What I've learnt over the years is, a smaller home is a cozier more lived in home. At the end of the day, it's the love within those walls that truly makes a house a home. Looking Good, Sam! 💯
I absolutely agree. We now have a fairly large house (more than 200 square meters), but I really miss the small house we had before. It was small, only 3 rooms, but it had a living soul. It's hard to explain, but it's true. I hope this one will find it someday too.
@@PetrPanda Yeah, I grew up in a smaller home that had a living soul. When I was 15 my parents had a two story home built for all of us, and it has never felt the same as the older smaller home from my youth. This house is now 25 yrs old and is starting to have an inkling but not just not the same. Maybe in another 25 years. 😆
The houses are amazing. Prices are really acceptable. And I've heard that there are plenty of jobs available. Good country Russia is. ❤❤❤. Brilliant video, again, Sam.
Thank you!
More silly propaganda. The average Russian home is 475 ft.², a little bigger than a two car garage in the United States. 25% of Russians do not have running water or indoor plumbing. My source is Rosstat, the Russian statistical service. Of course, if you live in Russia, housing is the least of your problems. Russia has the highest suicide rate in the world other than Soweto. average male life expectancy in Russia is 64 years due to alcoholism and drug addiction and aids. And then there is that little matter of the war of aggression started by Putin. One million have died or been injured as a result of this war. Move to Russia and you could be next. Another consequence of this war is it the Russian economy is creaking at the seams. Interest rates were raised by the central banks in 19% recently. When you move to Russia, be careful not to get run over by all the people leaving. 12.5 million Russians have left since 1990. 1 million have left in the last three years.

These are some of the most informative videos on REAL LIFE aspects of living within Russia. Everyone wants to talk about the cost but Sam actually brings the services/cost to us. Out of all the Expats living in Russia, Sam is the real deal. 20+ years of actually living there is a real plus. He never disappoints in his videos. Thanks Sam!
These videos are clever but misleading propaganda. Sam puts lipstick on a pig. The real Russia is not shown. The average home in the real Russia is 475 ft.², a little bigger than a two car garage. in the real Russia, Average male life expectancy is 64 years due to alcoholism, drug addiction and AIDS. The real Russia has a suicide rate that is the highest in the world, other than Soweto. In the real Russia, 60% of Russian spend more than 50% of their income on food, and must spend the summer growing food on private plots.

Thanks!
Very informative video Sam.
Glad it was helpful!
I know quite a number of wealthy people (some family members among them) and they socialise with people from all socioeconomic backgrounds, in fact they don't even give it a thought. One such family lived in a large, shall we say, mansion, right next door to a small basic weatherboard house. Sometimes of course in Australia, large houses are next to other large houses and sometimes not. Love your videos Sam, keep up the informative work 😀
Thanks for sharing. In the UK, typically, large houses are in one area and smaller houses in another
I love how there's such a contrast of wealth in one place. The rich don't mind living next to the poor, unlike in America where the rich live in walled compounds where they are isolated from ordinary people.
They have these settlements where you can't shoot content, you just can't get in, the guards will say no. And there's a lot of them.
It’s interesting how much contrasts we have
You are silly. This is spot construction. Everybody builds their own house. I grew up in a similar neighborhood. They were poor people and upper middle class people all mixed together. You won’t find any really wealthy Russians in this neighborhood.

He has been there already. For a couple of weeks ago
You are going from strength to strength Sam . What caused the turn around . Has someone being advising you about content etc ? Your channel has definitely improved
Very much like where I am in Kentucky, there will be an entire neighborhood of $500k houses w/ a few million dollar ones, next to a trailer park. Only real exception is that almost all our roads are pretty good until you get WAY out in the country. WAY outside the populated areas.
I'm totally ok with one of the new homes for 70 American K. Very nice for the money. Let's go Vladimir!!
Lets go
Brilliant!!!!!
YOur house was my favourite. That style suits my sensibilities and aesthetic. Thanks for showing us all the options and the prices. Are there any homes alone on acreages and not in a village? Near to a village is great.
Sure, you can purchase as much land as you want but typically, houses which are on farmland have different requirements and different rules.

#4, 7, and 8 looks good. Number 1, less maintenance. I would add 1 more bathroom to make a master bedroom. And add a 2 cars garage slash work space attach to the house. And add a shed store junks.
Cape Town has scouter camps next to a mansions.
Interesting.
In Joberg as well, been there seen that, its awfull😂

I’m not sure how I feel about huge new houses being next to old tiny ones. It seems cool that there’s less regulation that allows for that to happen but also it seems rough to plan infrastructure around that kind of free-for-all
Congratulations on your windows! Just in time for winter 🎉
Yes, congratulations to Sam👏. but from what I recall watching his videos is that he doesn't live in that house yet. He's renting somewhere else close by. I wonder when it will be finished so he can move in?

Hello Sam, what is that "СОТ" that is mentioned in the house advert title, preceded by a number, like: 21.3 сот ?
100 m2 - unfortunately it is often translated as acre - over 4000 m2.
100m2
Manicured lawns are not my forte. I would rather use that space for a garden or flowerbeds. Spreading wildflower seeds can entirely change landscaping.
Anything to make it look more beautiful 😻
It's not like I don't enjoy having the room to stretch my legs or having a spare room, but I don't need a huge house. A small, comfortable house would be adequate. That is, unless I met a nice girl, and she wanted to have loads of kids. The houses in my neighborhood are what we refer to as "cookie cutter" houses. They are all similar, maybe 3 or 4 variations: a two story 4 bedroom, a 4 bedroom with indoor laundry, and a 3 bedroom. When first built, they were over $300K. I'd be happy with a small house, but I definitely want a garage or a shop for cars and tinkering with things. I'm thinking of refurbishing an old house and building the garage/shop. I'm saving up, Sam. I just need to narrow down where I want to live in Russia. I'm happy to hear your house is getting completed. I think I liked house # 7, even though it is larger than I want, but the one at 14:55 seemed to be the right size for me.
Have you browsed different houses using avito? Perhaps rent for a while and explore different regions.
@@SamsRussianAdventures Yes, but it is kind of pointless looking too seriously just yet. I've still got about 2 years to go. I think you are right, I'll probably rent an apartment in Moscow and travel around, finding a town which suits me. Thanks.
Dachas are much nicer in my opinion though some of the modern houses are very impressive. You can buy a beautiful house in an established neighbourhood with a spectacular forest behind about an hour outside Moscow for 50 000 pounds.
I guess it depends on what is considered beautiful

Sam, your lawn does not look so manicured, what a shame 🙄 🙈 👻
Haha this is Russia. But at least it’s on my land!

I would really like to live in a village, the atmosphere is much better
Me too
The reality is, you have no idea what you are getting yourself into. In winter there is a lot of snow in the village and you can walk only on the cleared paths. In the spring, the village is full of mud. As soon as the season is over, the dirt immediately appears ticks. The neighbors start to scoop up old leaves and burn them. The village is filled with smoke from the fires. After ticks, mosquitoes appear. In the middle of summer, flies and blindness appear. As soon as the grass appears, neighbors start actively mowing it. In the autumn, they start burning the grass. After that, the rain and the mud begin. And then winter comes...

What is the property tax rate in your area?
- The base rate is 0.1%. It is applied to housing and household real estate, a single real estate complex, parking spaces and garages, personal outbuildings with an area of up to 50 sq. m
. - The rate is 2%. It is used for real estate according to the approved list and objects with a cadastral value of more than 300 million rubles.
- The rate is 0.5%. It applies to the rest of the real estate owned by individuals.
Based on the base rates, a particular city or village has the right to set its own rates. The exceptions are cities of federal significance (Moscow, St. Petersburg and Sevastopol). In them, the rates are the same for all city municipalities. At the same time, in Moscow, the rate is additionally differentiated depending on the cadastral value of housing - from 0.1% to 0.3%. The higher the price of the apartment, the more you will have to pay. If the cadastral value of the capital apartment/ house/room
up to 10 million rubles - 0.1%
from 10 to 20 million rubles - 0.15%
from 20 to 50 million rubles - 0.2%
from 50 to 300 million rubles - 0.3%
"Final rates are determined at the regional level and can be differentiated depending on the size of the cadastral value, the type of real estate object and its location"
Important. The cadastral value is significantly lower than the market value. For example. The cadastral value of my apartment is four times lower than the market value.
Pensioners are exempt from paying tax for one apartment (optional) or house, for one garage or parking space and for a plot of land up to 0.172 acres.
I pay 41 cents per square meter per year. Or to be more precise, 0.3 percent of the cadastral value of real estate. In the video, Sam says: - this house costs 260,000 dollars. So the tax on it should be - 780 dollars per year. But the cadastral value is at least half of the commercial value. This means that the real tax will be about 350 dollars per year.
I want to build my own house with my own hands. Straw bale home with modern foundation to keep the regulations but prefer to have a green eco-friendly house. A sci-fi space shuttle look form inside but modern.
I however know my life is not that easy to have my own home.
Sam the houses are certainly beautiful but not what I would be looking for. They are huge and certainly more expensive than what I would afford. Let’s look at an apartment that is one room. A studio apartment.
Apartments are usually in the city he lives in a village so that's what's the available type. He can't show us all of Russia. It's twice the size of the United States. lol other places will be considerably different. He just shows what he can and that gives us a taste.

How do property rights work? Do you own the land and building? Is there property tax? What utilities do you have: water/sewer/electricity/natural gas? Is water pressure OK? I have lots of questions.
Yes you own the land and whatever is on the land. Tax is tiny, each house has different amenities, you can read the advertisements.
@@duotronic6451 I recommend that you go to Russia and scout around. Have a look on Cian first. Most of your questions will be answered.
@@SamsRussianAdventures it is almost 2AM there. Get some sleep.
You have a rights for land and home. Tax is 0,3 % from registry value if you don't have a benefits. For example in Moscow region 1000 sq meters land have a tax in year 5000 rub - 50 bax. For home 0,1 %. From registry value ( this registry price is cheap usually). and many citizens not pay this tax. This tax calculate from sq meters of your home. For water you can use central water tube and pay in one time in year 30-50 $ - unlimit. If you don't have a central water tube near your house you can drilled personal water weel and used it's free without money. Electricity is 6 cent per 1 kW. Central gaz is 6 cent for 1 cube meter. LPG is 24 cent for 1 litre. For flat we have every month payment near 65-120 $ for all (services, electricity, water, central hot system, sewerage and internet). And this payment depends of the sq meters of your flat.
