    If your tenancy has expired and you have not paid for a new tenancy why should you get more than 7 days notice? Your non payment is an indication of your willingness to vacate the premises. People want to live in a free house.

      Before the new law, most tenants for 6 months without payment, which is not good for the property owner biz but now tenants starts looking for another accommodation before their rent expires.

      Besides, There are many circumstances that could make a landlord give tenants quick notice. It’s not about having rent money ready or not

      Good one for landlord, before this time ,some tenants were owing 1year rent they won't even to pack out ,lording it over the landlord ,may God have mercy.

    Standard tenancy agreement between the Landlord and tenant will stipulate that the tenant will indicate if he/she intends to renew 3 months before the present tenancy expires.
    If there's no sign of renewal, the Landlord may decide to give him/her 3 months quit notice in advance. Afterwards, 7 days quit notice.
    The next second all your property dey outside.
    The judge is not mad

      Exactly! Most times, people approach this issue with emotions, forgetting the owners sees his property as a business.
      We can't rule out the fact that people could experience financial tough but also to speak with a lawyer to know how best to go about it with your landlord if you don't know what the law say.

    Truth is 3 months before your tenancy expires your landlord is supposed to ask you if you want to renew. If yes/no you let them know and when your rent expires you pay a new rent.

    In this lagos, especially lekki you can be rendered homeless even if your paying. I was ejected even though i was not owing bcos the landlord refused to collect his rent, i stayed there with my family. He gave me 6 months notice within my rent and when it expired immediately started ejection peoceedings. Pls before you rent any house asks neighbors about the landlord even street people around the area so you avoid bad landlords

      I'm so sorry about the terrible experience. It's sad that some landlords can be so mean. If you are not renting home in this Lagos, honestly, it's a huge blessing.

      That is what she explained, if a landlord wants to evict you, he should wait till your existing rent expires before issuing a notice!!!

    In what world does it make sense to give someone just seven days to find new accomodation? Why do people prefer to live and work by man-made cruel regulations?

      It depends on the tenancy agreement. Some landlords go for monthly tenancy agreement so they can apply this. thats why it's good to know, understand the terms, and plan ahead bcos the at the end of the day, it's the landlords property and it's the tenant that will be under unnecessary pressure. May we not jam bad landlords, and importantly, may we have the resources to build our own homes or move out when necessary.

      Simply put, if “A” is a yearly tenant of “B” with the tenancy commencing from January 1st , 2023 and ending December 31st, 2023, whenever B intends to issue a quit notice, he must make sure that the notice to quit ends on the eve of the anniversary of the tenancy, i.e, the 31st day of December 2023. The only way to do that is to ensure that he serves the Notice to Quit on or before 1st July 2023.
      “B” cannot give a six-months’ Notice to Quit to “A” on August 1st, 2023 and ask “A” to quit the apartment by December 31st, 2023. That would not be a six-months’ Notice to Quit. Also, “B” cannot issue “A” a six-months’ Notice to Quit on 1st October, 2023 asking “A” to quit the apartment in March 31st, 2024. This is because, although the notice is a six months’ notice, it would not end on the eve of the anniversary of the tenancy, that is, 31st December, 2023. I am simply trying to say that, if for any reason “B” sometime in September 2023 (or any other date after 1st of July 2023) comes to the conclusion that he wants to quit “A” whose tenancy ought to expire December 31st, 2023, “B” can still issue a Notice to Quit, but that notice to quit will have to end on the eve of the anniversary of the tenancy, that is, 31st December, 2024, not any date before then.
      Does the above mean that “A” would not pay rent for the extra months that he/she would be staying? I wish I knew where Nigerians got this idea from. Please note that you would pay.       @@realestategistwithrozyI don't understand why some Nigerians assume it is their right to stay in someone's property without paying for it for any period of time. This is a poverty mentality as they'll never be comfortable with that when they eventually become Landlords.

    I am having the same issue with my landlord the roof is leaking water I have complained to her about it on 4 different occasions which she called people to fix it but it is still leaking and I said I will not pay nepa bill because of it she sent me a quite notice even when I still have 5 months remaining before my rent expires saying she wants to renovate the house

      She can't kick you out as long as your tenancy has not expired. Tell her you know the law and your lawyer will contact her.
      But start looking for a new place though.

      The majority are self-centered with their religion, forgetting property sees their property as business for regular income, so if he or she keeps giving consideration to 'wicked' tenants, the business will fold up.

      Whether you want to get an apartment or not is not the Landlord's business, make arrangements BEFORE your rent expires to renew or checkout. Your business.

      Let me help you to understand,for example if a tenant paid you for one year rent and if after the 5 months of it and you don't want the tenancy agreement to continue beyond the one year agreement,In the 5th month, you can tell / give the tenant a 6 month notification that you don't want the to stay/continue in the house after the expiration of the 1 year agreement,so after the expiration of the contract agreement,a 7 days notice is enough to force the tenant out of the house.
