Course it is, just market the way most investors don’t, you’ll win. For example niche down, go after code violations, learn everything about it, then you can go into contractor groups and offer a nice referral fee for anyone that passes you a lead that has a code violation or unpermitted work. That’s an example but you get the point be different

SEO!!!! I pay for a hostinger website and thats the only fee I pay. Within your dsshboard you have SEO settings so I can be on page one. $2-3 for domain. And $15-16 a month for hosting a month. Thanks for the motivation.

SEO is not hard but attention to detail is the key, if you want people to find your site according to the nitch your marketing and working with. I am full stack software engineer today and work on complicated web apps, but when I first started I focused a lot on SEO, because making a website is easy! bringing folks to it is a whole another thing.

Dude spend ONE HUNDRED THOUSAND on PPC. Yeah.... that will do it. At first I was impressed. Then I heard 100k on PPC and that reframed it.
Lmao yeah nothing comes free - it was about total probably 200k on SEO and about 100k on PPC over 2 years to make over a mill

Hey Jerry, I think I've found a glitch in your sub2 creative calculator. It appears that you are figuring the PI calculation using the sub2 loan balance. This is going to give you a smaller PI because the sub2 loan balance is smaller than the original loan balance. Shouldn't you be getting that number (the original PI) directly from the seller's loan docs? Or am I missing something?
I fiund it too and wrote customer service but they act like they didn't know what I was talking about so I left it alone. I still love the content.

Jerry what do you mean "takedown"? Is that wholetailing?
CarMax is analogous to a Flipper and not analogous to a Wholesaler. The reason is that if CarMax gives a seller an offer, the probability that CarMax will close is 100%. CarMax doesn’t secretly shop the car around trying to find end-buyer and close only if they find an end-buyer at a profit. CarMax buys, takes title, and then resells in that order. Wholesalers only close if they can find an end buyer who will pay more, which is about 10% of the time - and the seller is generally in the dark about this. Also, CarMax doesn't try to re-negotiate the deal later. I agree that buying low and selling high is not a moral dilemma for Flippers or Wholesalers. What is a moral dilemma for Wholesalers is being disingenuous about the fact that they are not actual end-buyers and the high likelihood that they will not close.
Yes but how you word it matters. In the past I would say we’re buying with our partners or we may assign it to our partner if it doesn’t work for us. now we are the buyer. Was always the goal. Ultimately flip some, rent some who knows but today we buy and analyze every deal as a buy
@@nichewholesaling Yes, how you word it greatly affects the likelihood that the seller will accept. If you're fully transparent, they won't accept. That's why you word it in that ambiguous way and wholesalers are considered unethical. A phrase like "we’re buying with our partners, or we may assign it to our partner if it doesn’t work for us" is intended to mislead the seller. If it isn't intended to mislead and your goal is to be 100% transparent, why not say: "I am not the end-buyer. Closing this escrow is contingent on me finding an end-buyer who will pay more. I will then pocket the difference." Then if the seller accepts $100,000 for a house worth $150,000, you're being fully ethical because there is a "meeting of the minds".

It’s only ethical if the AB contract is fully transparent so that the seller goes into this with eyes wide open. The fact that ABC later reach consensus is not the issue if the AB contract was not transparent to begin with. I'm glad that some sellers accept with transparency but referring to "partners," etc is not transparent.
