I don't know if I could be successful doing that. I'd want to renovate too much or put too much money in a property. I couldn't let people spend money for a place that isn't perfect. And then sometimes it's the tenants themselves sometimes responsible for tearing a place up. You have to be compassionate but also a good businessman.
Yes, it’s not easy, and can become a money drain if you’re not careful. Not for everyone, but it can be also inspiring if you enjoy setting up a property, decorating it, and trying to build a business that brings in rental revenue.
Thank you! Was very informative! I'm looking to buy over seas but would like to work with honest humans like your selfs ! I do want to make passive income as well so I can focus on my art when i retire.
Thank you, it’s so hard to find trustworthy people when you are looking at countries where you might not know anyone. We learned the hard way and over the years having a network of trust worthy realtors, lawyers, etc has proven to be key!
Never forget, all realtors or almost all of them nowaday, are professional liars and what is the worst, lawyers too, they also have financial interest in you buying something, don t forget it.I trust more my guts than the lawyers .
Yes, the only bad deals we’ve done were where the realtor and lawyer did not provide the full truth about a property and we later found ourselves in a mess. So this is key, especially if you are buying abroad.
Yes, but i must say, the BIGGEST problem nowaday would be to find correct handyman that works at an hour rate that is not higher than your monthy income :) Noboday wants to work construction now, there is lack of construction people everywhere
Indeed, this is a real challenge. And there is always something breaking or that has to be replaced… finding a reliable and reasonable handyman can prove indeed difficult!
Amazing video ! Just a small question are you building an apartment complex in Montenegro or just a house ? if it is a complex are you planning on selling any to individuals ?
Hello, thank you for your comment, glad you like the video. In Montenegro we are building a small luxury complex of 3 individual houses side by side, called Blue Vista Boutique Villas. We plan to keep one house and sell the two others. Currently we have two designs options, white or darker (as you see in the video). If you would like more information, please write to info@bluevistaproperties.com. I plan to do a TH-cam video about the project with many more renderings and details, I can let you know when the video is published :-)
In Mexico every state have their own rules because they are sovereign states. yes even if there is a federal law, the states have the choice on how they implement and process the articles stated by the law... So some places will have more issues than others, then on top of that there is municipal rules and regulations and requirements. So you may actually find it easier and clearer somewhere else than Tulum. And always visit the public registrar of property to enquire of a lot and their legitimate owner and have a notary public issue a declaration of selling and buying in good faith after reviewing all the documents and permits over that land. Even experience construction firms have been stopped by administrative hiccups...
