    Does anyone know how life is in Sardinia? I want to move to Sardinia and have no idea, if near Cagliari, Olbia, or other city would be best. I live off of my Swiss disability pension and don’t need a job. I want to move near a city with public transportation, a good hospital, grocery stores, market, restaurants and cafes and nice beaches.

      The best value for money in Sardinia can be found by moving a bit further away from the most touristy areas or by exploring properties slightly inland. Typically, properties with sea views or those closest to the coast come with a premium price tag, especially in popular destinations like Costa Smeralda. However, you can still find excellent deals in areas that are a little further from the main airports, larger towns, or where tourism is slightly less concentrated. For those willing to venture inland, Sardinia offers some fantastic opportunities, particularly in smaller, older villages. These inland properties provide a more authentic experience and come at a fraction of the cost compared to coastal regions. By considering these areas, you can discover hidden gems that offer a great balance of affordability and charm, making them an interesting option. But if you want to be close to the sea, areas like Costa Rey in the South East, or the Sinis Peninsula in the West coast, or up North close to Palau you can find interesting deals. The best is to sign up to real estate sites that send you new homes that come on the market and you get a sense over time of the prices and types of properties available. I hope that helps!

      We would need to check with the local municipality. Here is a reminder of the criteria to apply for the 7% tax rate: - **Primary Residence:** The property must be your primary residence. You need to establish residency in the area within 18 months of the purchase. - **No Other Primary Residence in Italy:** You cannot already own another property in Italy that you’re using as a primary residence. - **Property Use:** The property must be used as your personal residence and not for commercial purposes.       Yes, and if you go off season, it’s crazy how not busy it is. And I have found prices reasonable, restaurants, even hotels, as long as you avoid the most touristy places or high season!

      It takes about a year, however keep in mind time for permitting and if you need to do all the architectural work and designs. And you will need to be on site often to choose the materials, etc. So it can take quite a bit longer, and depends on your builder. With regards to the cost, it’s quite difficult as really depends on the location and access and type of house you’re building. But around $3000 to $3500 per square meter. But you’d need to really check with the builder.

      Hello, in light of the many real estate investments we have, we decided to focus ourselves and not be spread across too many projects, especially as we are financing them ourselves. We decided also to put the Zabrdje lot for sale, to get financing for other projects. We have also other ventures that have taken our time, and meant we also had to stagger more some of the projects. We’re still very excited about Montenegro, we just need to postpone somewhat some of the plans. I hope this answers your question.

      Yes, somehow when we drove around Sicily it felt so much larger, maybe because the distances between key attractions required much more driving, while within 25 minutes in Sardinia we would have like 10 to 15 different beaches and 1 to 3 towns we could visit. In Sicily we would drive quite a long ways between each area that was highly recommended. So apologies for that mistake.

      Yes, some people don’t mind being further from the sea, it really depends on what people are looking for. But I hear you. I personally like also to be within 20min of many beaches.

      Prices have gone up a lot, in particular in the most desirable places. However, you can still find deals if your willing to be a little further away. But they might not rent as well, so depends on your objectives. Are you buying to then do short term rental? Or for capital appreciation? Or to own a place in the sun?

    Whilst there may be more affordable areas in Sardinia, the Costa Smeralda in the north is a hyper luxury place with astronomic prices for Real Estate etc, one of the highest in the world 😮

      Yes, for us it was just too expensive. You could get amazing deals if you’re willing to be 30 minutes away. But Costa Smeralda is beautiful if you have the budget!

    Montenegro is certainly a gem in natural beauty but underneath there are also a number of not so great things such as having a billion $ loan for a bridge going nowhere not producing the income they had hoped for and costs an arm and a leg in maintenance. The prices have gone up considerably and if M. is attracting a lot more investors and people wanting to live here the road system will collapse. Everywhere there are already traffic jams right now. The supermarkets are not great when it comes to organic products and choice but are quite expensive. Also living here you have to learn the language as many Montenegrins don't speak English despite the massive amount of tourism in summer. The summers are extremely hot and there are more and more power outtages.

      Hello, thank you for taking the time to leave a comprehensive message. Yes, I agree that it’s not all perfect, and maybe I should do a video about the pros and cons. From a pure investment opportunity, I saw houses for sale in Perast, in a UNESCO heritage city, in stone with terrace and sea view for €350k. My assessment is that house should be worth minimum €1.2M based on market prices and other country comps, with the potential in the future to be worth even more. Within two years similar properties were at €700K, so there was an opportunity the to buy very cheap in a beautiful country. I have purchased in many countries around the world, and the process in Montenegro was one of the smoothest. I like the fact that it’s a small country with a low population. With just over 600k inhabitants, it’s much easier to fix problems if you have a strong revenue from tourism. But I agree roads are an issue, and it is definitely not perfect. That’s also why prices were so low. It’s still possible to find great deals. When I was in Costa Rica 10 years ago telling people to buy in Guiones, where I purchased, many people gave me all the reasons not to buy, prices had gone up, Costa Rica was nice but also had many issues. Those who did buy saw a 3X on their investments. But money is not everything, I actually love going to Montenegro. I have been on holiday with my kids and travelled all over, then multiple other trips, and every time I loved it. I meant amazing people, I felt safe, prices were low. But as you say, limited selection of organic food and overpriced, I just believe this will get fixed over the mid term and will change. That is my experience when you go early on a country where there are still a lot of issues. But it’s risky, what if it does not get better? That is why prices are so much lower. But again, thank you for your comment and for helping to show that it is definitely not all perfect and there are also many not so great things to consider!

      @@bluevistaproperties There is no perfect place in the world, they all have their pros and cons. I live in Dubai for 20 years and bought property when everybody said Dxb is finished (2009) and now it has doubled in price. Dubai has no significant nature and the tech crazyness is alarming but on the other hand it is very safe from street crime and has 10 lane highways in top condition all over the country and the supermarkets are as big as all of Tivat city combined (and cheaper!). Montenegro will eventually be swallowed up by EU and become super expensive. My impression is that many locals aren't so happy about all the foreigners trampling over their land. I look at the world from a Biblical worldview and see things that most other people either don't see or dismiss as "not such a problem"... A tiny country with a billion $ loan for a tofu-dreg Chinese built bridge going nowhere has a huge problem and the tax rate will not stay at 9% once they join EU (with forced digital ID and CBDC fake digital money). Also with the coming "great reset" orchestrated by the parasitic elite investments will all go to zero for those who have them now... WEF: "You will own NOTHING and be happy"! This is an age old plan and will come to fruition but those who do not read/study the Bible will not see what's coming upon the entire world.

      Hello, wow, that’s a big and great question. And one of the most frequent ones I get…and the answer is… it depends. :-) Let me explain why. You should start by asking yourself these 4 questions. They are key to deciding where to buy in Sardinia. 1. What is your budget? And how important is to get a return on your investment, the rental yield, or is it not as key? 2. What are your goals? Financial or also Personal? Will use yourself or rent only in the summer? Retire there? Or go a few months per year? Then, depending on your goals and how you plan to use yourself the property: 3. What’s important to you, what do you love? Beaches, nature or proximity to towns or even being in a city. Do you need high end amenities, fancy restaurants, nice shops? 4. How important is access and distance to airport? I’ll cover briefly just the first question related to your budget, linked also to if you plan to rent or not, and how important it is for you to get a higher revenue or occupancy. I’ll sort by the most popular areas and share approx cost per square meter. Areas good for rentals (and tend to drive higher rental revenue): • Costa Smeralda (Northern Sardinia) • Known for luxury properties and high-end tourism. • Attracts wealthy tourists, leading to high rental yields. • Cost per square meter: €6,000 - €8,000. • Cagliari (Southern Sardinia) • The capital city, offering a mix of cultural attractions and modern amenities. • Consistently high rental yields due to year-round appeal. • Cost per square meter: €2,500 - €4,500. • Alghero (Northwest Sardinia) • Popular with European tourists, especially from Spain and the UK. • Good balance of high occupancy rates and reasonable property prices. • Cost per square meter: €3,000 - €5,000. • Villasimius (Southern Sardinia) • A popular beach destination with high summer occupancy. • Offers good rental yields due to high demand during peak season. • Cost per square meter: €3,000 - €4,500. • San Teodoro (Northeastern Sardinia) • Known for its beautiful beaches and vibrant nightlife. • High rental yields in summer due to influx of young tourists. • Cost per square meter: €3,500 - €5,000. Remote areas (e.g., Central Sardinia, inland villages): Much lower cost per square meter (€1,000 - €2,000) but lower rental yields and occupancy rates. Ideal for those seeking tranquility and long-term investment potential. High Tourist Areas and Occupancy Rates: • Costa Smeralda: High summer occupancy. • Cagliari: Year-round high occupancy. • Villasimius: High summer occupancy. • Alghero: High summer occupancy. • San Teodoro: High summer occupancy. And this is just coveting the first question :-) So lots to consider. I recommend taking two weeks in June or September and traveling all over the island to get a sense!       Hello, it’s difficult to provide as the prices have gone up significantly. Many areas the prices doubled in three years, so you could make a very good ROI. Now you’ll be buying at a higher base price. Still, there are great deals to be found, it just means you have to spend more time researching and you won’t get probably as much capital appreciation in such a short period of time.

    Yeah but what are the real risks of someone claiming the Montenegro property after you've paid $150,000 of a $250,00 mortgage? I heard lots of horror stories on the web about MNE. May be best to just rent indefinitely. As an American, you'd have zero leverage in the courts if someone comes out of the woodwork and claims their facility holds title to the land going back to the 1800s 🤣 And poof! - there goes your retirement savings 🥲

      Thank you for your comment. I’ve always avoided to buy in countries or municipalities that have title issues. For instance Mexico, Peru. Maybe parts of Montenegro. The biggest issue from my experience buying in key areas with a good cadaster and paper work on ownership has been about building permits and if land is buildable and what the rules are. This is the area I think people can have serious issues. I met realtors trying to sell me land or partially built houses that did not have the right paper work and saying “don’t worry, you can get it legalized”. The great news is I had a super trustworthy lawyer who did all the paper work research and was able to stay clear from any land that was not 100% buildable! But definitely it’s maybe not for everyone. I have found that if you buy in countries that are under priced versus comps around the world then you are obviously going to take a certain level of risk. That is also why prices are lower. So it’s a bit of a risk vs reward vs future potential calculation. Thanks though for the perspective as I’m sure some people would agree with you and prefer to go about renting.

    Not sure how the Amalfi Coast wins for access when it is an hour and a half away from the nearest airport and Santorini has an airport right on the island. And then if we bring ferries into the equation, Santorini is only an hour or two away from an amazing collection of islands: Crete, Mykonos, Naxos, Paros, Milos, Folegandros, Ios, Sifnos, Amorgos etc. If I was holiday planning and I needed a base to get to other places, I'd choose Santorini over the Amalfi Coast any day.

    I'm from New Alamin City in Egypt. My apartment is 4 minutes away from the Mediterranean and it is 240 square meters. Let me tell you the beaches we have are way more beautiful then Sardiana. Oh and before you start talking down about Egypt's north cost and how Italy is better just check New Alamin. This is where Italians go for vacation.

      I tend to use the real estate platform aggregators which have listings from all companies, like www.idealista.it which lets you search by area, town, or by selecting on a map. I find this the best way to see what is out there. If I’m looking at a specific city, then I’ll research just that city and check out the Italian sites that come up with listings for that city.       Amazing, my recommendation is just be careful if you go in July and August as it can get packed. If you go June or September you’ll have a very different experience without the amount of people that come over the two summer months. Just my point of view.
