    What do you think of the price? I think the flat is a good price but the renovation was more than I expected. Let me know what you think.

    • @АлекШев-д9ы
      @АлекШев-д9ы 4 หลายเดือนก่อน +2

      The price for an apartment... well, approximately corresponds to Moscow prices. But the renovation cost 4 million.... WELL, this is Robbery! There is a maximum of 1 million (with excellent renovation and furniture). Simply, the apartment itself (old house, old central communications, etc.) is NOT worth the very expensive finishing and furnishings. Below, I gave a little reasoning for my opinion. Yes, housing prices have increased greatly over the past 2 years. BUT, the increase in materials is insignificant. Regular, seasonal. And, by the way, if repairs are done in winter, you can save about 15-20%. Due to the seasonal drop in prices for building materials and services.

    I just bought a 3 story dacha for $80,000. 270 square meters, 3 bathrooms, 7 bedrooms, heated floors, and there's a natural spring nearby. It's also on a huge block of land! I also have fiber optic internet!!! It's out in the middle of nowhere, and the nearest town is about a 20 minute drive away, but this is exactly what I wanted - peace and quiet, and solitude 😉

    My parents, after the birth of me and my brother, received an apartment in a new house of 62 square meters for 4 people in 1991 under the USSR in 1991. In this area, the average price for an apartment in similar buildings, which are not very old brick buildings, around twenty to thirty years old, ranges from three hundred to four hundred thousand rubles per square meter, or approximately from three to four thousand dollars per square meter. So, if we take this apartment's area, which is fifty-seven square meters, and multiply it by the lowest price in the area, three hundred thousand rubles per square meter, we get about seventeen million rubles. Therefore, the price for this area is quite justified. If you were to take a similar apartment in New York, in a comparable location near Central Park but closer to Harlem, it would be in a similar price range. I think the price per square meter would be around ten thousand dollars. So, a similar apartment would cost approximately starts from 570.000 to 1 million $

      There is a turbulence on bank loans at the moment, special benefits are cancelled, the ordinary loans are very expensive. Now its more effective to rent and at the same time save money on deposit account. Its situation for now - summer 2024. Maybe later real estate loans will be reasonable again.

      @@oleadsr8186 If i would live in Russia, i would live on rent, and invest / buy consumer electronics and stuff like that( for sale later). It looks like there is a record high gap between spending and earning in the budget, the emergency reserve is shrinking day by day, this can and probably will end in a bad way for ordinary people.
