      lol, no we love our clients. The fact is that area is one of the up and coming areas. Unfortunately, these areas are often rough but on their way to being turned around. You would have to get in while the going is good to take advantage.

    There's an error in the map at 15:48. The "City Line Avenue/Mt. Airy/East Falls" section on your map it totally mislabeled. None of those neighborhoods are in that section.
    Mt. Airy is the neighborhood that sits between Germantown and Chestnut Hill. You don't even have it in Northwest Philadelphia.
    East Falls is also in the wrong place. East Falls is actually located at the southern end of Roxborough/Manayunk.
    That section is actually where Nicetown and Hunting Park are located not Mt. Airy and East Falls

    What do the houses go for in Fishtown?

      Houses range but generally they can go anywhere from 150k to 1.5 million.

    Thank you, good content. I'd be interested in a video about some of the up and coming neighborhoods in the city. I missed the train on Fishtown and Brewerytown, and am hoping to take advantage of the next place that is quickly gentrifying.

      There has been such a great response from these. I want to thank everyone for watching and commenting. As for a your video idea, that's great! Right off the bat, I can tell you that Fishtown has been there for a while, West Philly is definitely up and coming. Other areas around Cobbs Creek, & Bella Vista are also. I think we will have to start that very soon and go in depth into some of these areas.

      I would agree that the suburbs are a generally safer area. Personally, I love the suburbs that are more spread out and greener.
      I would respectfully disagree. There are neighborhoods that are safer than others.

    I know as a real estate group gentrification is great for you. But it isn't great for the people living there 😔
    And I'm not trying to be rude, I actually enjoy your channel overall.

      No need to apologize. We welcome points of view other than ours. The best thing that could happen would be individuals coming in and purchasing the property and fixing it for their primary residence. Hopefully, the city/state/fed can make this more accessible for everyone. That said it is a very complicated process to renovate.
      It is true there are down sides to gentrification. The reason we view it favorably is because it benefits the neighborhood as a whole. If you look at entire neighborhoods that need work, having an investor come in and either renovate or remove blighted areas and build new builds is generally a positive for the area.

    I moved out of Spith Philly 20 years ago, it was filthy and dangerous and doesn’t look much better now. For $270k, you can live in an area with a driveway and a big yard instead of having to park a mile away if you’re lucky.

      @@LivinginPhiladelphia To be completely honest, it seems that most of your viewers are interested in “up and coming” neighborhoods that most Philly natives wouldn’t imagine moving to. Newcomers seem to not mind paying exorbitant prices to live in bad areas as long as there are some dive bars and coffee shops close by. Queen’s Village is still nice, Old City, Fairmount, Rittenhouse, Chestnut Hill, they are probably the most affluent areas if you have the money to buy in. But as far as nice meaning no trash and little riff raft, parking, and going to sleep without wondering if your car or house will get broken into, Far Northeast, Manayunk, Bridesboro, and Roxboro probably have the best housing at prices that aren’t insane and are very safe and clean.

      I respect your honesty Dawn. I agree that there are a lot of people interested in any "Up and coming" areas. Sometimes they don't realize that those areas are not the ideal neighborhoods they envisioned... yet. But that is the point, they have only recently started being gentrified and renewed. Most of these areas I am thinking of are very reasonably priced unless we are talking about new construction/full rehab. Those can be on the pricey side for sure.

      Actually one of the up and coming neighborhoods because of the low housing cost there. Investors come to find homes to flip.

      I can tell you are joking a bit but we all know safety is a real concern when finding a home. We have a video about the safest neighborhoods in the city. I'll link that below.       Not to complicate things but there is Kensington, Old Kensington, Kingsessing and Strawberry Mansion is west of Kensington.

      It is one of the places most consider undesirable. That being said, being an undesirable neighborhood means an opportunity for contractors to purchase a home that is in need of repair and flip it for a profit. This is one of the draws for some who purchase there.
