Hi - I'm Vijay! I was born in 1989 and moved to India at 7 years old. I returned to England when I turned 13, graduated with an accounting and finance degree, and then started my career as an accountant.
In 2014, I started selling stuff online as a side hustle for some extra cash. The following year, I quit my accounting 9-5 to go full-time on my ecom business, which I scaled to £10 million in sales.
I started to think about my next move in 2019 and came across the book 'Rich Dad, Poor Dad'. After reading it, I knew I needed to invest in property, and that's how I started my property journey (properly).

Good video bro but im surprised how did you get subsidence claim paid under nhbc. This guarantee covers construction defects and structural issues relating to construction but not things like subsidence unless you would have proved construction defect as a concurrent or independent cause. Will be happy receive your comments as the scenario needs some explanation and would certainly help.
I’m not 100% sure about the exact details, but they monitored the property for a full year before they decided to pay up.
What site did you bid on?
Damn that subsidence sign outside didnt look like it would raise sny alarm bells to look into it, would it always become more obvious on the inside?
To be honest, they look obvious to me now but obviously thats through experience lol. You have to really pay attention to any cracks outside because sometimes they may not follow through internally.

Hi Vijay, Really informative video about BTL. What can you say about product fee that the lender charge, it cost around 15 to 20k, this was not mentioned in your video. Thanks August
Interesting video! if buying through a LTD company though, won't you also suffer from worse (higher) lending rates which could offset the difference in PAYE tax versus corporation tax? Also whilst there is a 19% difference in tax when comparing PAYE and corporation tax, shouldn't there also be consideration around dividends tax as well to factor in with the higher repayment rate?
If you're looking to build a portfolio over the long term, purchasing under a limited company usually works out better, especially because you can deduct mortgage interest.

Great video. The bridging loan seemed cheap to me. I wanted to buy a slightly cheaper property through talking houses but I was quoted over £10k from the guy you recommended for the loan so I didn’t go ahead as it killed the deal

Thanks for the video. You were mentioning about the house appreciation of 40/50k property will be less compared to 70/80k ones. Does the same applies for BRRR? Could you please elaborate?
No, because with BRRR, you force the appreciation/value by purchasing it below market value and/or improving the property. I’m referring to future capital growth in this case.

Thanks, trying out something different! The £6995 includes project management of your refurb and comes with your dedicated account manager guiding you throughout the process. We are the leading deal packaging company in the North East, and as a result, we get the best deals, in alot of cases - offered to us first. There will always be cheaper options, but they dont have the same experience or know-how. Those 'cheaper' alternatives usually end up costing you more in the long term. 🙂

And with so many refurbs on the go you must have multiple teams of tradesmen working with you. Do you know them all and how do you make sure they’re not overcharging?

Great video is it easy to get good working class tenants who aren't likely to trash these properties because 70k areas are usually run down areas, I mean one of your projects was already trashed prior so why would investors buy in these areas
1 bad tenant doesn’t make it a run down area lol. You can get trashed properties in any area but overall it’s rare. They bought that property because we were able to secure it for cheap. Usually houses in that area go for £85kish 👍

Hi Vijay, I hope you are. I was wondering if you could please advise me on this property inquiry. I am looking at taking a buy to let mortgage on a timber framed property. What are my chances of getting a lender to lend me funds for it? I’ve just discovered that timber framed houses are not preferred in the UK especially with lenders. Also, in your opinion and experience would you advise to avoid it?

The best way to learn about taxes and accountancy is through TH-cam. I love books and have read over 250+, but for taxes, YT is best as things change all the time regarding taxes.

You can purchase a property without owning a residential for sure, and it is just that little harder as you have fewer options in terms of lending and interest rates are higher

When you do a BRRR are you taking a 25% mortgage out at the start and then remortgaging after 6 months? Or taking a high interest bridging loan and taking out 1 mortgage after 6 months? Is this what ‘refinancing’ is referring to? Can you also please do a worked example of personal name vs ltd company if you intend to take the money out of the company for yourself? Thanks Vijay
Shared ownership is good if the freeholder is a local authority and in a good location where you see good capital growth (like a London flat). The local authority typically gives the increments at a discount. Plus with new legislation, you’ll be able to extent the lease by 900 years rather then 90-150 years.
I love flats. As long as you can get it Freehold or very long lease (999 years), the service charges and GR is low. Even if tenants move every couple of years it’s an opportunity to make some upgrades and increase rent. 2 bed F/H flats all day long
