How is it that the surrounding counties are held to the Local Agent In Charge? Does that mean Lorrain, Medina, etc implemented the same matching policy?
No...what it means is that if you reside in those counties and own a rental in Cuyahoga county, you do NOT need a LAIC.

What are some other tips you have for getting your properties ready to rent?
Hi, if i put the Mobile Home in the Land ( My Land Property , Not Mobile Park) the Rent is also based in the number of Bedroom or the S8 also consider the Price if I pay for the Mobile Home to be the price of the rent?

You're talking about a mobile home which is a different structure than an apartment building so you cannot charge as higher rent as a regular Apartment building Verses a mobile home
@@myrtlemoore7611I’m renting SFR and not apartment and the table of sec.8 depends on bed/bath not type of structure. Didn’t deal with mobile homes but once it has all utilities connected - most likely it will depends on the number of bedrooms and baths

Can you get a higher rent if the property has better fixtures and is in better shape, or it's only market rent that is considered. I was trying to contact an investor in Cleveland and he confused me with a renter. I received a list of properties that were very dated, they really looked bad. Does section 8 qualify the property as well as the market rent?
Yes because the upgrades would allow it, but only if there are “comps” that back it up. However, like a home appraisal, you can state your case to the CMHA official as to why it deserves the amount. You could also just decline the amount and rent to a traditional (non Sec 8) renter. But that’s why it’s so important to work with a good team like ours. We would be happy to assist.
I heard that the rent section 8 pays has to include utilities?
I don’t believe that they have to…however I have heard in some cases they may be able to help. I believe each case is different in how the rent and utilities are paid

I contacted a housing authority office in Illinois and they said yes; this person gave me the numbers for each utility that added to around $300, this amount has to be deducted. Each county office works differently. It's confusing. I know an investor that is getting $1200 for a 2 bedroom where the published rents for a 2 bed are $950.
@@ElizabethGalarza1not in Cuyahoga county where Cleveland is. Sec.8 will pay rent calculated by their formulas, not 100% of rent - the balance will be paid by tenant. Tenants pay their own utilities but water is staying in landlords name and billed separately.
I disagree with buying the duplex being smart. Maybe not at current price levels and interest rates. The yield on a duplex is like 5% in Lakewood, OH (renting both units). The yield is negative if you live in 1/2, rent other half, pay taxes, maintenance, vacancy... Better off buying a dividend paying stock and rent (paying 1-3%, plus appreciation). Lots of companies are buying back their own stock now so the appreciation is legit.
The interest rates aren't helping that's for sure! But real estate has generally been very lucrative over the long haul.
The worst neighborhoods in lakewood are on par with the best areas of cleveland. It's not Cleveland.
Lakewood is awesome, but there are some fantastic parts of Cleveland that are similar. Kamm's (which is super close and borders Lakewood) is just one example

Our property management asking us to sign an agreement to pay for the tenant utility bills, are we as landlord suppose to be responsible for paying their utility bills???
Not usually! Usually owners only pay for water/sewer. But that’s all negotiable between you and tenants

I like your honesty and education about the conditions of the Cleveland properties. I have to say given the older 100+ year old properties plus humidity being near Lake Erie can leave houses in bad shape. Like you mentioned, almost all houses have moisture in the basement which is concerning for rot and mold. As well as questionable structural issues at times. Some homes can be a money pit.

We love that lower part of Old Brooklyn! The streets seem very nice and buyers usually buy them Up super quick because of convenient location. Portman, Oak Park, Ralph & Wetzel are some of our favorites

I'm looking to invest in a small multifamily in Cleveland. I'm very surprised about the section 8 program taking up to 90 days! I wonder if the office is extremely under staffed or there's an abundance of properties for section 8 than they don't see the need to expedite the process.

Nice video approach; good pace, seems genuine. I appreciate your willingness to talk about the good and bad in your videos. Having said that, I have a few doubts about what you guys are showing us. I took the time to run your numbers. If one takes into consideration ONLY the factors you guys consider (vacancy, PM, insurance, etc.), my numbers are almost the same (not using BP tools). However, I find this analysis a little over-optimistic. Let's see... After your tour, it seems apparent that it will be necessary to spend some money on refreshing this property if you expect to get $1,400 per unit. Maybe not a lot, but it adds up. And it seems surprising that you can get $1,400 for a 2bed/1bath without central A/C. I may be wrong, so I will trust you guys on that... Most importantly, however, there are "annual", "quarterly", and "seasonal" expenses in running a property (any property) that should be part of the investment consideration. Beyond the 5% you guys allocated for monthly maintenance & repairs of these old properties. For example: (1) annual rental registration ($150 for a duplex in Lakewood-$75 per unit); (2) cost of maintaining an LLC if you run the property through such entity (at least $150/year just to renew the registered agent); (3) seasonal expenses, some of them inevitable like snow removal (especially in the Cleveland area!), but there might also be some landscaping work, especially in Spring, after such a long Winter (and possibly in the Fall as well), and the Fall tune-up of the furnaces - these are all expenses on top the 5% for maintenance & repairs (4) depending on how you get your tenants, there may also be "advertisement expenses". (5) finally, water/sewer bills combined may cost some $120-150/month; in some properties, the cost could be even higher. I wonder how you guys manage to slip the water and sewer bills into the contract if the meters are not separate (in the Cleveland area they normally aren't, separate meters are very, very rare...). Those are things-from the top of my head-that your analysis should consider. Adding all up, the ROI would be considerably lower. In any case, thank you for a very informative video!
