I absolutely agree. We now have a fairly large house (more than 200 square meters), but I really miss the small house we had before. It was small, only 3 rooms, but it had a living soul. It's hard to explain, but it's true. I hope this one will find it someday too.

When I was 15 my parents had a two story home built for all of us, and it has never felt the same as the older smaller home from my youth. This house is now 25 yrs old and is starting to have an inkling but not just not the same. Maybe in another 25 years. 😆

В России очень много бытовой свободы. Это трудно объяснить конкретными примерами, это понимаешь только когда начинаешь жить в нашей стране. У нас нет многих ограничений как на западе : никакой стрижки газонов, деревьев, нет никаких запретов на сбор ягод, грибов и тд, лови рыбу где хочешь и гуляй по любому лесу и тд. Нет привычки доносов на людей по любому поводу, это считается мерзко. В общем в России очень свободно дышать и жить 😊
Территория и дорога - это все будет сделано. Но никто не знает когда 😄. Может быть через год, а может быть через 5 лет. Это зависит от людей которые там живут. Одно скажу точно, когда вы покупаете дом в таком месте, то можете торговаться и получить лучшую цену из-за недостатков территории, когда здесь все сделают и будет красиво и аккуратно, то и цена станет больше. Так везде и всегда.

I know quite a number of wealthy people (some family members among them) and they socialise with people from all socioeconomic backgrounds, in fact they don't even give it a thought. One such family lived in a large, shall we say, mansion, right next door to a small basic weatherboard house. Sometimes of course in Australia, large houses are next to other large houses and sometimes not. Love your videos Sam, keep up the informative work 😀

Very much like where I am in Kentucky, there will be an entire neighborhood of $500k houses w/ a few million dollar ones, next to a trailer park. Only real exception is that almost all our roads are pretty good until you get WAY out in the country. WAY outside the populated areas.

Those old cottages look more cosy n warm than those cold big mansions that are covered with high walls. Of course it is safer during the heavy storm. There are pros n cons. You see houses and fences in different styles. You can leave your rusty car in front of the house forever. Or put a mountain of sand. Or put up a Buddha statue. This only means no inspections and regulations. And you don't have to pay the inspectors or the service company.

It's not like I don't enjoy having the room to stretch my legs or having a spare room, but I don't need a huge house. A small, comfortable house would be adequate. That is, unless I met a nice girl, and she wanted to have loads of kids. The houses in my neighborhood are what we refer to as "cookie cutter" houses. They are all similar, maybe 3 or 4 variations: a two story 4 bedroom, a 4 bedroom with indoor laundry, and a 3 bedroom. When first built, they were over $300K. I'd be happy with a small house, but I definitely want a garage or a shop for cars and tinkering with things. I'm thinking of refurbishing an old house and building the garage/shop. I'm saving up, Sam. I just need to narrow down where I want to live in Russia. I'm happy to hear your house is getting completed. I think I liked house # 7, even though it is larger than I want, but the one at 14:55 seemed to be the right size for me.

I’m not sure how I feel about huge new houses being next to old tiny ones. It seems cool that there’s less regulation that allows for that to happen but also it seems rough to plan infrastructure around that kind of free-for-all
Sam! In Hungary, plans must be submitted and approved by the Building Authority. Our dacha is 80 sqm, three rooms and there are only similar ones in the area. They take care of harmony here.
Dachas are much nicer in my opinion though some of the modern houses are very impressive. You can buy a beautiful house in an established neighbourhood with a spectacular forest behind about an hour outside Moscow for 50 000 pounds.
In the states when you buy property in a rural area usually there’s a large price difference and style between some houses but the homes are usually on more land and the city or county is responsible for roads. The suburbs is another story. Everything is pre planned and home prices and styles are all about the same.
The price of that first house works out to $360,537.00 CAD but If it was in Toronto, Canada it would cost between $1.5 and $2 million. To honest, I'd live in any one of the properties you've shown. I love the atmosphere of a village.
What made you chose this part of Russia to set up home Sam? Surely there are more scenic seaside areas of Russia with a more temperate winter climate further south such as the Novorossiysk or Sochi areas?

Sam you need to video the conversations. That is the most important thing. People are people irrespective of their country, language or history. So much is a distortion to make an enemy where there is none...... I used to watch Bald and Bankrupt when he visited villages and met the people. He does not go to Russia anymore (but that is little surprise...) you on the other hand can actually undo much of the distortion. I appreciate Russell shows the framework of Russia but you are a little more daring and confident and the people are what I want to see. Your videos on moving there and what to expect are superb, you give a "feel" that is translated to western thinking. Love what you do and enjoy the honest and genuine eye opening that you (and Russell) do. Would love you to cooperate more as I think you are good for each other and the acceptance of normal people in a normal world. Good Job and thanks.

I pay 41 cents per square meter per year. Or to be more precise, 0.3 percent of the cadastral value of real estate. In the video, Sam says: - this house costs 260,000 dollars. The reality is, you have no idea what you are getting yourself into. In winter there is a lot of snow in the village and you can walk only on the cleared paths. In the spring, the village is full of mud. As soon as the season is over, the dirt immediately appears ticks. The neighbors start to scoop up old leaves and burn them. The village is filled with smoke from the fires. After ticks, mosquitoes appear. In the middle of summer, flies and blindness appear. As soon as the grass appears, neighbors start actively mowing it. In the autumn, they start burning the grass. After that, the rain and the mud begin. And then winter comes...
COT (pronounce SOT) is a Russian measure of land plot that comes with a house in the Ad. To roughly change to acres divide this number by 41. Also bear in mind that a standard dacha garden allotment in Soviet times is 6 COT, a standard village house homestead is 15 COT (supposed to provide homegrown food for a family for the whole year round). Now it can be more or less but you MAY NOT bild a r e s i d e n t i a l house on a plot LESS than 3 cot. 21.3 COT in this ad is a pretty big lot.

How do property rights work? Do you own the land and building? Is there property tax? What utilities do you have: water/sewer/electricity/natural gas? Is water pressure OK? I have lots of questions.
You have a rights for land and home. Tax is 0,3 % from registry value if you don't have a benefits. For example in Moscow region 1000 sq meters land have a tax in year 5000 rub - 50 bax. For home 0,1 %. From registry value ( this registry price is cheap usually). and many citizens not pay this tax. This tax calculate from sq meters of your home. For water you can use central water tube and pay in one time in year 30-50 $ - unlimit. If you don't have a central water tube near your house you can drilled personal water weel and used it's free without money. Electricity is 6 cent per 1 kW. Central gaz is 6 cent for 1 cube meter. LPG is 24 cent for 1 litre. For flat we have every month payment near 65-120 $ for all (services, electricity, water, central hot system, sewerage and internet). And this payment depends of the sq meters of your flat.

Would not want to spend more than say 15 million roubles on a place. But I don't want anything big. Character brick house with 3 bedrooms and nicely landscaped private garden suits me. Preferably in an area where the neighbours had done something to beautify the roadways rather than leaving them lined with building materials. Likely there are good options for that around Vladimir.
ain't gonna work like this, sorry. You've either got to increase the budget or decrease your "wants" (opt character brick for a frame/do landscaping yourself) may be then you will squeeze in. Also as Sam correctly noted space behind the fence in front of the house will be done when it's done. Just put up with it. Unless you're willing to pay for that too. Again make priorities right for the budget: to live a comfortable life in a warm sound house or have all those niceties outside. Having moved in you can make all kind of improvements later on step by step. Sorry to disappoint, but please be realistic & I think you'd better listen up to Sam's opinion, he's 20+ years experience on the subject.🤗

I guess the land and roads outside the private properties belong to the local municipality, so it is the municipality's responsibility to maintain them.

I love how there's such a contrast of wealth in one place. The rich don't mind living next to the poor, unlike in America where the rich live in walled compounds where they are isolated from ordinary people.

Sure, you can purchase as much land as you want but typically, houses which are on farmland have different requirements and different rules.
Those old cottages look more cosy n warm than those cold big mansions that are covered with high walls. Of course it is safer during the heavy storm. There are pros n cons. Most important is that everybody respect, live in peace n be compassionate to Thy Neighbors, no matter how poor or rich we are.🙏🙏🙏☦️☦️☦️❤❤❤

You see houses and fences in different styles. You can leave your rusty car in front of the house forever. Or put a mountain of sand. Or put up a Buddha statue. This only means no inspections and regulations. And you don't have to pay the inspectors or the service company.

It's not like I don't enjoy having the room to stretch my legs or having a spare room, but I don't need a huge house. A small, comfortable house would be adequate. That is, unless I met a nice girl, and she wanted to have loads of kids. The houses in my neighborhood are what we refer to as "cookie cutter" houses. They are all similar, maybe 3 or 4 variations: a two story 4 bedroom, a 4 bedroom with indoor laundry, and a 3 bedroom. When first built, they were over $300K. I'd be happy with a small house, but I definitely want a garage or a shop for cars and tinkering with things. I'm thinking of refurbishing an old house and building the garage/shop. I'm saving up, Sam. I just need to narrow down where I want to live in Russia. I'm happy to hear your house is getting completed. I think I liked house # 7, even though it is larger than I want, but the one at 14:55 seemed to be the right size for me.

I’m not sure how I feel about huge new houses being next to old tiny ones. It seems cool that there’s less regulation that allows for that to happen but also it seems rough to plan infrastructure around that kind of free-for-all
Sam! In Hungary, plans must be submitted and approved by the Building Authority. Our dacha is 80 sqm, three rooms and there are only similar ones in the area. They take care of harmony here.
Dachas are much nicer in my opinion though some of the modern houses are very impressive. You can buy a beautiful house in an established neighbourhood with a spectacular forest behind about an hour outside Moscow for 50 000 pounds.

In the states when you buy property in a rural area usually there’s a large price difference and style between some houses but the homes are usually on more land and the city or county is responsible for roads. The suburbs is another story. Everything is pre planned and home prices and styles are all about the same.
The price of that first house works out to $360,537.00 CAD but If it was in Toronto, Canada it would cost between $1.5 and $2 million. To honest, I'd live in any one of the properties you've shown. I love the atmosphere of a village.
What made you chose this part of Russia to set up home Sam? Surely there are more scenic seaside areas of Russia with a more temperate winter climate further south such as the Novorossiysk or Sochi areas?

Sam you need to video the conversations. That is the most important thing. People are people irrespective of their country, language or history. So much is a distortion to make an enemy where there is none...... I used to watch Bald and Bankrupt when he visited villages and met the people. He does not go to Russia anymore (but that is little surprise...) you on the other hand can actually undo much of the distortion. I appreciate Russell shows the framework of Russia but you are a little more daring and confident and the people are what I want to see.
Your videos on moving there and what to expect are superb, you give a "feel" that is translated to western thinking. Love what you do and enjoy the honest and genuine eye opening that you (and Russell) do. Would love you to cooperate more as I think you are good for each other and the acceptance of normal people in a normal world.

Important. The cadastral value is significantly lower than the market value. For example. The cadastral value of my apartment is four times lower than the market value.

I pay 41 cents per square meter per year. Or to be more precise, 0.3 percent of the cadastral value of real estate. In the video, Sam says: - this house costs 260,000 dollars. So the tax on it should be - 780 dollars per year. But the cadastral value is at least half of the commercial value. This means that the real tax will be about 350 dollars per year.

The reality is, you have no idea what you are getting yourself into. In winter there is a lot of snow in the village and you can walk only on the cleared paths. In the spring, the village is full of mud. As soon as the season is over, the dirt immediately appears ticks. The neighbors start to scoop up old leaves and burn them. The village is filled with smoke from the fires. After ticks, mosquitoes appear. In the middle of summer, flies and blindness appear. As soon as the grass appears, neighbors start actively mowing it. In the autumn, they start burning the grass. After that, the rain and the mud begin. And then winter comes...

Also bear in mind that a standard dacha garden allotment in Soviet times is 6 COT, a standard village house homestead is 15 COT (supposed to provide homegrown food for a family for the whole year round). Now it can be more or less but you MAY NOT bild a r e s i d e n t i a l house on a plot LESS than 3 cot. 21.3 COT in this ad is a pretty big lot.

You have a rights for land and home. Tax is 0,3 % from registry value if you don't have a benefits. For example in Moscow region 1000 sq meters land have a tax in year 5000 rub - 50 bax. For home 0,1 %. From registry value ( this registry price is cheap usually). and many citizens not pay this tax. This tax calculate from sq meters of your home. For water you can use central water tube and pay in one time in year 30-50 $ - unlimit. If you don't have a central water tube near your house you can drilled personal water weel and used it's free without money. Electricity is 6 cent per 1 kW. Central gaz is 6 cent for 1 cube meter. LPG is 24 cent for 1 litre. For flat we have every month payment near 65-120 $ for all (services, electricity, water, central hot system, sewerage and internet). And this payment depends of the sq meters of your flat.

Would not want to spend more than say 15 million roubles on a place. But I don't want anything big. Character brick house with 3 bedrooms and nicely landscaped private garden suits me. Preferably in an area where the neighbours had done something to beautify the roadways rather than leaving them lined with building materials. Likely there are good options for that around Vladimir.

You've either got to increase the budget or decrease your "wants" (opt character brick for a frame/do landscaping yourself) may be then you will squeeze in. Also as Sam correctly noted space behind the fence in front of the house will be done when it's done. Just put up with it. Unless you're willing to pay for that too. Again make priorities right for the budget: to live a comfortable life in a warm sound house or have all those niceties outside. Having moved in you can make all kind of improvements later on step by step. Sorry to disappoint, but please be realistic & I think you'd better listen up to Sam's opinion, he's 20+ years experience on the subject.🤗

also it snows for 3/4 of the year... most of the time you will not see the trash or unpleasant roads. everything is covered.
