    Arizona is the new coming up California.. you need a great paying job to live here .the biggest problem in Arizona isn't food costs or gas prices..yes they affect us to some degree in the inflation costs..but housing and rents have doubled in five yrs and some even more. Rents are killing the lower class and poor..this is the most important issue that needs to be addressed in Arizona..or there will be more homelessness..more poverty..more despair... Too much greed going on..these corporations buying up apartments and mobile home parks are creating poverty for the masses..

    They tell you that the new systems are more efficient, but I guarantee that your utility bill will go up with the new system.

    In the last round of AC changes, I was told more than once because they changed the refrigerant it makes more sense to replace than repair. This increases costs. If they aren't making the old refrigerant, it will become less available and more expensive and force everyone into the newer stuff. Not a big deal? Maybe you aren't around for the consequences which come several years after the sale, so no a big deal to you. Bad take.

    My brother does HVAC,prices are going up 40 % for the new units and freon ,and anybody needing too charge their current unit.

      The reason for the increased cost is due to federal mandates. I sold my HVAC/R company in 2021. He recently replaced a customers package unit that I had installed in 2013. The customer had all the paper work since I had been taking care of her. I replaced her unit for $4800, The guy that bough my company has to charge her $13k for the same margins I was charging. people are getting f'ed in the name of Green energy. Big money is getting fleeced from the American people.

    Depending on how many people/companies decide to add ADUs to their lots, Phoenix area is about to get a lot more ugly looking. Should be 1 max per lot, single level, 600sqft or less.

    Hello, from Surprise! My house actually rose so high 6 mos after purchase to 75K over buying. Then all of a sudden it dropped down 30K over to what I bought at and has been holding steady at that number. The saturation of new build and new residents has been crazy wild here in the last year. Hopefully it sticks to where it is now because mine will be going up for sale in a few weeks!

    Condition of the homes here in Gilbert don't seem to play a big role. Ppl or investor's are willing to buy a 2002 home in C4 condition, rather than pay for a newly updated/renovated home. IF only they knew the cost to upgrade!!!! Buyers looking for new builds are out of luck in Gilbert. Once you price in upgrades, they are shocked to see the home price skyrocket by 70-80K over asking.

    Some of the homes in the market I would not buy it even if I had the full price in cash in my hands. They are not worth it. One solution for this problem may be a requirement for the homes to be appraised before they are put in the market...

    What kind of house does 400k buy in Surprise? I'm in Gold Canyon and I don't think there's anything that cheap out here. An acre of vacant land was $250,000 last time I looked.
