Was on a scouting trip last week before moving back to VA, all though I grew up there. But went back after years. Liked Loudon County a lot better!

Why is my expense total amount the same and my children are adults and don't live with me..and I live in Stafford? And my groceries are less $500 month, and i eat out maybe maybe 1 x month, amd work from home...fulltime.

Gas is so much worse for indoor air quality. People don’t realize how important ventilation is when you’re cooking. Especially with gas.

South Virginia is like a whole different state, lol. Our taxes are quite reasonable here. Nothing like back in NJ. Apparently, north VA I similar to there tho, wild!

This is why I moved out of NoVa and happily moved to NC.

I moved to Ashburn in 2021. Rent was $1700 something. This year, I got a lease renewal form for $2400 something. That's a $700 increase in around 4 years. That's just base rent. In this area, you will not find a single apartment complex where the base rent is the final number so it's even more money, generally over $100 added on in hidden fees. I eat 1 full meal a day and work in the data centers here doing both hardware and system administration work. After all this time doing everything I can to save, all I have in savings is $2000 which doesn't even cover a single month's rent. I rarely take time off and live alone. I rarely go out too because anything outside of walking trails costs too much to continue saving whatever I can scrape after paying the cost of living here. The Internet's internal functions are my passion but is it worth getting legally robbed every month?

I've lived in fairfax County all my life and traffic is nice! All the bad traffic in fairfax County is near Tysons which is why he says it's bad since he lives in Loudoun. Literally all the traffic technically is in that spot and leaving farifax County

I understand the market has affected the housing prices, but equally I believe realtors have driven up the prices because that is how they make money. Was in the market to buy in Northern VA and my realtor always told me to offer the most I could afford, "My Greatest and best offer upfront". Always turned to a bidding war. We ended up buying closer to Richmond.

Is it still possible to find a house in the 300K range (Not a condo) in NOVA?

I used to live in NOVA and now I live in PA. I looked up the Loudoun County house I used to live at in Zillow and it costs $950k. Regular 3 bedroom houses costs about million dollars in NOVA it’s outrageous. I’m glad I moved to Pennsylvania, it’s a lot cheaper, less traffic, less competition, and lot more laid back.

buy two town houses one on the end and use that and other with a shared wall ( lock it up) together, so you could sleep well In your house. Just kidding 😁 I am not a Home advisor.

The problem with Northern VA outside of the DC.. is that it's a one party area and the Democrats can get away with just about anything as their is no checks and balances !!! The local govt is bloated and the school systems waste too much money ...and when someone comes along and wants to reduce taxes - such as reducing the personal property taxes .. people in Northern VA didn't vote to let that happened !!! because so many people in this area are brainwashed and vote for the same type of people .. big spenders, high tax politicians. I moved out west to a red county and my taxes are a fraction of what Northern VA is. ... school are still good, roads are great - but its run by Repulicans , yet still have checks and balances on fiscal spending.

Closing cost is a scam. Title cost is a scam. Anything that is not the cost of the home is a scam.

what changed the last 5 years? I would have to say COVID changed everything. Probably the major reason why Ashburn and Sterling real estate exploded in value. It's already happening in Front Royal and won't be long before it hits Winchester.

Born and raised in NoVa since 1973. The cost of living and traffic was oppressive. I moved to WV when I was 35 and don't regret it one bit.

We used home daycare, cost about half what a brick and mortar daycare charges.

I’ve lived in NOVA since 1975. Our total cost of living per month is about $3050. Our mortgage is $1295 😊. Buy low, sell high.

Yeah, I really can't believe the market. When I moved to America April 2023, I thought buying a home in that environment in Herndon, VA would be a mistake, but nope. Had we waited it would only been worse. I'm not sure how you real estate agents are surviving with this slow market.

Where is the closet place to northern VA that is still affordable and not yet out of reach?

I had a radon inspection done with a home inspection prior to my one year builder meeting. Highly recommend the radon test.

Hi David, moving to the Ashburn area soon and wondering if there are any other sources to look at that you recommend in addition to the three sites(zillow, redfin, apartments) for renting a house?

First of all if you're going to use "gross" income as a baseline then it really should be 25% rather than 30% as prescribed by conventional financial advisors. Or at least 30% of "net" income which gives the homeowner more wiggle room for extra expenses in the future and savings/investments. Also didn't you forget to mention buyer agent/broker fees?
