I've been to Petalz a couple of times as a friend lives there, but nope, didn't review it. Balcony has to be big enough, for me to consider. Also, assuming it is big enough, it needs a pretty good view too. If it's facing another high rise, then no. But if nice open view, can strongly consider.
Yes, agreed. This is a nice 3+1 with a proper +1. Some +1 have no windows or to open a space with no walls covering it, such as Duta Park that I reviewed recently. Sometimes, nice layouts are just limited to expensive properties.
Nice project i am a fan of exsim project and design starting with the lobby nice and colourful and the corridor the best corridors I like exsim corridors very nice the lights is very nice looks like a hotel the grill it self is unique for the unit is nice the kitchen is top notch as a exsim project and the bathroom wow very nice the rooms are nice as well , next will be the sky gym very nice and the view would be also nice and with the music also wow nice the gym reminds me of thier previous project the millerz in old klang road and the facilities as espected exsim level and it’s a freehold project kudos to the developers
With EXSIM projects, you can't really go wrong. In terms of the standard and what to expect, they've delivered once again. Pretty much within expectations I would say.
Love the colour theming, nice common sense design..most look robust built to last..ceiling standard 10ft? doesn't look low. For the 1000sqft All room gets a window, and you even get a yard with a proper place for the compressor. Top that with walking distance to a public transport..the view towards the housing area would not be blocked by other condo. Good project, freehold, wouldn't mind buying this at all.

Not a very cozy neighbourhood, as it's a commercial & industrial area, but that's the same elements that gives it the convenience of being able to go to a mamak or sundry shop by just crossing the road.
This development has that feel since the parapet wall along the corridor is very high up. Also, it's very dark with not much natural lighting from the air wells. Hence, the reason why it looks gloomy and down along the corridor walkway. Some are really inviting, such as the one at Kiara Kasih Mont Kiara.
I would consider Exsim's partially furnished to be properly partially furnished with a fridge, island top, washing machine, build-in wardrobe/ shoe cabinet and grill (Z series) rather than the standard aircon, water heater and kitchen cabinet, then again these are probably already priced in. I really do like the bathroom tiles, adhere to the theme yet provide a bit of texture/ pattern as compared to the usual solid colour. Kids Enchanted World holds true to its namesake, fairly well-executed facilities from Exsim. Personally feel BJ is too dense with so many new projects coming up (Avantro, Ayanna, Sunway Flora, Kingswoodz, Ren Residence, Trinity Rainfora) just to name a few competing with a plethora of existing condos/ apartments, just sitting on the LRT you will pass by a lot of them engulfing the stations. BJ is probably good for ownstay if you are a local but for rental wise might need to think twice.
There's a certain level of quality and execution that one can expect when getting an EXSIM property. They have delivered time and time again. From there, it's pretty much copy and paste the key elements and principles from project to project. BJ is indeed densed, will soon be a nightmare like Old Klang Road. Interestingly, in general, the market demand is able to somewhat absorb the supply.
The design and color scheme is unique. I think this project is meant to be an investment project, maybe for long term rental. Hopefully not an Airibnb oriented project. I wonder any owners use it for own stay. I heard that the empty land behind the project is reserve as religion place, not so sure, do you know about it?
No clear signs for this to be a pure rental property. Hence, will surely have a healthy level of own stay in my opinion. AirBnB won't do too well, as there really isn't anything much in this area. For short term rental, connectivity and attractions are really key. While this has connectivity, it isn't really direct and convenient, as it still requires change of lines before hitting the city centre. Not too sure about the empty land behind it.

It really depends on the property and the strategy. Personally, I have a 1-bedroom condo (not to be confused with a studio unit) which has very good demand in Cyberjaya. Have owned it for a couple of years and still going strong. As for this property, yeah, it's a small footprint with minimal land around. Minimal greenery. One has to really like the location or doesn't utilize the facilities. Those that have a nice, chic, cool abode and doesn't mind staying in throughout the entire weekend. In a way, the surrounding and the facilities are insignificant. Then yes, this property will be under their radar.
exsim make a lot pf people lose money including myself for expressionz and many projects . drop 40% or more. many will never buy again even very innovative, funky. rather buy sunway and ijm traditional and not overpriced.
Expressionz is an outlier. I visited that project too as one of my earliest reviews (last year). The location, while close to city centre, is rather awkward and not walking distance. Not conducive and inviting to walk to KLCC direction, underneath the Jalan Tun Razak flyover, don't you think so? Also, based on my observation, properties that are purely rental game (such as Expressionz, but there are many others too), where there is next to 0% that owners will stay, in general, don't do too good and maintenance will drop over time. This is compared to properties that are more balanced (owners stay and rental), where building upkeep is much better.
