Yes, this is crazy as all get out! I grew up in Northern Virginia. The housing market is over priced. Which means there is a serious divide between classes of people.
Hi David, moving to the Ashburn area soon and wondering if there are any other sources to look at that you recommend in addition to the three sites(zillow, redfin, apartments) for renting a house?
First of all if you're going to use "gross" income as a baseline then it really should be 25% rather than 30% as prescribed by conventional financial advisors. Or at least 30% of "net" income which gives the homeowner more wiggle room for extra expenses in the future and savings/investments. Also didn't you forget to mention buyer agent/broker fees?
@@LivinginNorthernVirginia Yes in the counties correct (and maybe its just a generational thing?) but we've often considered NoVA extends to Ashburn/South Riding/Manassas/Dale City to Arlington. Keep up the videos it's good content!

@@LivinginNorthernVirginia Very low, average was like 0.5 or less. My home also has passive mitigation built in. I'm guessing yours probably does too.

Closing cost is a scam. Title cost is a scam. Anything that is not the cost of the home is a scam.

Hi Daniel, you will find about 99% of rentals on those 3 sites. Sometimes a landlord won't use a realtor and just post the listing on FB marketplace.
Is it still possible to find a house in the 300K range (Not a condo) in NOVA?
Where is the closet place to northern VA that is still affordable and not yet out of reach?
I would check out Winchester, Stafford County and Fredericksburg

No one from NoVA considers Leesburg as Northern Virginia just saying…
I’ve never heard anyone from NOVA say that in 25 years. Leesburg is in Loudoun County, which is 1 of the 4 major counties in NOVA.
