    Can you get a higher rent if the property has better fixtures and is in better shape, or it's only market rent that is considered.
    I was trying to contact an investor in Cleveland and he confused me with a renter. I received a list of properties that were very dated, they really looked bad. Does section 8 qualify the property as well as the market rent?

      Yes because the upgrades would allow it, but only if there are “comps” that back it up. However, like a home appraisal, you can state your case to the CMHA official as to why it deserves the amount. You could also just decline the amount and rent to a traditional (non Sec 8) renter. But that’s why it’s so important to work with a good team like ours. We would be happy to assist.

    I heard that the rent section 8 pays has to include utilities?

      I don’t believe that they have to…however I have heard in some cases they may be able to help. I believe each case is different in how the rent and utilities are paid

      I contacted a housing authority office in Illinois and they said yes; this person gave me the numbers for each utility that added to around $300, this amount has to be deducted. Each county office works differently. It's confusing. I know an investor that is getting $1200 for a 2 bedroom where the published rents for a 2 bed are $950.

    Hi, if i put the Mobile Home in the Land ( My Land Property , Not Mobile Park) the Rent is also based in the number of Bedroom or the S8 also consider the Price if I pay for the Mobile Home to be the price of the rent?
