Just found your channel Jack, just wanted to say you've made a fantastic future for yourself. Down to earth videos, great editing and really good quality finishes to the houses you flip. Congrats!
Thanks Jack. That platform looks fantastic, I'm definitely going to have a proper look at this prior to embarking on my property investment journey in the not-too-distant future I hope!
Awesome! I hope you find it helpful! I definitely have found it invaluable over the last few months. Excited to hear more about your property journey! Definitely keep me updated 👍
Looking at starting to flip house next summer going to keep an eye on your Chanel, brilliant video looking forward to more tips regarding property flipping
15k over 9 months is a very slow process its not that great of an investmeant tbh but its good information. I suppose if you could do 6 months at 20k profit it would be alot better but its finding these deals. Thanks for the info me and my 2 brothers are about to put in 10k deposit each and 5k each for the refurb and fees.
If I’m buying a house on a buy to let mortgage and put down a deposit then fund the refurb cost out of my own pocket. After the refurb i can re- mortgage the property and pull my money out pay for the first mortgage off and keep the rest as profit and rent it out which could cover the new mortgage payment monthly. Is this not the right way to do or do I have to find investors?
Hi Jack, if I’m in the south. Can I still buy and manage and renovate a property flip in the north? Or do I need to be able to be near by. This would be on a small budget. Do you do your renovations yourself? Or can you still get the costs down paying someone?
@@jackdavidsmith Okay that’s great news! It’s much cheaper than the south. I’m looking to start next year. Do you tend to stay away from auctions or do you only look for auctions? Looking to learn as much as possible along side work

Yes it’s definitely possible and especially in London. It’s just not as straight forward. Technically you can flip anything. If it’s worth X and you buy it half price, you can make a profit. I just think with adding value it’s much easier to do to a house. Good point though! Hope you enjoyed the video 😊
My aunt owns a multi floor flat in london that she bought in 1983 for 32,000. It is now worth 700,000 and she rents it out to produce a large income every year. Just shows yo invest early and value will naturally rise :)
@@balliednerd7971 I find leasehold absolutely fine. You just need to make sure the lease on it is a good length and the service charge and ground rent are a reasonable rate
BTL mortgages typically require a 25% deposit. And with the ever more intensifying checks and regulation, it's not worth claiming you are purchasing as a residential anymore.
Young man, I can feel your honesty, down to earth and pragmatic approach. Thanks for the good work.

Do bridging loans look at your current income? Does being newly self employed matter ?

Thanks Jack, very informative video helped me out massively!
Clear information and probably the most easy example ive seen.
Do you happen to have done any on lease option agreements
Thanks! I have made a video about lease options before but could do another in more depth if that would be helpful?

Great video Jack! Love this style of video!
Thanks Jamie! More to come!
Jack, are you hiring or will you be hiring new people for the property deal sourcing company? Would love to get involved in that.
Hi mate,
Please can you help me with bridging finance. What companies have you used before and would recommend?
Thank you.
Yes, Lendlord. The link to it is in the description of this video. They’re awesome 👌
@@jackdavidsmith Brilliant. Could you explain or demonstrate a breakdown of the documents section required to complete the bridge application?

You can definitely renovate a property up north when you’re based down south. You will just need a good mains contractor/project manager

Hey mate just a quick question.
How do you know exactly what the legal fees and closing costs etc are gonna be?
Signed up to your website a while ago and haven’t received any emails yet.

Watched a video today where a lady flipped a London flat and there was a 100k increase in value but that's a 1 off

@@jackdavidsmith true I wouldn't want to have a leasehold property just doesn't sit right with me

What about buy to let with 30k?
Definitely can make a video about this
good video from Lewis Maund
Just purchased a btl stamp alone was nearly £15k
So the property was £312,500. Pretty much the opposite of everything this video is about, in regards to buying in a less affluent area.
8% return is a loss on capital employed in present inflation times > what idiot would lend money to loose in real terms
Buy Cheap Up North, 90 grand mortgage for 9 grand deposit
Put 30 grand into over 3 years then flip it. EASY!!!!
