How to Value Land - boost property investment returns
Knowing how to value land is KEY in property investment AND property development. Property investor in Australia can boost their capital growth through purchasing rentals with a high vacant land value. Property developers need to use land valuation methods to work our their "land for sale" price.

There are a range of reasons to value land this can include sourcing a high capital growth investment property, land tax, knowing the price to pay when buying vacant land and working out the land for sale price if you're a property developer.
When you are working out how to value land, you must consider the dollar per square meter for other vacant blocks which have sold and are for sale. Get an understanding of the improvements on the comparable land (earthworks and site works), connection to services (sewer, water, power, etc.), the frontage of the block and locality.
When you're comparing blocks against one another, street-front blocks generally sell for more than blocks behind an existing property or off a laneway. Land that is in new estate sells for a premium of property located in an existing suburb. There is a correlation between the $/sqm for land and the land size itself - smaller blocks sell for a higher rate per square meter.
If you lack comparable sales evidence, you can benchmark what land is worth by discounting the build cost of what completed dwellings are selling in the market. It's worthwhile considering what blocks sell for in surrounding suburbs and taking into account the difference in the median property price.

I merely copy ROCH DUNGCA-SCHREIBER , a CFA, whose actions I witnessed on Bloomberg Business News because I am unable to handle my portfolio owing to the nature of my profession.
