    We had this discussion 1 year ago when the real estate cheerleaders were so happy! The sad reality is that the real estate cycle is coming to an end. The problem with The Bubble That Broke the Bank is that Phoenix is an unaffordable market with 30% price reductions. Welcome to the crying game.

    Some of the homes in the market I would not buy it even if I had the full price in cash in my hands. They are not worth it. One solution for this problem may be a requirement for the homes to be appraised before they are put in the market...

    The demand is not drying up. As soon as prices or interest rates come down the massive demand will kick in. A lot of people on the sidelines are waiting.

      59,384 before taxes which means you can't afford 2.5k comfortably

    7, 8 and even 9% rates aren't the problem AT ALL. Lenders need to make a reasonable return on their money that outpaces 30 years of expected inflation. Realtors will NEVER say this, but it's far better to buy a cheap house with an "expensive" loan than to buy an overpriced home with a cheap loan. The payment is the same anyway but your options are far better if the purchase price is cheap...you just have to wait for higher rates to do their damage to the price.

    Nice info! My wife and I are hoping to by soon but it's discouraging to see these prices compared to 3-4 years ago. Do you this market will turn into Denver where they pretty much stayed high since their boom?

    If people just blindly jump into the market again like last time it dropped briefly, all they are doing is feeding the bubble. If you can afford a house and really like it and want to live there forever, have a year or so savings of the monthly payment, then buy. You will probably ride out any storm that hits. But short of that, you'd be a moron to buy right now, unfortunately.
