I flipped a few homes back in the 90's in New Jersey USA and found this method to find/work with a good contractor or subcontractor that won't BS you or rip you off: Talk/get 5 estimates and go with the middle estimate and get EVERYTHING in writing - time frames, materials (do a list/photo board), distributions % of funds as the project progresses, etc. And make sure that you let them know you're not looking for a friend or a drinking buddy! THAT ITS A BUSINESS TRANSACTION!

At age 57, I'm just starting to understand these things (up to now, I spent my money on Toys. My greatest ambition coming out of college was to own a pair of audiophile speakers. 😔). I think we are many who would love to begin the journey of owning homes ( I have had this in my radar for the last 4 years now), but I struggle to get enough money to actually buy a property and get started. Love your transparency here as most people who do videos on real estate just talk about "get into real estate, judst borrow money an live off debt", etc, etc... Well , not that simple and easy. Thank you for your comments! Getting started is the most difficult, and with real estate prices having gone up so much, it can be hard to get the money for the downpayment. I was lucky that in parallel I worked my way up the ladder in the corporate world, which allowed me to set aside more and keep investing in more projects. Then I flipped some homes and got more money. It’s much easier later once you’ve built a good amount of assets. Wishing you all the best on your own journey! I hope the video was useful!

Naturally it depends on what you are looking for, if you want short term rental revenue the season is very short. If you want a beautiful place with a complete different rythm from the frantic pace of the modern world, with amazing food, beautiful scenery, friendly people, and reasonable cost of living, you should definitely consider :-)

Hi, I must say it has been quite an adventure… CoVID put everything on hold, and then when work could resume the Builder’s son got very sick, and then the builder himself was hospitalized. The good news is that he is finally back and we had calls with the electrician and plumber this week to resume the work. But I could write a book about building a house in Italy!!!!

Hello, there are tons of pros and cons. One of the advantages of the mainland is access to big cities and airports, more diversity, and a much longer season in case you are considering renting. Be mindful in the Almafi coast of the horrendous traffic in the summer, the small road turns into a perpetual traffic jam. The views are incredible, and there is lots to do. Italy has so many beautiful places, it all really depends what you are looking for. I have a Swiss friend who built a house and lives in Sardinia full time in Luogo Santo and absolutely loves it and the quietness, but it is very quiet indeed!
I think that you had very strong omens to start your own construction/builders company you probably could’ve gotten people from Costa Rica or Colombia. brought him to the island and have them building an amazing place for you under your control. As long as you have a good plan you can execute it this way you’re not depending on local builders that don’t have confidence in.

I was trying to request information without triggering algorithms but I’m interested in knowing if the draconian C19 mandatory vax and their various boosters are required in Sardinia, further if the influx of migrants who, apparently, are excused fro required vaccinations as the various NGO’s fund their invasions across Europe and the Americas are seen to be dominated by fit, military aged men, and currently overrunning the border and islands of Italy. This makes my dreams of retiring to Sardinia dampened a bit. I want to find a safe haven where the govt leave me in peace.

Some regions were red code, others orange, and Sardinia was the 1st region to become white zone because of isolation and genetics. The only cons for staying here is the high unemplyment rate. And illegal immigration is not a big cause for concern, despite fulsome racist news.

I hear you, just to clarify, the land I bought was on the market for years with no interest, maybe because at the end of a 2 kilometer dirt road. You could not access with a nice car, you need high clearance. So maybe yes a local might have been interested over the years, but not sure given the location. And by buying and building it brought naturally funds to the seller and all the construction companies who are involved. Then by renting you get the renters spend in restaurants, which helps support the local economy as well. But I can understand the feeling from a local.
