I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighbourhoods. Then you’ve got Better, average sized homes in nicer neighbourhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I bought a house in interbay tampa in 1985. Paid 35 thousand dollars for it. Today this same house is for sale at 620.000 thousand dollars. And this house only has 1 bath and only 1300 sq ft. The world has gone crazy.
The Republican party has screwed up royally by not fixing the vehicle and property insurance industry that started in the 1980's !!! Build big and build tall residence's that workers in the service industry cannot afford !!! If there's been no change in the climate and the weather, why was spending bills passed to better protect residences from more destructive storms ??

What use to cost $1000 yearly is now 3-4k and up and that's if you can get it. Don't even think about placing an insurance claim as it is almost certain your policy will be cancelled. I live just outside Tampa for 33 years. People complain about traffic but it is tolerable. The one common complaint we hear every day is the outrageous cost of insurance. Not just homeowners but auto as well. Prices for homes here are still sky high and new construction is not letting up. We'll see what happens.
Here in Port Charlotte/Punta Gorda...FEMA extended the flood zones. Now homes that were in X flood zones are now having to purchase flood insurance on top of astronomic home insurance...
That’s a federal agency. They need everyone to pay into the pool so they have money to pay the claims. The mortgage companies have to MAKE you buy the insurance or if you have a flood the federal penalize the lender and deny guarantee claims for nonpayment. If you have no loan on the property you can refuse the new requirement as you most likely will never have a claim (just a premium to pay) in your or your children’s lifetime. If you live in coastal areas near the ocean or gulf you should carry flood insurance whether you have a mortgage or not.
@@jsd354 you are partially right. Citizens is now requiring flood if you are in a flood zone...Cash or mortage..doesn't matter. They do this to mitigate losses by diverting some claims to flood...or Federal as you say. Once the big insurers see that Citizens is saving money by letting the FED pay claims, it only makes sense that they (the Big Insurers)will follow suit very soon. I may be wrong but it's what I see happening.
But but who's gonna buy those million dollar condos on main Street Sarasota or those Mcmansions on lido and siesta key Beach for 35 million dollars lol. My family and I left Florida for Kansas City area 6 years ago and never looked back. Best decision we ever made. Much lower stress, better pay, drastically lower cost of living, and better schools. Sure it snows a few days a year but easy trade off for the quality of life difference.
Brent, whats happening in Ft Myers is exactly how it was in West Palm Beach in the early 90's. So many people moved in and the developers and builders were raking it in. I am blue collar worker who made good money at the time, problem was we worked 6 days a week to make the same as 5 days, pay increases were never near enough to make up the costs of living in the area. We moved to NE Central Florida on an acre, built our own home and were able to live. I foresee the same problems happening in the larger cities around us in the near future.
Family moved to West Palm in 1965 I was 11. Military Trail was western boundary. Fast forward to 2000's it turned into a 5 star rat hole. Great growing up in uncrowded Florida parents new house was $16,500. I couldn't wait to get out we retired to rural Georgia on a 135 acres building brick house in county with 25,000 people. People are polite and aren't pushy, loud, don't act out. I grew up in a small town in Pennsylvania. I'm not against diversity but when I am the minority I want to be with my own kind. Great deer hunting.
We live just south of Clearwater, and Clearwater Beach. We have nearly stopped going to the beach because of "fecal matter" floating pas us. It is south of Clearwater Beach but, obviously, it floats around. We loved living 5 miles from the beach but now, we hardly go. Something has got to be done.
A lot of people who moved here got a taste of what a hurricane is like and they are running like Hell. Others have had flood insurance go from 1k a year to 3.5k. And, a LOT of people are just finish repairs after Ian and are selling to leave. There are still many houses far from being fixed.
About 25 years ago, we thought that we'd move to Cape C when we retired. Now that we're at that point, we've realized it's not the right area for us, due to several factors including some that you mentioned.
Yeah I live in N Fort Myers close to Cape coral. The traffic is ridiculous, and the costs have skyrocketed. I'm hoping on leaving soon. Not necessarily florida, but maybe for northern Florida closer to Tallahassee for job prospects and cheaper housing.
People are leaving Cape Coral BC they can’t afford to live here. The income is insufficient to sustain the area. Lots of people found out too late that jobs don’t pay enough here. There are already people who bought in the last 3 years who are in default. Going to be tons of short sales then there will be foreclosures.
My wife and I are giving ourselves a year or more to prep our home for sale, mostly getting rid of stuff. During that time we plan on spending a month in each area that interests us. Cost of living, especially the cost of insurance is going to play a huge factor in our decision. I’ve got some time to do my research & see how things play out. Starting to wonder if it would be better to just rent out an Airbnb for 4-5 months every year and drive my fishing kayak and gear there.
Same here! We are cleaning out each room of the house of unwanted items and donating, selling, etc. fixing things that needs To be fixed, etc so when the time comes we are ready. I’m also thinking it would be a great idea to To rent in different areas before buying.

I sold my home close to the top of the market in the Florida Keys. I made a smart move. Crime was high. Lots of people were carrying guns. My property taxes are 1/2. My homeowners insurance is 1/3. Water and sewer bill went from $500 to zero. No traffic at all. I have an 80 mile view, deer in my yard and no neighbors. Florida has gone to crap.
Florida is nice for the winter but I could not put up with it year around. Desantis ruined it ,duquised it with the all the gay , book crapp. Insurance companies are leaving because of the laws/lawyers .
Florida can't get transportation issues improved like other major cities, there is no way to have a subway system or bridge over passes so you wouldn't need to wait for an hour long trains to go by. Florida also doesn't provide enough resourses within a walking distance to sustain a normal way of life.
true. Cape Coral has everything you could need, but you have to drive all over to get to it. No area in the cape is walkable for "downtown liviing" unless you want to buy one of those new condos they are building on Cape coral Parkway.. and they are going to be very pricey.

It's happening all over the state. Stuart, Martin County is suffering from it as well. Historically Martin was always considered a slow growth county compared to our neighbors of St Lucie and Palm Beach Counties. We were a perfect little hamlet. Stuart was always top rated as a best small beach town. Well that small feeling is lost. The county approved a Costco and a Brightline Station. As we have grown, we have lost our A rating for schools. All they see is the additional tax revenue, then they can say they need to increase all the services because the population has grown and so the cycle begins. More taxes = more spending. Hopefully we can vote out the entire county commission out. I think they are all have primary challengers this August.
I used to live in Volusia County from 89'-98' and used to drive over to Clearwater/St. Petersburg, and the traffic coming out of there at rush hour was absolutely horrible even back then.
As a Tampa bay area resident, the home prices are completely unaffordable! You have to go 1 to 2 hours outside the city to find something remotely unaffordable. The homes up there in Pensacola are cheap in comparison. The wife and I are considering moving up there.
Huh? You just contradicted everything you just stated. If things were affordable in Tampa, you wouldn't be moving to the Redneck Riviera (Pensacola) aka the Panhandle.
The Panhandle area of Florida is beautiful and not to crowded (for now anyway). Only bad thing is that area is a hurricane magnate. Tampa Bay has been very lucky dodging storms.
I'm retired and was pushed out of Port St Lucie due to higher property taxes and insurance that had gone through the roof. So, I moved to Homosassa area and now, with insurance practically unavailable, inflation and higher taxes, I will be leaving here as soon as I can sell my house. Where I will go, I don't yet know. Probably to a different country.

Uncontrolled development, snowbird congestion and worsting heat and humidity have ruined this area. I should have sold last summer. Probably too late now.
It doesn’t help when the demographics are changing down there either. Everything from Miami is spreading Westward. Same with Tampa. The demographics changed.
I live in N Fort Myers. Indeed there are way too many people here now. Can't even get in and out of parking lots, let alone get somehwere in a timely manner. Somehwere that used to take me 10 minutes can take me a half hour now. Pre- pamdemic, i was going to buy a nice 3 br house. I had the down-payment. Home got taken off the market, then put back on. What was going for 190k went through a bidding war and finally sold for 450k in late 2020. I fear i will never be able to own a home at these prices. So now I'm looking to move somewhere where at least i can rent something really nice for a decent rate. Wont be in swfl though. Way too expensive, and overcrowded.
Luckily, my spouse and I were able to pay off our mortgage early. We took the money we were spending to accelerate our mortgage repayment and invested it right away while we were both still working. We were able to retire early after accumulating what would have been our home payment for over 7 years and maxing out our 401K/403B plans. Thankfully, both of our parents taught in us the importance of living within our means.

Swfl isn't as bad as it sounds. If your coming from out of state it's still better than the state you came from. The water is fine. If your moving in you may have to drop your well pump depending on depth because of more people here. Ian definitely displaced many and many people left. If you are working remotely carrying your job with you then that maybe the best scenario as the job market is tough for good paying jobs and florida isn't known for high paying wages. Many people are moving here not realizing that it is.more expensive but still cheaper than the state your from if it's on either coast. It does get hot and it is rainy during the summer flash flooding make it difficult driving conditions. Every state has there issues you just need to know your tolerance level.
I worked in SWFL for 4 months after hurricane Ian, it was literally like a bomb went off. I don't understand why the Gulf side is so popular, not a huge fan of that area.

Everything you say in your video is dead on. I moved to Cape Coral in November 2019. I then stayed in Bonita Beach for two years during the pandemic and then I moved to downtown Fort Myers. I moved from the area in December 2023 and purchased a home in Murfreesboro Tennessee due to the very things you’re talking about. It’s unsustainable there in Florida. One thing you didn’t mention is the continuing Water main ruptures and boil water notices. Coming from Carmel, Indiana, a suburb of Indianapolis. I had never had a boil water notice in my entire 30 years of living there. Just a heads up.
Everything got too big and I mean *EVERYTHING* people need LARGE LOTS and SMALL HOMES not the other way around. RV Industry Collapse is another crisis. Boating Industry huge positive #center_console_madness
Well I hope if they do drop, that the taxes and insurance drop as well. I live in Cape Coral and the taxes and insurance are ridiculous. If the taxes and insurance go down, I can afford to stay here. But if not, I will have to sell and move. Currently I am working, and switched jobs because of the traffic. But when it's time to retire, I will not be able to afford to live here under the current situation. I love the area but inflation, taxes and insurance are pushing me and lots of others out. And there are not any good alternatives in Florida. I am looking at moving out of the Country.
The water issue is becoming an issue due to tri staters. Thousands of people left those states and California. They put incredible stress o to the other states that they moved into , not to mention overcrowding and forced increases in costs such as taxes.

We are looking at moving away from Clearwater to NC or TN. Too expensive and too crowded here now.

Stuart was always top rated as a best small beach town. Well that small feeling is lost. The county approved a Costco and a Brightline Station. As we have grown, we have lost our A rating for schools.
All they see is the additional tax revenue, then they can say they need to increase all the services because the population has grown and so the cycle begins. More taxes = more spending.
Hopefully we can vote out the entire county commission out. I think they are all have primary challengers this August.

I used to live in Volusia County from 89'-98' and used to drive over to Clearwater/St. Petersburg, and the traffic coming out of there at rush hour was absolutely horrible even back then.
As a Tampa bay area resident, the home prices are completely unaffordable! You have to go 1 to 2 hours outside the city to find something remotely unaffordable. The homes up there in Pensacola are cheap in comparison. The wife and I are considering moving up there.
Huh? You just contradicted everything you just stated. If things were affordable in Tampa, you wouldn't be moving to the Redneck Riviera (Pensacola) aka the Panhandle.

The Panhandle area of Florida is beautiful and not to crowded (for now anyway). Only bad thing is that area is a hurricane magnate. Tampa Bay has been very lucky dodging storms.

I'm retired and was pushed out of Port St Lucie due to higher property taxes and insurance that had gone through the roof. So, I moved to Homosassa area and now, with insurance practically unavailable, inflation and higher taxes, I will be leaving here as soon as I can sell my house. Where I will go, I don't yet know. Probably to a different country.

Uncontrolled development, snowbird congestion and worsting heat and humidity have ruined this area. I should have sold last summer. Probably too late now.

I live in N Fort Myers. Indeed there are way too many people here now. Can't even get in and out of parking lots, let alone get somehwere in a timely manner. Somehwere that used to take me 10 minutes can take me a half hour now. Pre- pamdemic, i was going to buy a nice 3 br house. I had the down-payment. Home got taken off the market, then put back on. What was going for 190k went through a bidding war and finally sold for 450k in late 2020. I fear i will never be able to own a home at these prices. So now I'm looking to move somewhere where at least i can rent something really nice for a decent rate. Wont be in swfl though. Way too expensive, and overcrowded.

Swfl isn't as bad as it sounds. If your coming from out of state it's still better than the state you came from. The water is fine. If your moving in you may have to drop your well pump depending on depth because of more people here. Ian definitely displaced many and many people left. If you are working remotely carrying your job with you then that maybe the best scenario as the job market is tough for good paying jobs and florida isn't known for high paying wages. Many people are moving here not realizing that it is.more expensive but still cheaper than the state your from if it's on either coast. It does get hot and it is rainy during the summer flash flooding make it difficult driving conditions. Every state has there issues you just need to know your tolerance level.
I worked in SWFL for 4 months after hurricane Ian, it was literally like a bomb went off. I don't understand why the Gulf side is so popular, not a huge fan of that area.

Everything you say in your video is dead on. I moved to Cape Coral in November 2019. I then stayed in Bonita Beach for two years during the pandemic and then I moved to downtown Fort Myers. I moved from the area in December 2023 and purchased a home in Murfreesboro Tennessee due to the very things you’re talking about. It’s unsustainable there in Florida. One thing you didn’t mention is the continuing Water main ruptures and boil water notices. Coming from Carmel, Indiana, a suburb of Indianapolis. I had never had a boil water notice in my entire 30 years of living there. Just a heads up.

Well I hope if they do drop, that the taxes and insurance drop as well. I live in Cape Coral and the taxes and insurance are ridiculous. If the taxes and insurance go down, I can afford to stay here. But if not, I will have to sell and move. Currently I am working, and switched jobs because of the traffic. But when it's time to retire, I will not be able to afford to live here under the current situation. I love the area but inflation, taxes and insurance are pushing me and lots of others out. And there are not any good alternatives in Florida. I am looking at moving out of the Country.
Unlessnyou wanted to move way upstate, Defuniak springs, or Panama city beach. Close to the border of AL or GA.
The water issue is becoming an issue due to tri staters. Thousands of people left those states and California. They put incredible stress o to the other states that they moved into , not to mention overcrowding and forced increases in costs such as taxes.
