I'm with you friend!
Last week Monday my Uber driver is a realtor my grub hub delivery guy was and I can’t even count the coworkers and family friends that are realtors. Three of them didn’t even graduate from high school no GED. How the hell do you self regulate an industry that standers are so low you don’t need a high school education? Good luck for you because we know a lot of industry are switching to apps and AI if I’m correct Red Fine has someone just show the house not a realtor. The good realtors better step up because your industry is becoming more and more regulated and an app or lawyers with an hourly rate can do it much cheaper.
A high school or equivalent diploma is a basic requirement for a PA Real Estate license. The industry is heavily regulated. I'll list the requirements for simply obtaining your license below but besides that, you have continual mandatory training and every biannual renewals of your license. To become a real estate agent in Pennsylvania, you must meet the following requirements: Age: Be at least 18 years old Education: Complete 75 hours (5 credits) of approved real estate education from an accredited college or approved provider. This includes courses in Real Estate Fundamentals and Real Estate Practice. You must also pass the course final exam with a minimum score of 75% in the presence of a proctor. Exams: Pass the Pennsylvania & Federal Salesperson Real Estate Exams at a PearsonVUE Testing Center. Background check: Submit a criminal record check through the state police's PATCH website or the Pennsylvania State Police Central Repository. There is a fee for the background check, and the results are only valid for three months. The Real Estate Commission may not grant you a license if you have a criminal record, even if you pass the exam and pay the fees. Application: Submit the licensing application and required fee to the Pennsylvania Real Estate Commission. You may need to include your certificate of course completion with your application. Sponsorship: Get sponsored by an actively licensed real estate broker.
What sectors or departments are city services under
This may be helpful! billypenn.com/2022/08/29/philadelphia-city-government-offices-departments-bureaus-boards/
Lived in both cities and in jersey in between I prefer jersey best it’s like a happy medium new York is extremely expensive however if you can afford it New York is much better I remember when I lived in Brooklyn you could get about anything you wanted from about any store and crime is way out of hand in Philadelphia
Thanks for commenting! You make a good point. Maybe we should compare PA, NY and NJ. We have many clients coming from NY because of the lower cost of living in Philadelphia. As for crime, this can be subjective because many have different experiences. The numbers say that crime is way down in the past couple years but I understand many feel otherwise.
@@LivinginPhiladelphia in my recent experience living in Philadelphia 2024 I would disagree about the crime aspect I have seen in person robberies drug overdoses and a guy even pull out a gun right on the train it’s got to a point where I cannot continue living in such an environment moving back to north jersey at the end of the month I have watched where the crime has spread to a point where it is even happening in center city a couple blocks from independence hall and the liberty bell crime exists in other major cities but they don’t allow it right in the open it’s in secluded areas that you just stay away from
As of July 28, 2024, Philadelphia has had 151 homicides, which is a 37% decrease from 2023. Other crime statistics for 2024 include: Aggravated assault: A 32% decrease from 2023, with 24 aggravated assaults compared to 32 in 2023 Robbery: A 66% decrease from 2023, with 34 robberies compared to 102 in 2023 Property crime offenses: A 12% decrease from 2023 Violent crime offenses: At their lowest level in at least a decade
Excellent. The flavor and sprinkles on American life. You got this everywhere.
Thanks for checking out our channel. Any locations or topics you think our viewers would find interesting?
How about lowering the price of the home extremely simple and attracts more buyers. Oh but that would affect the selling and buying agent’s commission! Another lawsuit to come for NAR?🤔
Your statement is uniformed. Yes, a lower listing price would attract more potential buyers but the listing price of the property is not decided by the agent. The home owner is the one who decides this. The role of the agent is to advise on the market price, list the property, market and negotiate through the sale of the property.
@@LivinginPhiladelphiaI fail to see the uninformed part in my statement. Your answer simply puts the list price totally on the seller with no advice from the realtor. And trying to get the rate down to accommodate the buyer is no help long term lower prices will bring more people back to the market. As prices continue to go up (because of the low comps) and sales go down there will be less people to scam and those that fall for these short term buy down rate cuts will only increase foreclosures. Ultimately hurting you and everyone.
Wrong again. As I mentioned, the role of the agent is to advise the seller. Most sellers already have an idea of how much they want for their property. The advice typically moves the price marginally. As far as bringing buyers back; You think sellers will lower their expectations to help the market or emerging buyers? Listen, I know you think you know what the market is like and you may have even done some research, but your opinions are not applicable in the real world. Sellers almost always want the most they can get and that's what a listing agent is OBLIGATED to do. The listing agent does what their client wants. Saying agents are scamming people again is uniformed and generalizes an industry that is complex and rife with legal requirements. Hiring a licensed agent to represent you and help with one of the biggest transactions in a families lifetime is not only a smart decision, it is the correct one.
@@LivinginPhiladelphia Denial is a river in Egypt. Well after being a victim of a Realtor and going through the legal process only to find that not all but a good number of agents have worked with each other to inflate the price of the property to increase their commission. There are good agents probably a majority but the low standards to becoming a realtor and the lack of quality agents trying to remove the bad have definitely helped to increase the bad. The lawsuit filed on behalf of the sellers and the next set that are currently in process clearly show the system is flawed and hopefully can be fix. To not see and try to stop what any experienced agents has seen for them self makes that individual a part of the problem as it only hurts you and your colleagues and buyers. Unfortunately most buyers trust the agents they have, and don’t understand the market, sellers don’t have much to lose as you said they want the highest price. Hopefully good agents will step up and report or at the least not participate in bad behavior in their markets. I know you’re locked into a mindset of there is nothing to see and nothing is happening here but identifying and seeing a problem is a good way to fix it. I know for future purchases I have a lot to do, getting the comps of at least 3 to 4 homes in the area plus checking the DOM, doing a very detailed home inspection with an inspector I find checking on reviews and history of the agent I work with, and not rolling repairs, cash after. Most agents I’ve spoken to have little knowledge of the upcoming changes to their industry and don’t seem interested in the upcoming changes. Most seem more interested in signing a contract mostly buying agents before the new laws are even introduced. Your OBLIGATION’s as you said are a moral duty but these changes are legal and we will see what changes come as they currently have been implemented with changes as the industry tries to find ways around. A blind loyalty to a system with clear problems is not a way to fix it unless you are part of the problem.
I'm sure you can understand why I might take your comments personally and I truly am sorry if you were a victim in some realtor scam. I obviously can not speak for every or even most realtors but I can speak for myself and my experience. If a realtor "inflates" a listing price beyond what is reasonable, that listing would not sell and the price would be dropped. The market price is determined by what a buyer is willing to pay. So it makes sense to list at a reasonable price. But if a buyer is willing to pay that higher price, that now moves the market price up. That is simply the way a real estate market and capitalism works. The low standards you refer to to becoming a licensed realtor are mandatory Complete 75 hours (5 credits) of pre-licensing courses from an accredited college or approved real estate education provider, Pass a background check, Pass the Pennsylvania & Federal Salesperson Real Estate Exam, Find an actively licensed real estate broker to sponsor your application, Submit the application and required fee to the Pennsylvania Real Estate Commission. Besides this bar for entry, annual mandatory training for all realtors and having to re-register your license every few years. IMO, this is not an a low standard.
As a Jamaican now in Maryland I hope to visit this park soon. 😊
Thanks for supporting the channel! I have to say, you mentioned you were from Jamaica, I love Caribbean cuisine :) Sorry had to say that. This park is a great spot for many reasons. The pop up events is a big one. Hope you get to visit soon!
@@LivinginPhiladelphia Awesome, it's great to know that you are a fan of Caribbean cuisine 🙂. Yes, I definitely plan to visit before I return to Jamaica in September.
Love it! Hope it's not a scorcher weather wise when you do visit. We just got past a heatwave and who knows what is in store for the near future 👍 Thanks for supporting the channel and best of luck!
I spent my first 22 years of my life in Laureldale, graduated from Muhlenberg Township high school, and graduated from Allright College. I am very disappointed that you did not mention Albright, college that was founded in 1856. It is a great school. I have not been back to Reading in the last 10 years, but am aware of the mess it has become. It saddens me to hear the storied of what it is like now.
You have a good point, thank you. This shows the city has a lot to it and to try to cover everything in one short video is hard. Many cities have had a hard time the past 10 years +. In my opinion, it will be hard for cities and towns until homeownership and small businesses are on the rise. What are your thoughts.
Your lot size is way off they are smaller
Sorry about that. Please explain.
Blue Bell is not the county seat you nimrod norristown is 5 miles away
That was a mistake and thank you for pointing that out. But the name calling is uncalled for. I'm sure you have never made a mistake but we put a lot of time and effort into this channel. Sometimes when shooting the video mistakes get made.
Isn’t it not in a township because it’s a borough?
You are correct! Thank you for correcting this :)
Thank u
Like we tell everyone, BEFORE you are ready, CONTACT US DIRECTLY! This video serves as a general guide but there is no comparison to good representation of an agent who knows the area.
Norristown is a dump
We try to be realistic but focus on the good in neighborhoods. Norristown is not the most desired city but many good people live there. There are also many small businesses that are worth checking out!
Random question. Is it smarter to buy land and build a home on it, or just buy a home. Also if i buy land, cant i rent it for events?
Great questions, Buying land and building on it is no simple task. If you have a company who is experienced with the process, this will help greatly! That said, there are many factors and typically a new home will bring in a higher profit for a builder. If you are looking at simply ROI for a home, an existing home would generally be better. Again, this heavily depends on many factors.
To answer your second question, yes, if you own the land you can charge for events. Keep in mind the local township may have regulations on what can and can not be done with the land. Always check with the local township for regulations!
@LivinginPhiladelphia ok thanks. I'm asking because I want to buy a lot of land and basically build a neighborhood.
Sounds great! Sounds like you may need some assistance. contact our team and we can get you on the right track for this. Preparation is a big part of making this happen.
Jawn includes (but is not limited to,) stuff, things, and whatever one cannot recall the name of. It does have a connotation of "little value." You would not refer to fine jewelry as "jawn." A jar of screws, on the other hand, can be jawn. It's wonderful word. Also, Philadelphia and it's surrounding areas sound the final "r" in words like car, mother, father, butter etc. New England, New York, and the southern accents drop "r" that follows a vowel.
Perfectly said. This discussion has been one of the most interesting in the history of our channel! Thanks for sharing :)
I conceived a baby and had it by the time this video ended lol
haha Good point. Our videos have evolved and hopefully we are balancing information with entertainment. Your criticism is noted :)
My mom grew up in Newcatle County, DE, and mischief night was definitely a thing when she was a kid.
I imagine it's frowned upon these days more than long ago but for sure, it is a thing :)
Omfg don’t think I would like to live there seems like a crazy horrible place to live am so blessed to live in uk
HAHA I'm sure the UK is beautiful but let's be honest. The UK has problems like everywhere else. Philly has it's great along with it's bad. I hope you get a chance to see for yourself some day!
There are a few nice neighborhoods on the edge of the city but for the most part people in Berks county avoid Reading city. Most of the pubs and restaurants are in the boroughs of West Reading and Wyomissing. There are some nice communities just outside the city so the area isn't bad but the city is. Train service to Philly is planned in 5 to 7 years. We will see.
Thanks for sharing. Public transportation would be huge for the city like many others. Hopefully Reading can get back on it's feet like it's neighbor West Reading! Until then, we can only help our neighbors and do our best to help where we can .
I don't agree with "wudder" which I believe is more Delco than Philly. In Philly, "wauder" with accent on 1st syllable is more accurate. By the way, you even said "wauder" later in the video.
Fair enough :) It's always a great thing to see these debates about our region!
You forgot to mention that we refer to our state as P.A. Not Pennsylvania.
That is true. I think most do use the abbreviation of Pennsylvania. Good point!
Kind of lost credibility for me as soon as he went to Pats.
That's understandable. They're mostly a tourist spot at this point. They are renown for better or worse and the rivalry is pretty cool IMO.
Great coffee shop across from the park on Tasker
The best!
I think they should really play up the Taylor Swift connections. Tours and all that. I mean what else has Reading got for it, and being where the biggest pop star in the world grew up, is like winning the pop star lottery. If they don't do this they're really stupid!
WHAT?! did not know this. Tell us what you know!
@@LivinginPhiladelphia hi I don't know if you're being sarcastic, but as a Swiftie they should buy her parents old farm and house and make it a museum or something. Have tours of her old schools, like Kramer lol. Do stuff like that. Thanks for replying 😁
Thanks and NO! Not being sarcastic. I honestly did not know she was from Reading. Pretty cool and yeah, make that farm a museum and winery/brewery lol. The more local attractions the better in my opinion. Thanks for sharing
@@LivinginPhiladelphia thanks, technically she's from a nearby town called Wyomissing. But she was born in Reading and went to school there. Happy to enlighten you.
Very cool! Our Region does have many famous names it's always fun to hear of new ones :)

How can anybody even attempt to compare any city with New York? Philly is a great REGIONAL city. NYC is a WORLD city, comparable only to London, Paris, Rome, Beijing, etc.
Valid point. Regardless, people do make the comparison especially because of their proximity to each other. Besides this, many people move from one to the other for various reasons.
Really irritating video.

0:06 Why don't you want people to leave? Not only is jobs the problem, but there's just unpleasant energy there just like New York.
Thanks for commenting. Our job market is still fairly robust. Unemployment is almost half the normal average. The energy is something different. Everyone has a different experience. Have you been to the suburbs? Philly has amazing suburbs and maybe that's more up your alley?
There is no Phila talk i dont know where they get this. Just one place has a weird accent Mayfair, thats where that Phila Capt. is from.
Ahhh Mayfair! A decent neighborhood. I had never heard of Phila Capt. Will check him out. Thanks!
Definitely not free. Adobe scan is free and much easier to use. I love Apple, but they don’t give a whole lot of things away for free. I’ll admit, counting pallets of bricks is handy, but there’s a free calculator for that lol
Good points and this video deserves an updated video. Apple now has their own scanner function built in to the software. If you do not know, it's in notes>New note>Camera Icon>Scan Documents. It works reasonably well and with some practice, works very well!
Houses way to close I wouldn’t stay in Philly for free lol
Yes, most of the city is rowhomes with at least one shared wall. If you want single family homes and open space, you'd do best looking on the outskirts or suburbs. Which are great BTW. Philly suburbs are varied and beautiful!

Hello from Montgomery County. I'm originally from Philadelphia but now living in Souderton. My town is a very family oriented borough with lots of festivals and events. I would love to show yous around the town. We have a homemade ice cream shop movie theater and nice restaurants. I would love to hear from you.
Thanks for sharing!! Souderton sounds great. Homemade ice cream is the best ice cream. I've ben through there many times. Very pleasant. I'll have to add your town to the list of videos to make. Don't want to make it too famous though :)

I love this! The (Fairly) recent increase in Main Street Fairs is a great thing. We all need to support this. Hope this is leading to more hometown and small business income. Higher home ownership rates, pride in our towns and an increase in support for small business is the best way forward!

Yes, a home is a unique investment. You will always need a home. as long as you can afford to purchase, you are better off and have more to gain from paying off YOUR OWN mortgage instead of a landlords.

You’re insane about Fairhill.( down the way) as we would call it. That’s where we used to buy weed when I was younger and much more naive. It’s a war zone down there. Fairhill and luzerne was a drive through block where there was usually a traffic jam from all the cars lined up around the block on a Friday or Saturday night to get weed.. I don’t care how cheap those boarded up dilapidated houses are!!!! You couldn’t pay me to own one, not in that neighborhood at least. Unfortunately philthadelphia as I call it is getting worse and worse. Even in the northeast like Castor and Cottman is starting to resemble Frankford. In other words pretty much uninhabitable for civilized people at least. Horrible cesspool of a city filled with savage animals. So glad I got the hell out. The only thing I still like about Philly are my Eagles 🦅, Phillies, Sixers and Flyers. They should call it the city of brotherly hate honestly.
Thanks for sharing your thoughts. Fact is there are some with priorities that are different than yours. Some are looking for a more affordable home and they are OK with moving to a less desirable place in hopes it will turn around. For those who do not like the area, there are many other great neighborhoods to consider.
"Let's not Waste Time" 🔥🔥💯💯
HAHA Getting right to the point!
Agreed! But many people say we are not smart for focusing on the payment but that’s literally all that matters to most people!

Hi, please make a video about places with 1% rule in Philadelphia 2024
Great suggestion! I'm adding it to the list. Thanks for checking out our channel and make sure to check out our other tips for investors.
I've only lived in West Philly. What makes Philadelphia are the people, they're loyal. I couldn't find that in other cities I've lived in such as New York, Chicago and Washington DC.
Thanks for sharing. There are a lot of videos about how terrible Philly is but the fact is, the majority of the people are GOOD PEOPLE! As in every city there are the people who have the DGAF attitude, but that is the minority. Hopefully things will shift.
How does this work from a contract standpoint?
You may be required to provide a signed lease agreement that shows a higher rent than the monthly total cost of the loan before closing. Does that answer your question?
On a 30 year loan, a 1% buy down is worth so, so much. Fees could never be worse.
Great point and remember, A down payment is different than a buydown. Down payment you are decreasing the total amount of the loan (ex. If you are putting 50% down on a $600k house then your loan would be for $300k). A buydown you pay extra money up front for a lower interest rate but the loan amount doesn't change (ex You pay an additional $12000 to the lender to get a 7% interest rate instead of a 7.5% interest rate).
