In what world does it make sense to give someone just seven days to find new accomodation? Why do people prefer to live and work by man-made cruel regulations?
It depends on the tenancy agreement. Some landlords go for monthly tenancy agreement so they can apply this. thats why it's good to know, understand the terms, and plan ahead bcos the at the end of the day, it's the landlords property and it's the tenant that will be under unnecessary pressure. May we not jam bad landlords, and importantly, may we have the resources to build our own homes or move out when necessary.
In this lagos, especially lekki you can be rendered homeless even if your paying. I was ejected even though i was not owing bcos the landlord refused to collect his rent, i stayed there with my family. He gave me 6 months notice within my rent and when it expired immediately started ejection peoceedings. Pls before you rent any house asks neighbors about the landlord even street people around the area so you avoid bad landlords

Standard tenancy agreement between the Landlord and tenant will stipulate that the tenant will indicate if he/she intends to renew 3 months before the present tenancy expires. If there's no sign of renewal, the Landlord may decide to give him/her 3 months quit notice in advance. Afterwards, 7 days quit notice. The next second all your property dey outside. Exactly! Most times, people approach this issue with emotions, forgetting the owners sees his property as a business. We can't rule out the fact that people could experience financial tough but also to speak with a lawyer to know how best to go about it with your landlord if you don't know what the law say.
Every lawyer i know trashed this law the very moment i bring it up. Dont know if the lawyers are not aware or they just dont want to follow this new law.
Nigerian lawyers are some of the most uneducated lazy people I know. Very few of them take pride in their job. It’s always a joy to find one who honors their law profession.
Truth is 3 months before your tenancy expires your landlord is supposed to ask you if you want to renew. If yes/no you let them know and when your rent expires you pay a new rent.

I am having the same issue with my landlord the roof is leaking water I have complained to her about it on 4 different occasions which she called people to fix it but it is still leaking and I said I will not pay nepa bill because of it she sent me a quite notice even when I still have 5 months remaining before my rent expires saying she wants to renovate the house
She can't kick you out as long as your tenancy has not expired. Tell her you know the law and your lawyer will contact her. But start looking for a new place though.

Hello, madam. I decided to comment on this video because I believe this man is hiding under the name of Christianity to deceive people. I bought a plot from him in 2010 for 500k and paid 300k for survey, but I never got an allocation, nor have I seen my survey document to date. I contacted his company; common sense limited recently, and they told me I was owning them 5million +. Now, while buying the plot, I indicated I was buying for investment and not for development. It was close to 5 years after i paid for the land that they gave me an agreement, which now indicated that I should develop the plots within two years. Plots thay never allocated. I made several attempts through representative to even go to the property, but they were never forthcoming. The only time after several attempt to reach the land, we couldn't gain access to the land due to the bad roads and overgrown forest. They didn't even call me or correspond to me via any other means. Now, the reason why this experience is so painful for me, is that that money was the first savings from my first ever job. So, My advice to prospective buyers- caveat emptor!

Whether you want to get an apartment or not is not the Landlord's business, make arrangements BEFORE your rent expires to renew or checkout. Your business.

Simply put, if “A” is a yearly tenant of “B” with the tenancy commencing from January 1st , 2023 and ending December 31st, 2023, whenever B intends to issue a quit notice, he must make sure that the notice to quit ends on the eve of the anniversary of the tenancy, i.e, the 31st day of December 2023. The only way to do that is to ensure that he serves the Notice to Quit on or before 1st July 2023. “B” cannot give a six-months’ Notice to Quit to “A” on August 1st, 2023 and ask “A” to quit the apartment by December 31st, 2023. That would not be a six-months’ Notice to Quit. Also, “B” cannot issue “A” a six-months’ Notice to Quit on 1st October, 2023 asking “A” to quit the apartment in March 31st, 2024. This is because, although the notice is a six months’ notice, it would not end on the eve of the anniversary of the tenancy, that is, 31st December, 2023. I am simply trying to say that, if for any reason “B” sometime in September 2023 (or any other date after 1st of July 2023) comes to the conclusion that he wants to quit “A” whose tenancy ought to expire December 31st, 2023, “B” can still issue a Notice to Quit, but that notice to quit will have to end on the eve of the anniversary of the tenancy, that is, 31st December, 2024, not any date before then. Does the above mean that “A” would not pay rent for the extra months that he/she would be staying? I wish I knew where Nigerians got this idea from. Please note that you would pay. Let me help you to understand,for example if a tenant paid you for one year rent and if after the 5 months of it and you don't want the tenancy agreement to continue beyond the one year agreement,In the 5th month, you can tell / give the tenant a 6 month notification that you don't want the to stay/continue in the house after the expiration of the 1 year agreement,so after the expiration of the contract agreement,a 7 days notice is enough to force the tenant out of the house.

If your tenancy has expired and you have not paid for a new tenancy why should you get more than 7 days notice? Your non payment is an indication of your willingness to vacate the premises. People want to live in a free house.
Before the new law, most tenants for 6 months without payment, which is not good for the property owner biz but now tenants starts looking for another accommodation before their rent expires.

Rose, trust me, it's the fault of the government, no body can start building on a land without approval by state government as in dis case. State government especially have to be proactive, after all they have monitoring units for buildings. What goes on in state ggovernment Secreteriat is at the heart of dis disheartening experience when demolition of building is concerned. However, this act of demolition doesn't recognize ethnicity. Government re the real problem, if u check the master plan if Abuja, u will agree with me dat it's d same politicians who set up law dat re also responsible for breaking dem. After all they have Master the act of laws re made to be broken, but only by those who crafted them. Most of the new estate u now see around Lagos re not in the master plan, but if u sabi way, u can even build an estate alone express way. Everyone cut corners, but u need d backing of politician, the law in itself is a slave to politicians.
I understand and I agree with your points Mr Jonny. Lagos state government has to do more on their part to prevent such from outset and bring to book any official found helping applicants cut corners. This might be tough bcos it has eaten deep into our various system but of course its achievable. It shouldn't stop us still investors. Realtors, & Developers from discouraging partial process in pursuitof cuttingdowncost. I understand it can be frustrating, but we just need to put the interest of our clients at heart. These are significant investments, and the economy isn't friendly at all too. Do you know some developers get approval for part of the estate & still go ahead to build more or get C of O for part claim the whole is covered by it? Thank you very much for your contribution sir.
