Great video again Kent lots of useful content. When you look at all this due diligence I assume this is done prior to the purchase? Or is this after? How long do all these quotes generally take? The reason I ask is because if I look to purchase a block or existing dwelling to knock and rebuild another punter could come buy quicker and purchase the property unaware of all these steps ( if they plan on doing the same).
A lot of these steps can be done within 24 hours, I'd do everything prior to the offer - or while negotiating. The due diligence period is used to firm up any numbers I'm unsure about. Yes, I do miss out on properties too, but this is cheaper than making a mistake

@@EF-rj5gp That's a good point. The items I discussed are the same as this video BUT the difference is the access leg ads to construction cost (builder factors in annoyance for access) and site works (providing paving / storm water on the drive)..

For development, the steps are similar but more detailed around planning, feasibility and resale. Which I haven't touched on in this video.
