I really appreciated all your videos as you did a fantastic job breaking down all the different towns. I am looking to purchase a home for my parents (78 years young) the below are the important factors: 1) The town would need to be within 1 hour from Franklin County where I plan to build. 2) The area would need to have an immediate STRONG ROI (not a wait of 4 or 5 years down the road as the town builds growth). 3) Murfreesboro is not in the cards ...my son purchased a home there 3 years ago & he is now relocating due to the traffic. 4) Would need to be an extremely SAFE town! 5) LASTLY, the most important saved for the end --- The home needs to have elbow room from its next-door neighbors. Privacy is at the top of the list along with a strong ROI. Unfortunately, the master planned communities are literally built to pass the butter from one neighbor's window to the other. Needing breathing room. ****NOTE (550K BUDGET) Your time has been greatly valued and very appreciated! Thank you!!

Yes, I live in Murfreesboro. And, I Hate the HOA’s Absolutely! Utterly. They are feckless, do nothing for you, they just grab the money, refuse to help with any real problems, fine everyone over insane things, I’ve already had my attorney employed 2x on them in the past. I wouldn’t recommend them to my worst enemy. You’re right about the transplants, even the Californians are not even original Californians; they’re from other states before hand, for only 12 yrs or longer that got in in another real estate bubble, cashed out on their homes, came here with a bucket of money bought a small business, a home, drove the real estate prices up here along with the rent, and made realtors like yourself all the better off for it. But, don’t worry the Republican super majority on the hill needs it, because grows their tax base, and coffers! But, what they don’t understand is that it’s the Floridians + the Texans that have flooded in the most! They have far surpassed CA coming here. Where they can’t get insurance on their homes in FL, Hurricanes. Desantis, Abbott, and heat! I’ve heard it was Franklin was were the wealthier ones moved to, or to the mountains in E. TN. Don’t worry, they’ll turn it into the places they left, it will be ruined too! All that matters is a few people get rich, just like everything else in the country.

Murfreesboro used to be a nice little town. Now there are too many refugees from blue states here. They have 49/48 other states to choose from, please pick one of those.

Readyville is pronounced by the locals as REEDY-Ville and Arrington is pronounced AIR-Rington.

I would love to know why people are moving here by the droves. I am 4 generations deep in this town and it baffles me. It "was" just a little poe dunk town and it makes me giggle those who move here that do not pronounce it correctly. Traffic I can tell you about traffic. I work 10.2 miles from work and make only 2 turns it takes me anywhere from 25 minute's to 1.5hr.

I may be moving to Bradyville. It will be a huge change for me coming from crazy south Florida.

Thank you for being so upfront with some of the cons, especially the traffic and on-going infrastructure construction. That said, I am moving there from northern Illinois, where my property taxes are now over $8,000 annually. For me, even paying half of that will be a bargain. I do hope that Tdot works faster than Idot, but just getting out of Illinois will be worth putting up with some inconveniences for a while. Illinois has become a lawless anti-citizen state, full of never ending corruption.
