are very sure you want to retire then you can consider purchase. Cos you must like Thailand before buying. Don’t buy till you are very sure. For me, near onnut bts or pra nam mrt which is near central Rama 9 are the best. Of course you can choose higher luxury condo near thong lor or Ekkamai bts which are about double the price of asoke Rama 9 area.
Shangrila? Hop onto the hotel boat cross over for their buffet lunch or dinner. Northern Thai cuisines. Was very very good n reasonable. That’s abt 20 yr ago. Dunno abt now??
I like this Video of yours Josh and Daryl. I am Thai who happen to have many SG good friends in their 50s who plan to retire in BKK. I am very happy and can't wait till that time. Anyway I would recommend them to rent according to their budget and requirement rather than buying. In that sense they can be more adaptable between life in both countries.

Hi, i am a singaorean living in the Central Ladprao area. There are many condos around this area. Great area and not too much foreigners. There are 2 stations BTS and MRT station within walking distance.
Daryl mentioned about healthcare. When you get old, would you come back to singapore?
@@JOSHTANLIVE I am currently in my early 40s so i dont have any plans at the moment. I think the healthcare in the private hospital here in bangkok is comparable to singapore but as i have a healthcare hospitalisation insurance plan in Singapore, i will most likely go back if required.

Regarding Thai hospitals:
Depends on whether the hospital is private or public. Also where located. Private hospitals in Bkk are expensive even by expat retiree standards. Private hospitals in rural area can be very nice and very affordable. For example I have used Rachaphruek hospital in kkc and it’s a beautiful affordable hospital. My extended family and I actually flew there from BKK rather than go to any private Bkk hospital due to cost differences. The public hospitals are always crowded and people can often wait for 6 months or more for life saving surgeries. We chose to pay 90k thb for one such surgery and after biopsy came back, we scheduled the surgery next day by a specialist with 15 years experience. Nice the doctor stated the cost up front s was and the bill was only 2k thb over that amount. So no surprise billing like in the West.

Inner bkk is very expensive to live in. Outer bkk is much cheaper but its 2 different worlds! Ive spent some years in bkk both working there and living semi retired. Its very different when you are there for just a few days of holiday!

@JOSHTANLIVE I consider outer Bangkok as areas beyond d MRT, BTS and BRT lines. Thus, inner bkk is quite a big area. Different folks hv different definition. Some consider outer bkk as outside d sukhumvit area.
Locals don't buy resale, they prefer to buy new. Your exit is to sell to foreigners

bangkok 35m² doesn't feel as cramp as a hdb. could it be maybe the Thais dun include aircon ledge, or other unusable space into the floor area.

Average cost is SGD$2,000-2,500 monthly for 2 adults. Depends on your expectations too. You can live very well on SGD$4,000-5,000 monthly.

Yes the prices I mentioned includes condo rental for studio/1-bedrm and 2-bedrms depending on location, size and floor level.

7.5m baht for 1rm 35sqm = SGD282K....2rm flexi in SG is 47sqm 99 yr lease = SGD167K...If I'm a retiree aged 55, I can go for 40 yr lease at SGD97K only....Retirement / semi-retirement like not worth it in Thailand

Yes. Mega condo with very nice facilities like asoke Rama 9 is 52 % of this price also at 32 m2.

Any capital gain tax if resell condo in Thailand? And usually how much is agent charging if i engage one to manage the property for me? And need to pay tax in thailand for rental income? Thanks.
Yes. There is capital gain tax. Capital gains of 15% and also stamp duty which will be much lower after 5 years.
It’s about 1.2 month rental income like 19k thb per year for managing your thai condo. So effectively you earn about net 10 months rental after deducting agent and maintenance fees. Frankly there is also capital appreciation and since I bought my units during covid, the property had gone up about 5 percent per year in capital value ie about 20 percent now for 4 years. After capital gain tax will be about 15 percent over 4 years. But sale should be done after 5 years to have lowest seller stamp duty.

As a Singaporean at mid 60s here in Thailand for more than 2 decades...here is my take... Bangkok is not the only option to spend your retirement.. there are a lot of provinces worth exploring for your lifestyle or to invest in property. Bangkok is too commercial and isn't value for money for the long term... but if one insists on living in Bangkok, ...renting condo would be better than then buying one.

Thai govt makes chaotic rushed law changes (taxes, Gunja, etc). Too many and makes any long term investment risky. Thai banking is whacky. Better to rent housing and some hotels for trips.

The medical conditions nail it. In most countries especially less developed countries, Singaporean cannot get the right treatment. And as for more developed countries, the cost of medical treatment can be appalling, especially without subsidies. Just stay put. 😀

I can't speak for other medical treatment costs except for dental implants for full mouth restoration. I researched & enquired with 4 to 5 of the most popular dental clinics/hospitals. Apparently, there is no fixed fees and they will try to do a fast one on you if you do not know and compare (really pissed me off). Comparing to Singapore, the savings is only like 10 to 20% and really not significant. Finally settled on doing it in KL instead where savings is more than 50% (easily SGD30K). So I do have serious doubts BKK is a cheap place for dental tourism . My 2 cents....
