    Very helpful tips, thank you. What do you mean by end value contingency? If the end value is less than what you would've expected, what can you do at that point? Would just looking at average sold prices on the same street be enough to base an end value?

    To be fair, im not all the way through the video as i type this, but locality of the individual is surely a factor as well. Like you say, if a house hasnt sold in a specific area for a decade its suspicious right? but what if you know it is a good area as you have lived nearby would that sway a decision or would you still be dubious due to the unknown time others have spent on the market in the past?

      Everyone was “inexperienced” at some point…..js
      Someone with only 1/2 client(s) is going to devote all their time and energy into getting it right for their 1/2 investor(s) rather than spreading themselves around 10/12.

      @@elizabethshelby5613 I understand what you mean in a way. However, an "experienced property sourcer" would likely have a small team of professionals, enabling them to efficiently source property for the 10/12 investors (you being one of them) and due to their experience within the field, you can trust that their due diligence is adequate and that they can much more likely guarantee success, compared to an inexperienced sourcer. Whilst it's true that a beginner may have heart, that doesn't really matter at the end of the day when it comes to business; what matters is results. If the sourcer manages to get results then he will obviously succeed within the industry. However, you could also argue that due to the beginners fresh perspective, they might be able to find more unique deals that the experienced one may gloss over due to past experience. I guess it depends on whether the investor would like to give the newbie a shot or would rather pay a bit more for the experienced sourcer, who is more likely to produce results. Again, it really just comes down to the person and how efficient you want to be.
